    I can't relate to this at all. First time buyer here, trying to cash flow with the current market prices and interest rates. Hearing how they were scared and stuff. I feel like I'm taking a big risk if I make an investment now

    What’s the best way to find seller financing deals?

      Retiring or burned out landlords. Call for rent signs, send letters to landlords evicting tenants, look for vacant or fixer houses (driving for dollars), send direct mail to non owner occupants. That's a start! Good luck!

    I'm at the other end of this. I'm a landlord selling off the portfolio with SF but don't want to work with investors...I can't get past the thought of other investors not taking care of our collateral bc they're not good landlords.

      Yeah I know what you mean. I'd rather sell to owner occupants as well. The Dodd-Frank regulations made it hard to do a lot of them but 1 to 3 per year are still doable.

      Why don't you just find a good young landlord, I take pride in my properties and the families in them. Screen your landlords. Love from Texas.
