One of our neighbors were living in dismal conditions - no lock on their front door, no heat/hot water for over a year, rats, holes in walls, raccoons in the attic, etc. The thing is, they didn't have the funds to rent elsewhere and the landlord knew it. This same man owns over 40 properties across the city, many of which are uninhabited _and_ uninhabitable. He's definitely one of the worst, but we also have a lot of absentee landlords who live hours away and the one time they even saw the property was the day they bought it. I know so many young families desperate to buy homes in the city, but are constantly outbid by landlords and private equity firms. Those greedy pigs are ruining our country.
It's normally those same landlords who forbid doing any work by the renter on the property. I'm all for the equity buyers who do this, to pay x2 property tax on every house.

In the rental properties we owned we had a WA state ferry captain, a guy who his entire rent for the year in 1 lump sum in advance, a middle management Costco employee who kept the house & yard spotless, among others. We had only 1 tenant who was slightly less than ideal, and that was due to mental health issues. My point being that you are maliciously stereotyping a group of people who are actually wildly diverse - just like homeowners are. For the vast majority of our experience with them, our rental neighbors and tenants have been very invested in their homes and neighborhoods, and we're fortunate they give our neighborhoods a try.

You would be mad if you were working 60 + hours a week and couldn't enjoy your home on a rare day off because of the loud, trashy, ghetto renters. I have rented and owned. I kept my home clean and quiet. I fought with landlords to fx their property while I paid my rent on time.
