6k inc vat per m2 sounds pretty wild to me. It is beautiful but that's a lot. I think the return on this sort of work no longer adds up for most people.

Great video that has cheered me up. I started a bungalow remodel and extension that got out of hand and has ended up as nearly a rebuild which we have done as highly energy efficient within the original plans. Looking at around £3.5k per sqr mtr for a high finish including 6mtr sliding doors, triple glazed, £10k pivot door, ashp, mvhr etc. don’t think I’ve done badly based on this.
The end result looks amazing. Has to be said. Well done to all on that. The new cost per sqm is frightening though. Something has to give if projects are to remain viable for people of median salaries. Have you noticed an even split for cost increases across material and labour or is one side driving costs more? Wow that’s crazy, looking through the cost breakdown sone bits seem about right while others seem way over the top, eg electrical seems to be over 6k, you’ll get the whole house re wired for this kind of money, I don’t get how a simple extension get to be so expensive for electrical work. Then there’s the roof 12k, wow that’s crazy expensive but then that’s to cope with the glass design I suppose. Your videos are fantastic btw.. it’s an amazing design I think you get what you pay for with the glass work, it’s pretty special.
Well thats an eye opener and a bummer at the same time. We were considering extending 3m out but the house is 9m long so that puts the budget about 35 percent over what we thought would ne acceptable. I think we'll just keep the conservatory 😅
That's a frightening cost, and the external landscape would add to that considerably, but then again, even a basic extension cost these days is frightening. Clients may look at the value that an extension will add to the house and decide its not worth the investment.
Shocking price for all it is, I feel when your dealing with a builder and have no knowledge at all ( or as I call them people that can’t hang a picture ) the prices are higher… I’m currently doing a renovation with extension and I am nowhere near that money at present although the velux vario roof lights I found expensive for all they are.
@ No the people that say my mates da down the pub can do it for a couple of grand ( majority ) are not realistic, I wouldn’t say the prices are for the average person… I would say they are for people that have a few quid and haven’t a clue. They are ripe for the picking unfortunately .
@@rupsurfer This project is in the city of Edinburgh , the overall total included for the structural steel frame supply and install contractors , spec’d by the structural consultants which I don’t think has been explained entirely ( they weren’t the cheapest quotation either !). In addition the Sunflex specialist glazing system supply and install has to be considered . I can assure you that margins on this project were as the norm for the location , design parameters , size , spec and finishes

Do find in remarkable that direct electric heating is still allowed in 2025. Yeah it’s cheap now, but it’s such an arse to retrofit hydronic heating. I’d have gone with a supplemental air-to-air heat pump system.
There’s no way the owner has lifted the value of his house by the cost of that project. The price of an extension is not only being inflated by materials prices but also by the constantly shifting planning and building regulations. This bodes ill for the future of our building industry at a time when government policy is demanding the highest number of new builds in my lifetime. Where are all the builders going to come from and also the miners to pay for it? Banking rules are changing to make mortgage lending more capital intensive and therefore more expensive, particularly for new builds where the loan to value ratio will be highest.

Another thing that drive me mad is people who always want to negotiate price down!!Why when you go to buy bread at Tesco or car and dealership you do not ask for discount??Go to buy Mercedes with low budegt and ask them if they are ok to sell it
Sorry. I could get that built easily for under £30K. I know because Im building this year. Steel, glass and concrete is very reasonable. I have planning permission for 4m x 8m construction. This build is WAY OVERPRICED.

@ possibly yes, but any saving would have to be offset against lost income because it’s a full time job.

It’s hard to say because different materials increase at different rates and some trades rates have a increased at different rates.

Too many people say "they can do it for cheaper". The prices in the video are more realistic, what the average person would pay.

builder had the clients pants down. huge profit margins on that.
I do this kind of work regularly and these prices are a fair reflection of the going rate

If a price is 2k per m2 and it's 2 story say 50m2 will price be based on 50m2 or 100m2
You count both floor, so 100 square meters in this case. Also, it’s been a long time since £2k per square meter was the going rate for extensions.

I feel sure I could build this Extension for less. I have spent over 20 years aiming for cost-effectiveness, in West London.
