    Hi, I’m Julian Park, realtor extraordinaire,
    And welcome to Porter Ranch. This city has become incredibly controversial due to all this land in the back. That’s because of two things: the endless Toll Brothers developments and the 2015 gas leaks.
    But who cares, if you can get a house in this zip code, you’ve made it.

    Porter Ranch is huge. It has, depending on how you count it, 10 parks. This one here Limekiln Canyon goes for miles!
    It’s a self-contained community that you never have to leave - shops, churches, parks, schools, two medical offices, a library, fire station, and a country club here - in that sense, this is a well-planned city - one of the most expensive in the valley.
    There’s old Porter Ranch and New Porter Ranch, which is divided by Porter Ranch Drive. Old Porter Ranch is a collection of large estates starting, around 900k.
    There are also smaller gated communities like the Porter Ranch Estatess, which, if you’re lucky, you can find something starting in the 700s.
    There are some townhomes along Tampa, but generally, it’s not what Porter Ranch is known for.
    If you go to New Porter Ranch, which is WEST of Porter Ranch Drive, you’ll find all the beautiful Toll Brothers homes that have been built in the 2000s.
    Prices range from 600,000 all the way up past $2 million. These homes define luxury - you’d be hard-pressed to find something better in the North Valley.
    The schools are of course top-notch here. Porter Ranch is the most prestigious zip code in the North Valley.
    I probably should be picking up some groceries at Whole Foods near here, but when you work hard and are getting hangry, you have to act quickly.
    It’s better to PLAN your dinner here, maybe at Lure Fish House, Gus’ BBQ, a Nordstrom Rack, and much more.
    The Vineyards were only recently developed. This community is still being built. Complete with a hotel, movie theater, and a state-of-the-art Whole Foods, Porter Ranch is pushing to become the North Valley’s shopping destination.
    Right across Porter Ranch Drive is the old shopping center: Porter Ranch Town Center.
    That has more shopping: Wal-Mart, Best Buy, Ralphs, and Starbucks. Mediterranean Bistro is currently this city’s most-rated restaurant.
    For a very long time, TGIF was the only place to go out for a drink.
    You’re tucked away in a private enclave in the corner of the Valley. Check out these views. The houses here are amazing. Unlike homes along Ventura Boulevard, a lot of the homeowners here are new money - that is they’ve bought these houses as opposed to inheriting them.
    If you can move to Porter Ranch, it’s still the most affordable luxury neighborhood in the entire San Fernando Valley.

    Crazy WIND during the fall and winter; but only for 5 - 6 months. Then hot and smoggy; and no wind.
