For landed houses, you can make alterations to the exterior or tear down the entire house to reconstruct it, repaint and change the colour. For cluster house, you can’t. Can’t even repaint the exterior to your choice of colour.
There's also a significant distinction between strata-landed housing in a condo and in a cluster development. Foreigners can buy the former without further approval but need to apply to SLA for the latter. Unlike what they claimed in the video, Alana is the latter and not the former.

Do you mean to say all those residents in Sunrise Estate are staying in shitty location?? Some like the quietness and peace of the place, away from the busy Singapore city, and some grew up in that area and has fond memories of it. Please use abit of your EQ before posting such comments🙂
Since the presenters are foreigners, it will be good for them to know more about local land ownership before doing this review of property segment. Most buyers won’t pay tons of money for leasehold buildings on freehold lands. For this kind of price, one can buy a “true” and freehold house in the same area any time any day with spare cash to buy a brand new mercedes and another BMW with money left over for a nice meal.

I agree completely. I've commented several times that Stacked misreports their facts. In this case, they were wrong to claim that foreigners can buy cluster or strata landed. In fact, foreigners can only buy strata landed in a condo development without issue, and if in strata landed development like this, they need to apply to SLA LDAU for pre-approval. At best they were unclear, at worst they were very sloppy. Worse of all it took just 1 minute to verify. www.sla.gov.sg/property-boundary-n-ownership/foreign-ownership-of-property
@@blankblacker zero redevelopment capital gains upside unless URA revises masterplan to allow low-rise apartments. In fact, if you wanted to redevelop existing cluster housing sites you would lose space/units due to current URA conditions for reduced site coverage. Also, in some cases like Alana, the FH title belongs to developer, who is only selling a 103 yr lease from their own FH lease so you don't even have to dream of en-bloc anyway (the same situation occurs for some condos). In the meantime, you also have limited rights to renovate (vs. true landed) and much of your floorspace is in reality either parking space or staircase. If you do an actual count usable psf to usable psf, you're better off buying an older but spacious condo.
