Thanks JR! The $550K home had central air but was definitely dated like you mentioned. This one fully renovated would appraise for around $650K+ base on others I've seen recently sell. I had a buyer client submit an offer on this one and unfortunatley we didn't get it but there was multiple offers on it. Market has been shifting for awhile now but has been interesting as low inventory in most areas across the US has been keeping pricing steady.
@@RichPrice_livebyochousing is artificially overpriced right now I know a lot about Ocean City Ocean Pines Delaware and the Maryland markets. I know on Kent Island in 2020 you could buy a over 4,000 square foot 4 bedroom 2.5 bathroom water views from every room except large dining room incredible home with 2 story foyer dual zone geothermal 2 car garage .8 of an acre direct waterfront beautiful uninstructed view of Prospect Bay near Kent Narrows 2 boat lifts for custom built new in 1993 for 725k

No, these were homes listed with another brokerage and the video tour shots were for a buyer client of mine at that time looking in this price range about 7 month ago in Ocean Pines. A little different market than in town Ocean City. Prices are not declining at this time in OC but number of sales have definitely decreased. That low inventory is still holding values steady. Although coming into November and the holidays is a good time to buy as less buyer activity and sellers may be more open to be flexible with price or offer money concessions towards a interest buy down for the buyer to help make a deal.

Doesn't have central HVAC for 550k seems like needs a lot of updates sorry these prices are both way too high the market is changing Nationwide

#2 also looks overpriced, prices in ocean city are declining- Are these listed with you or someone else.. ? What are the property taxes?
