Beautiful home. On the other hand when building modern homes for long term holder does considerations taken as it relates to persons getting older/ disabled and will be unable to climb stairs instead of retrofitting to accommodate such persons. I think we should take this into consideration when building 2 or 3 story homes if a room is not on the ground floor. But the concept is really nice.
Really nice. Was confused at first with the closed off entry way at the beginning. But then I realized the house is on a slope and the entry was basically the basement/garage.
I love the skylights on this one. I dont fancy the tiles in the master bathroom. The roof terrace is awesome...my anxiety went through the roof when you started climbing. You went hard on this one PJ. Love it!!!
Gosh, I would love to be able to build a three bedroom house with three and a half baths....double doors to all bedrooms, XL closets and spacious lux bathrooms....no squeeze up squeeze up....should have mentioned high ceilings throughout....and a cute laundry room with a sink.

The rails should be higher on the 2nd floor. Someone can fall over when they look down. It should built in mind for 6ft person at height above their waist.

Vinyl windows are still pretty new to Jamaica construction...... when you guys install them directly into the concrete... won't they be extremely difficult to replace in the future .. correct me if I'm wrong.... ..vinyl do get dry rotted and warped after a while... especially in the extreme heat in Jamaica..... I know this because I do lots of replacement windows.. ... other than that... nice work ... that skylight is pretty cool 👌👌👌
Hey pj the garage need to be seal off from the living area. Carbon monoxide emissions will kill you. This would not pass inspection in Canada. I'm seeing the building code is not changing with modern building in jamaica. You ask ,this is my too senses.

A house that size as well location (land and final build) would cost you roughly USD $370,00 to 500,000 depending on the quality of the finishing. The biggest variable being the land price. Note that the pool as well as the roof can run USD $25,000 to $40,000 respectively (again depending on the materials used). For privacy purposes he will not say. However, I know personally one of the build featured on his channel to date has cost about USD $600,000...and it no done...will probably be USD $700,000 when it’s all said and done.
Wow the tiles on the wall beautiful I tell you I'm on my way to build my family soon and am struggling to diside what tiles to put on the floor especially in the kitchen and bathroom so when I see these tiles I start thinking that I could find out what the name of these tiles and the price
Look good, design very nice and gives a airy feel to the interior 🙂 like the use of natural light in the stair well ! On a whole nice project 👍 just one question ? Do you not use any plaster board for ceilings and interior distribution : seperation walls for bedrooms ect... and wouldn't this bring down material costs and labour as it is much quicker to put up !
Yes also love the shower wall tiles, 🙌 would have used larger floor tiles in the shower tray, less joint for longterm discoloration, ! But it work still. 🙂👍
There are few things in this design that would not work for me. The bathrooms in the regular rooms are small for such a massive home. Placing the toilet right next to the sink makes the bathroom looks too compact. Also there are no vanity counter spaces in the regular bathrooms for such a massive house. The closet spaces in the standard rooms are way too small. Are there linen closets?

Tell me, for your dream home investment, did you use a Jamaican architect to guide your vision for your home design & to help you to supervise your construction ( mitigate defects, ensure installations are done to design specs, prevent rework etc)... how did you reach one?

If you are uncertain about the design process please reach out to the Jamaican Institute of Architects ( Jamaica has over 200 architects, the ARB registers them) & the insitutute is integrated with the Caribbean School of Architecture, UTech where you know that drawing a plan is not equal to designing for a client, ( the public misunderstands more time & it is just the caring thing to do to correct your community & arm them with information, then let them decide). It's ok to just be accurate about your scope & your area of work without leaving people who do not know the difference in the dark. I see that your community appreciates your engagement. #EmpowerJamaicans

Concrete roof makes the house hotter at night if the roof is not properly insulated. The concrete absorb the heat during the day and release all that pent up heat at night.
@@PJEbanks I can't believe people still think that way about roof blowing away 😳. Tell them to check out homes in the southern areas of the United States which experience far more hurricanes than Jamaica. They just need to be educated about construction methods available today.
I would much rather see a smaller home with better finishes. This house is huge, but that's about it. I think the architect could have done a much better job with the design, but he is young and will improve over time. The house looks "boxy" because there are no soft lines or curvature. Everything is designed with rigid straight lines, which are not easy on the eyes. Hopefully, PJ does not think am hating on his work because I know he is very talented. Over time, I hope home folks can be guided into building quality homes and not just monstrosities for public adulation.

This is a nice house but very dangerous and scary.. the balcony and step to the roof need proper safety measures.. watching this one makes me nervous..

Some put a elevator in it. The one im living in now the old owners put one in for their parents with wheelchair

I'm sorry for the confusion, you are indeed correct though it's a split level house, the garage and foyer is on the basement level.

I am somewhat concerned about the tiled steps. Wouldn’t that be slippery. Also the opening around the steps will there be a railing???

Why use concrete roofing....? Does the concrete roofing make inside of the house cooler... or hotter?

It makes the house hotter, it was designed with a roof but the owner changed it due to fear of hurricane blowing off the roof.

They used PVC pipes and poured them with concrete. I'm not sure of the size of the pool, I didn't designed it.
