  • Robert Kiyosaki is arguably the most influential author in the finance, real estate, and investing space. His book, Rich Dad Poor Dad, has sold over thirty million copies and has been translated into forty different languages across forty different countries. Since its inception in 2002, Rich Dad Poor Dad has become almost every investor’s favorite book, prompting them to get out of the rat race, pursue financial independence, and teach them everything Robert’s “Rich Dad” taught him.

      Ramsey is a great source of motivation and potential of recovery. However, once you get to that point it's kinda boring. Hes a huge real estate guy himself

      Ramsey is for people who have no self-control whatsoever, and therefore will never achieve any financial wealth/freedom. My mistake was listening to Ramsey when I am already very self-controlled. Staying debt free has gotten me nowhere.

    This was an interesting listen and I enjoyed hearing Mr. Kiyasaki‘s opinions but I have to call out bigger pockets this was a really click baity title. Robert never said it’s time to sell. He was relaying a story back before the market crash of 2007 how his friend observed a situation that told him it was time to sell.

      It is time to sell. I actually just saw the house next door decrease in value in a desirable neighborhood. If we're not at the peak of the market we're close. If you had paid attention to the big picture of the talk, you would have picked that up.
      The problem is that when you sell you need to have a good place to park your money or preferably put immediately into a new (RE) investment. If you don't have that, then don't sell. It's always a good time to sell if you have a better place to put your money.

    I’m 45 and read Robert’s books when it first came out. It took a couple decades of life experiences for me to finally jump into real estate, that I finally understood him. For those youngsters discovering Robert K…run with it. Don’t make my mistake. #freedom

      There is no bad time to get into RE if you understand the fundamentals and how to spot the deals. Right now the people running away and making big people who knows how to leverage debt and have good income.

      I was 19, a junior in college studying accounting when I read RDPD. It was life changing. It made me unlearn some of the things I learned about money. I was the first person in my family to buy a house at 20 years old. I became financially independent and “retired” from my corporate job in my 30s because of my real estate portfolio. My family and I came to the US as refugees. It’s not about where you came from, it’s about what you’re willing to do to get where you want to go. Believe you can!

      I've just finished university and feel so grateful to have read rich dad poor dad as the first book after my studies. I certainly don't regret the journey of self discovery I encountered through studying though - maybe just the debt ;)

    This was my favorite podcast so far. I really enjoyed your 2 part millionaire path podcasts as well. I definitely followed many of these principles by accident however learning the depth of impact using a business to buy real-estate as a real path to wealth hit huge with me. I love the story of McDonald's, I love real-estate. I used the success of our TH-cam channel to do just this, we invested into about 30 diversified properties including Vacation rentals, single family's long term, commercial, and even warehouse buildings. This podcast has changed my education in a very strong fashion, thank you. Also, I'm a big fan of Martial arts and love the analogies you continue to paint the picture with. Congratulations on the success of your channel 👏

    A little disappointing Brandon, this was entitled "RDPD Predicts Crash" , well I never heard him say we have a crashing coming, nor really what to do about it, besides invest in Gold & RE. I agree with the person below, it would be a great video to see Robert K vs. Dave Ramsey! Do it!!

      He did mention that he felt we are at (or just past) the peak with the story around the older couples celebrating and everyone at their happiest as the top of the market. Believe he called it the prom night indicator.

      Did you guys miss the point where he talks about debt to GDP ratio being at 130% which could be an indication of a tipping point. Normal debt to GDP ratio is 90%.

      Military isn't service. It's a job that they get paid for just like any other job. The difference is they might die, which means people who do it are extra dumb.

The fact that they might die and are willing to risk they're lives in the course of that job is part of the act of service. People could choose to not be teachers, military, firefighters, social workers, etc. but they generally choose them specifically so they can be of service.

    Wow, I read several of his books back in the early 2000's and well before i decided to pick a college. Little did I know when I was exiting the military, he set me on a path that has led me to where I am today. Not a millionaire, but understanding Capitalism. In College my capstone class was a book by George Riesman called "CAPITALISM" and suggested read to all. Love this man and praise him for his life on earth!

    When I was 18, a 30-yr old guy preached to me about how some book called “Rich Dad, Poor Dad” had changed his life and I didn’t listen because…I was 18. 15 yrs later I read the book and kicked myself because I could have known that info all along 🤦‍♂️

    Is the housing market going to crash nominally or in real terms(adjusted for inflation)? The price may stay the same but the purchasing power might be eroded.

    I think the psychology of money is important. If you have an unhealthy relationship with money it can end in disaster. I have a lot of fears and I am working on it. I am worth more today then say three years ago. I want to buy real estate for STR or rentals. Fears keep me where I am at. I don't owe anything on my home and would love to do a cash out refinance. I just bought your book and will listen to it. I thought I wanted to flip houses but so complicated and time consuming. I don't have enough money to do it. I did a course on flipping this summer and went to a seminar. The housing market scared me on how ridiculously the prices and competition got. So I stopped looking. I did make a lot of money in the stock market.

      I’m in the same boat. I’m sitting on a good lump sum of cash and planning on using it to buy an STR and hire a property manager, but I’m nervous and constantly thinking about the what if’s. What if I don’t hire the right PM and it doesn’t perform well and I end up having to sell it at a loss, what if there’s another pandemic and air travel is suspended. How will i find a lender that will count Airbnb income when underwriting the mortgage. What if a guest damages the place and I have to spend a fuck ton on repairs. Just so many things that could go wrong but I do think its worth the risk if you do the proper research and hire the right team. Best of luck, anyone who has the balls to take these risks will face fear and self doubt, but you just have to push past that shit and trust that you’ll figure it out.

      @@williamsilbernagel1586 What I realized is the price of RE is like an elevator on its way up. You and your cash are on ground floor. While you are waiting scared, that elevator is climbing higher. You are going to have to jump with that cash to the 2nd, 3rd floor and it WILL NOT be able to buy as much. Study Macroeconomics, study one areas RE and jump!

      Kiyosaki stated in other interviews (with Patrick Bet David if I remember correctly) that he predicted a crash in 2016 but multiple rounds of quantitative easing and right now the stimulus prevented a crash from happening the last 5 years. Crashes always come eventially but no administration wants a crash on their watch so the government borrows more money.

      Emotionally I agree but I think our controllers really know that there will be blood in the streets if they do this. Milton Friedman had a good solution for cutting public spending through a negative income tax.

    40:17 hunter is not correct with the statement of debit stays same. Your purchasing power goes down (the more they print) so that 2-3% interest compounding in the future definitely is worth considering. You can pay things off at shorter term rate 1-2 years its more profits sooner. Or you can just invest in BTC or many other currency like Hex.

    Did he speak of an impending RE crash?
    I missed that. All I heard was a pitch for ever higher prices & inflation.
    Doesn't inflation cause a raise in mortgage interest rates? (MBS purchases by the Fed notwithstanding). Raising mortgage rates, even with inflation, would likely cause a drop in pricing as demand disappears and supply compounds.
    Extremely high inflation may keep home prices nominally high even if devalued in real terms- but we are nowhere there yet.
    High inflation (of the kind not caused by productive economic growth) also has a negative impact on the very workers which will go on to rent properties, and a *possible* negative impact on rent over time (a lot of factors to consider, and all RE markets are local).

      Right! The title is deceiving and that annoys me. I was wondering if I was the only one who didn't hear anything about a crash. I like you're point about pricing, but still not connecting the dots to how this conversation implies a crash. I must be slow and missing it 🤣

      29:54 Also, What people misunderstand is that it’s not a rise is anything. It’s a loss of the purchasing power in a currency. A crash will happen but most won’t notice until it’s too late.

      @@TechOutAdam It could be, though let's not forget 08. The same thing was said over and over- claims of high to hyper inflation, prices going up, purchasing power plummeting... Then the crash, where cash once again became kind. Could this time be different? Perhaps... Though Japan has tried everything the Fed's trying and has not managed sustained inflation.

    The only thing I didn't go with Robert is that I did stocks instead of RE and I did very well. Because RE isn't for everybody, if you bought at the wrong time and place there are serious consequences unlike stocks you can pull and run. You have to choose what you know best.

    We only borrow for assets under C corp or LLCs not personally. personally, i choose to remain debit-free Corp can take right offs i cannot.

      There’s a fair bit of confusion about his service.
      By his own admission, he claims to have stopped fighting (in defiance of orders) and nearly committed a war crime by killing a child he discovered in his helicopter. He also called himself a fighter pilot…which is a very specific term which does not apply to helicopters. Of note, he has no records of an aviator’s badge or flight training in his military records.
      Evidence certainly exist to support his claims of deployment to Vietnam and service as a helicopter pilot…but theres’s inarguably a lot of fictionalized, self-aggrandizing bullshit that complicates his status as a tough, good model for masculinity or business.

    In BP, they often claim that they "pay no taxes". Specifically, in this episode, Brandon claimed that he paid less taxes than his intern. Are they referring only to income tax here? Because from my limited understanding, there's not really a good way to avoid paying property tax.
    I would think that the property tax on any of their large multifamily properties is more than the intern makes the entire year.

      When they say they “pay no taxes” they are not talking about property tax, they are talking about income tax.
      Property tax is one of their business expenses, and it is figured into the businesses numbers. It is not Brandon’s personal tax liability.

      Property taxes are built into the rent along with all the other expenses a house has such as vacancy, repairs, capital expenditures, management, etc.

      Helocs have higher interest rates than a simple fixed VA loan. (VAs are the best loans, if you can get a couple).

    listening to this podcast painting my 3rd rental property at 9:30pm.
    I turned on the lights, gas. and guess what im sleeping in it too.
    cost me 20k down payment. its a old house that i plan to cash flow $500 monthly.
    i anticipate it will appraise 70k higher than purchase price in 6 months. i essentially will have a free property in 6 months when i cash out my initial investment of 20k down payment plus 15k repair cost.
    God is Good.
