  • In this video I discuss why some of the foreigners and people who have lived in Thailand long term are starting to consider other countries or move back to their countries as a result of recent progressions to rules and regulations in Thailand.     24 years and I am now looking at where next. Vietnam is looking better for me business, visa, tax and future wise. Thailand was wonderful, but it has lost it's shine...time to go.

      @@Jarod_Abroad So do I, and have several businesses and properties, but there are just better options beyond Thailand. I will always keep a house there, but I am mobile enough to take advantage of other options. Best regards.

      Don’t get me wrong, there are ways around it. However recently I have seen allot of people consider other countries as options and people who have been here for a long time already decide it might be time for a change of scenery. I will always love Thailand though

    US citizen here, who visits Thailand for 2 months at a time (maximum stay using the Visa On Arrival option, the extends for 30 days = 60 days, total). Thailand is making it easier for Russians to stay longer- I believe they can stay up to 90 days with a Visa exemption, so the result is an explosion of Russian tourists. The numbers are staggering.....about 435,000 in 2022, then 1.5M in 2023 and even more expected in 2024. From a casual perspective, Thailand has become "Russian dense" in tourist areas, especially. My guess is that the pro-Russian Visa policy combined with immense pressure for Russians to leave their country has resulted in significant issues in Thailand not fully realized by the government, e.g., higher prices, transportation/traffic issues, etc. The "Russia Factor" is certainly one aspect of the problem that is motivating international tourists to choose other destinations, IMO.

      I think the whole Russian visa thing is financially motivated and they realise that there is a large population of Russian people who do not agree with or don’t want to participate in the war for a variety of reasons. Now although this does only apply for the tourist visa, personally I wish they would make it a bit easier for people of all nationalities to do things like start a business here etc. with all that being said I love Thailand and it will always be one of my favourite countries! 😁🙏🏻

      @@Jarod_Abroad Agreed- seems like Thailand (and other SE Asian countries) would benefit a great deal by providing longer visa stays, since so much of their economy depends on tourism. Maybe I'm missing something? But I agree, Thailand is wonderful.....even with the crazy traffic, etc., it's still a favorite.

    Yes I am not living in thailand anymore, been here and have a thai wife for 20 years but the visa situation is driving me out..

    The visa reasons is why I chose the Philippines plus the English even if Philippines is a bit more expensive than Thailand. I could stay in the Philippines for 3 years without leaving on a tourist visa and just extend. Also Philippines welcomes us foreigners and make it easy for us to stay, Thailand is give us your money and leave we are not welcomed but tolorated.

    After 30 years of trying to live in Thailand (i speak Thai) I found Cambodia very friendly and convinient.

      @@Jarod_Abroad Siem reap is cheap and friendly.Ideal size. I took a bus from Kao San rd. 8 hour pleasent ride.No problem at border. Cambodians very friendly.

    EVERYONE isn't leaving! People have always visited and later left for many reasons. The new tax proposal is focused on foreign-earned income brought into Thailand, NOT income earned in the country. All money earned in Thailand has always been taxable. Not everyone pays taxes. It is sad that Thailand doesn't offer ways for people under 50 to stay legally in the country. No one knows the future, so don't bury your head in the sand hoping things won't change. Do your research, stay informed and plan accordingly.

      Its just a discussion on the direction of life as an expat in Thailand and what will happen in the future. But yes there will always be new tourists and expats. Starting this discussion is part of me doing research. However I will add that Thailand is still one of my favourite countries 🙏🏻

    You make it sound like it’s a catch all. Foreign sourced income brought into Thailand was always subject to tax if brought into the country in the same year. But in the case for many, if not most foreign nationals, Thailand has dual tax agreements with around 60 countries, the provisions of which will often preclude Thai authorities ability to collect tax on income if it has already been taxed in the country of origin.

      @@Jarod_Abroad Thailand has dual tax AGREEMENTS with a number of countries that affect the nationals of THOSE countries. If you want advice for a specific fact based situation...seek it out and pay for it.

      exactly ... as a local thai, foreigner can leave thailand for whatever reasons which is very much understanble ... but not when they mentioned about taxation ... that simply gave me chuckles. Thailand started having the first DTA (double tax agreement) with Sweden in 1963 and over decadess, that's expanded to over 60 countries now ...

    Hi Jarod and this is my 1st time watching your clip. I am also an expat living here for 8 years or more and I can empathy with your view. And if you love Thailand as much as mentioned, option you have is to move to maybe Cambodia which is very relax in entry and costs just for experience or tax reason and wait out for the tax rules to be more precise/clear. I am staying put because I am on retirement Visa and is still not as clear pertaining to taxation. Hope this can help.     I've been curious about the world situation right now where would you like to live in SEA if another great W happened or suddenly another pandemic? Having seen the issue comparing this and that where is better place to live short or long period of time, as a Thai I'd would like to know. Peace.

      So far Thailand is still once of the best countries to live in in my opinion, I love it here I just wish they would make things a bit less complicated for foreigners such as setting up a business etc. my next favourite country so far is South Korea. But with regards to your question I am not really sure where the safest place would be in the scenario of another pandemic or something of that nature. The thing about Thailand is it’s very crowded and there are many big densely populated cities here, as like many countries in SEA. I think 3 factors in that scenario would be quite important:
      1.self sustainability.
      2. Geographic location (And political relations)
      3. The amount of people.

    The border run limitations apply only to visitors who have not obtained a visa before hand and are entering the border by land. Those who arrive at the airport without a prior visa will still be able to get the 30 day stamp up to 6 times per calendar year

    NOT EVERYONE. It’s not true. Don’t create hype just for content. Things change, People change. As time goes by, Thailand may not be suitable to some people, but it’s vice-versa too, some people become not suitable to Thailand.

      I would recommend either starting your own company or working online. I work online because I travel quite frequently, but if you plan on only being in Thailand I would still recommend it so that you can still travel within the country because there are probably a few different places that you would like to go to in Thailand and being able to work online will just give you the advantage of staying mobil. Hope this helps!

    Pattaya still pretty crowded. Condo rental prices high and hard to find a nice 2 bedroom condo below 20,000 baht in pattaya city😢

    It's the same old story, rinse and repeat. I did 8 years and will never go back. ALL of my circle of closest expat friends have left Thailand -- every last one of them; from the UK, Australia, U.S., EU, Canada, and South Africa. They* are not going to incentivize it for you, ever. They don't want you there. (Don't you feel it yet?) I spoke fluent Thai. Nearly all in my group of friends were married. None were sexpats. We all had work permits or were retired in one case. All paid Thai taxes correctly. It doesn't matter. They want your money, but not YOU.
    *Thailand is run by the ethnic Chinese minority, mostly from Teow-chu families who make up around 12% of the population. (They speak teow-chu Chinese dialect at home and Thai only in public and around Thais.) These Chinese minority families own and control 88% of the land, capital, and assets in Thailand. All of the prime ministers for the past 50 years came from these families, as do most of the top army generals, and major crown company CEO's. They operate as an in-class or clique and do not want you around.
    In Latin America there are several countries in which we, as an expat, have RECIPROCAL property rights. We can own land and a house in our own name. A permanent residency visa is quick and straightforward. There is a real welcome. My expat friend Nomad Elite, who also left Asia permanently for the same reasons you have delineated, set up his company there several years ago and does some excellent comparison videos. Highly recommended, especially, are his videos on Vietnam, Thailand, and Malaysia.

      It’s funny that you say that because I actually know one of those families personally 😅. Right now I am in Vietnam but my video’s moving forward will be less about political and socially based topics and more about actually showcasing what life is like here and more travel oriented. I am however extremely interested in what is happening in Thailand because it’s a place that is quite close to my heart 🙏🏻

    Go to Cambodia. So simple to get 1 year visa. One and done. It’s also a beautiful, friendly, inexpensive alternative with its own rich culture and history. Siem Reap is amazing !

      Shianoukville is ruined. Lots of waste management problems nationality higher crime in Cambodia.

    I think the main reasons are the earning and the permanent living visa. Jobs are hard to find. Long term visa is not easy to acquire.

      There are ways to do it but it’s a bit of a hassle unless you are willing to line some pockets. Personally I wish it was easier to set up a company here, but I’m certain that it is still easier than in some other countries 😁

    I fully understand you. I decided last year spring for Elite Visa 5 years; in Q3 i extended it as the programm changed and to secure the conditions. Having done it, four weeks later the new tax regulations were announce. I regret to a certain degree the decision for the Elite Visa. Now i might only stay 179 days during a year. It will be burden on my relationship.

      @@Jarod_Abroad Because if you stay 180 days and longer during a year (days in sum) you will become a tax resident. Then you have to file a tax declaration. If you stay less you can bring your income into Thailand without being taxed. So one strategy could be stay less than 180 days and bring in as much money as you can and then you can longer in the following years. Because then you do not bring in money. At the end we have to wait how all is applied.

    Thailand has double tax treaties with many countries.
    If you pay taxes in one country you don't pay them in another.

    If you love Thailand that much, pay taxes and stay. Does it not work like this…if you are from the UK for example and work overseas and stay out of the UK for 270 days / 9 months, you can be tax domicile?
    Does this not apply to most nationalities?

      Of course, and there are plenty of things they have in place that I strongly agree with but when it comes to things such as setting up a company it is a bit more complicated because you are expected to make quite allot of compromises that I don’t fully agree with. It is still an amazing place though so they are compromises that allot of people are willing to make😁🙏🏻

      I am not sure about how it will work, but I believe that they have agreements with other countries, from my knowledge you are supposed to pay taxes after you have been in a country for more than 6 months and I am not sure, you might have to declare it yourself. The new legislation is a bit unclear but it is said that any money earned from within Thailand will be taxed. To be honest I don’t understand it either haha

      Second: yours (and others) actions should not be made on unclear information. Otherwise it will be much more costly - you will pay with your life (moving out, doing what you don't want to). So better use your money to obtain that information and maybe make a video about it?

    I met a man like you in a restaurant in Chiang Mai. He told me about his visas questions ...my final advice was : "if you want to stay in South East Asia the best you can do is you stay in Thailand, Laos, Cambodia, Vietnam,Indonesia,... two times two month a year...then you are only in a permanent holiday maker status"......If you are a REAL digitad monad, it will not be a problem.....if you are a young man wishing long term stay, it will be one for sure. I dismissed the other options easily.

    In 2016, tourism accounted for 17.1% of Thailand's GDP. The global average GDP contribution is 9%. The average tourist stay for less than 10 days in the kingdom, and they spend much more pr. day than the average expat and nomad. High spending, short time tourists is what they want. You have to realize that Thailand is pay to play in your age bracket. If you want to stay and not be harassed by immigration, you need to get the Thailand Privilege Visa(formally called Elite Visa) It will set you back 5000 USD/year. A education visa is another option, but it might be harder to purchase Thai Privilege/Elite after a education visa stay.

      Cambodia could function as a cheap alternative home base in SEA. The visa situation is much more relaxed than in Thailand, and fixers can get you a long term business visa. I think this is becoming more and more popular. From my understanding, it is possible to stay up to 6 months of every calendar year on tourist visas or visa exemption stamps in Thailand. So you could cross two times into Thailand by land yearly, and with the new airport in Siem Reap, flights will probably drop in price. Making transportation costs very low.

      Elite Visa is one of the worst financial moves possible. Also, tourism data only counts actual tourism but does not count the money spent by expats and those who send month to their girls. Count that and we are talking 30% of GDP.

    Taxation: The US Tax Code gives a 100% exemption for taxes paid to foreign countries. Thai taxation would make a difference for US taxpayers whose incomes are so low that they pay no US income tax, but that's it.

      @@Jarod_Abroad Personally i dont think it's changed as much as it's enforced. Probably the biggest changes were years ago with the ED visa cause everyone was abusing it (me included). Right now i think the biggest abuse is with Business Visas. What people are doing are setting up a biz online then having a company in Thailand to get them a biz visa. A lot of youtubers are doing this scam right now. If you dont know a company here who will do it you can set one up for around 200,000 baht. which would get you a visa and work permit. But that's not really a change it's been going on for ages just more people are using it. Honestly I think the biggest changes are the costs, it's a lot more expensive for visas now than was before. But you know what mate? Dont think anywhere else is easier long term it ain't, Thailand is the easiest place to live in Asia on a budget, Singapore if you have money. People always say they are moving to cambo they are done with Thailand, most those people are brokies who have failed in Thailand. Honestly my advice to you is only spend 6 months of the year in Thailand go to vietnam,cambo for the rest stay in your room till you're making enough money to come back to Thailand permanently.

    About the tax, main target are NEW retirees and traders/investors. Just keep your money in the Bank somewhere outside of Thailand and only take what you need.

    You may need to spent more time reviewing the new tax regulations. If I remember correctly, you don’t have to pay double if your income has already been taxed in the origin country! It can be credited for deduction in Thailand tax.

    Paying to the country where you stay long term seems fair to me, because you also use the infrastructure just like locals.

    I got an elite visa and I am considering leaving in a few years time. This time they are closing the “loophole” for remitting foreign income targeted for rich Thais (they claimed but why are we counted as tax residents while they didn’t forget to carve out LTR visas?!). Afraid that in a few years time, they may close another “loophole” and global tax all of us. 😅

      This is always the case, they change their laws every 6 months, I understand that they are dealing with an extraordinary amount of foreign nationals trying to live in Thailand and they need to take necessary precautions but it does make it very complicated if you happen to be one of those foreign nationals haha

    Hi Jarod. I have holidays in Thailand every six months (at most 30 days or 45 days on special year with visas exempt) since many decades (except two years 2019-2020) and I follow news about such subjects. My main comment is , please read carefully : "the tax law enforcement might not be applied to you (and others) if you declare taxes of your incomes in your home country which has a tax agreement with Thailand". In fact, you have that information in youtube Integrity Legal Thailand videos. One point I remind is : "are you (yes/no) a tax payer in Thailand ?". Clearly related to "do you have a clear worker status ?". The best you can do is contact a lawyer in Thailand to set your status. I know the "digital nomad job" is clearly a problem because if you get money on a thai bank...you cannot be differentiated from money launderer and no proof it is a retirement pension.

    Perhaps the new government is tired of seeing so many Farangs in khao san Road, or on Koh Pang An.
    A while ago the way round immigration rules was to get a Buddhist study visa, which was extendable forever, but that requires you to live in a Temple, meditate day after day, and live a good life by buddhist standards.

      Debauchery is universally frowned upon and I think the whole Khao san road/ Koh Pangan subculture is only there because they have created an environment that caters for it.. It’s not to say that all foreigners indulge in that sort of behaviour.

      @@Jarod_Abroad Hi Jarod, the Buddhist visa has terms and conditions attached to it.
      You will need to get a letter from a Buddhist Monk or Abbot saying that you wish to study Meditation, and you present this with your visa application.
      You will be required to move into a Temple, where you will be fed and housed for free, but a gift makes your intention more clear.
      Much of your time will be spent learning and practising meditation, which is a very useful skill to have in your toolbox with the World in such a mess, and you will be allowed to travel snd sightsee.
      Visas are still only issued for 6 months, but can be renewed in Georgetown Penang, Malaysia at the Thai Consulate.
      Having your letter explaining your desire to practice Buddhism in a Temple should at least give you time to see whether you like it, or find another place to live.
      Penang is very multicultural, with excellent street food stalls and cheap but quality accommodation in backpacker dormitories.
      I loved my time in Thailand so much, but I loved Penang just as much for different reasons.
      It has Chinese, Indian, Malay and British background, with the town ordered into residential areas and temples etc according to race.
      You may be able to get work for a tourist organisation, but will need to brush up on your native language first.
      I'm in Australia, and every time I go anywhere, I stop off in Bangkok or Singapore as it is a short quick flight to Penang.
      You can get there in Thailand by using the southbound train and getting off at the first stop across the border in Malaysia, which is called domething like Butterfield.
      Good luck, be careful of marriage for benefits as the bride's family will all have a claim to any money you ever own.
      Other places I have visited a lot are Copenhagen and Amsterdam, which are both a joy because of the people.

      @@Jarod_Abroad Let's not confuse Koh Phangan with Hat Rin (the beach were the full moon parties happen every month). Koh Phangan is a fantastic island, with stuning beaches. There are many Thais from Bangkok who own big houses there. The island has excellent infrastructure, one of the best islands in Thailand in my opinion.

    First off... You need to get your facts straight about taxation. They are the same as any other country where if you earn money there you pay tax!!!
    If you have money from abroad and it's taxed abroad and if they have a reciprocal tax agreement with that country like USA for instance, then you will not get taxed.
    The rate foreigners will pay is usually a lot higher than what the thais will pay. Could be as high as 40% whereas thais pay 10%
    To make sure of any details see a specialist who actually deals with Thai taxes! Don't just go by TH-cam Videos!!!
    Also in Thailand to actually do TH-cam as a Business you will need either a WORK PERMIT and/or a WORK VISA BY LAW!

    Thai Government doesn't understand that if someone living in Thailand spends annually the same money like 50 Tourists.

      Thats not necessarily the case for some expats it might be more and for some it might be less, but my question is why would they not incentivise foreigners opening businesses here which are supposed to promote the economy and provide more work for local people… I still love Thailand though 🙏🏻🇹🇭

      Have you looked into the smart visa? I'm looking to resolve the visa issue you described through attaining this visa. It's the cheapest option you can get, if you're willing to start a business...

      I don´t think so, a Pensioner from USA or Europe ? many just have a littel SS pension on 1000-2000$ a month, many don´t have enough to get an Retierment visa (need 65000 Bath a Month) So how can that be more than 50 Tourist ? High Spender Tourist spend many hundreds $ or more a Day. (from S Korea,Japan,UAE,Ect)

      Perhaps you misunderstood, it’s not that everyone is leaving, but more so why the people that do leave, leave? To be honest with the amount of tourists coming there every year and the amount of people that stay there on tourist visas it would seem like an insignificant amount of people, but it’s more aimed at people who have already been there for a (while 4 years +) and why they decide to leave and about the compromises you are expected to make if you intend on staying there long term or intend on setting up a company there etc. My intention was not to bait anyone, sorry 😁🙏🏻. I also want to add that I love Thailand dearly. How long have you been there for if I may ask?

    Thailand is overly protectionist, it has kept prices low but it has also kept Thais poor. Regarding the tax thing you should be paying tax, you are living here you are not on a holiday so you benefit from infrastructure and service's and why should you not contribute.

      Yes, as far as I understand nobody know how the new tax regulation will really work yet. That is one of the main motivations for this video. Personally I still love Thailand from the bottom of my heart 😁🙏🏻

      I wish I could say it wasn’t true but in places like Phuket it is just so obvious, I can’t really say the same for Bangkok, people there are also super friendly and still one of my favourite cities in the world it’s mainly just south side that they view foreigners as ATMs to be fair they also over charge domestic tourists not just foreigners

    There will not be any tax for foreigners who want to stay in Thailand, exept on retirement visa. There are no taxes on other visas like family visas, students, or tourist visas.
    So, the best visa is the family visa.

      That's wrong. Every person who stays more than 180 days in the Kingdom is a TAX resident!
      As far as I know, LTR is one of two exceptions.

    What a load of nonsense! How long have you lived here? What are all these visa changes you talk about? If you personally have to choose visa types or swap & change visas frequently this does not equate to the visa system changing. Border runs have always been a method to circumvent he visa process by taking advantage of the letter of the law - so relying upon these runs has always been a risky undertaking. Now taxes; give us specifics about these taxes that are forcing you out?
    And my advice to all these people, or 'everyone', as stated in your title; if you are upset or frustrated living here then don't put yourself through any more pain, don't stay here and whine - just simply find somewhere you'll be happy and move on.

      I think you misunderstood the purpose behind the video. If you have lived in Thailand for a while you would know that nothing here is as straightforward as it seems, for example setting up a company has so many things that you have to make compromises on even if it promotes the growth of the Thai economy. I would not have thought twice about this topic if I didn’t love Thailand, but I regard it as a home away from home so these are topics I like to explore. There are allot of polarising opinions on this subject as you can see in the comments section, personally I still live Thailand I just want to discuss the future of life here as an expat 😁🙏🏻

I hope you can find a hassle-free means of staying here. I think for your age business or marriage are your only options.
      Can I also say this is common for most countries in the world. You and I cannot just go and live in America or England or France. All countries in the world have restrictions on period of stay or immigration/citizenship requirements

      @@TheThailightZone Yes, I was considering opening my company in Thailand but I can only technically own 49% (there are ways to make sure that the other owners who have to be of Thai nationality don’t have voting right in the company) but yeah it should be a whole video in and of itself. And no haha, I think the title is on point with what I talk about. People are definitely leaving Thailand but maybe not everyone and each person that leaves there will always be more coming in. It’s not to say that there aren’t options to stay there it’s just about what you are allowed to do and certain compromises you are expected to make that take away some of the incentive. For example even if you have a company that you have set up and you have a work permit, you are still limited to only doing certain tasks within your own company from it’s initial conception even if you are the owner you have to designate most of the tasks to Thai people.

      Actually, the way these treaties are written is subject to interpretation. Some tax professionals imply taxes owed to Thailand are based on taxes (credits) paid in your home country. Say you pay 22% tax on $80,000 back home. Thailand's tax on that amount (~3m THB) is 30%, so you would be liable to pay the 7% difference.

    This guy does not know what he is talking about. Of course you have to pay taxes on monies you earn from a company in Thailand. You do not have to pay taxes 2 times. Yes, visas can be difficult. The majority of their GDP is not from foreigners.
    Thailand does not promote or encourage immigration. They already have 65M people. They do not need any more people. Thailand is being constantly invaded by foreigners. Consequently they have strict Visa rules.
    He is also incorrect as their are more foreigners invading Thailand now than ever before.

    You only pay taxes on income if you are in Thailand for 183 days a year. That excludes most long-term tourists who go to Thailand to spend the winter.
    Then it depends again on your home country. If the taxes are very low there, you may have to pay taxes in Thailand.
    If your home country has a double taxation agreement with Thailand, things look different again.
    For the few who are affected by this tax reform, the difference will be due. If you pay 20% on your income in your home country, but the tax rate in Thailand is 37%, then you might have to pay 17% (the difference) in Thailand.
    The question is how do the Thais distinguish which money is income, which is possibly a pension, which is in the pension of state employees who are not allowed to be taxed, which money comes from savings, which money has been borrowed?
    This tax story doesn't concern me. I pay much higher taxes in my home country than in Thailand, I wish I only had to pay tax on my income in Thailand :)
    But I'm curious how the Thais will recognize where the money comes from. Or whether you want taxes on money that is “imported” into the country using a credit card when you withdraw it from an ATM in Thailand, for example.
    The matter is still completely opaque. There are other YT channels that have already included Thai lawyers and tax advisors in the video and even they don't know the answer to everything.
    It is primarily still against Thais who earn millions and billions abroad, see the Redbull family, and hardly pay any taxes in Thailand.
    The visa situation is not the problem for me either. But I don't plan on living in Thailand 12 months of the year either. It's usually 5-7 months a year and I don't see a visa problem for me.
    60 days with tourist visa + 30 days extension.
    Then 1-2 border runs for 1-2x 30+30 days.
    Then get out of Thailand. Sometimes there's no border run at all, just a month in the Philippines, Cambodia, Vietnam or Laos.
    Last year at the beginning of October I flew to Thailand for 90 days, then spent a month in the Philippines and then another 60 days in Thailand. I do this every year and have never had any problems. I'm not overdoing it with visa-free entry or border runs.
    Isnt there an new Visa now for digital nomads ? I think so or they announced but never realized it.
    Thai SMART Visa
    The SMART visa for Thailand is perfect for skilled workers, investors or start-up entrepreneurs.
    It is valid for 1-4 years, which you can renew after 60 days before the expiration date.
    The SMART visa costs €269 per year.
    I think the Thais know exactly what they are doing. The country has far too many tourists. That's when you start sorting things out and only letting in those who are the most promising.

      @@Jarod_Abroad I used to work in Hong Kong but I've travelled in and out of Thailand for years. Malaysia is alright, depending on your passport they'll give you 3 months on arrival. Take a day trip to Singapore and they'll give you another 3 months on return, no fees. Then there's Cambodia which is cheap but a bit too primitive for me. Vietnam is the best in my view but they're tight arses with the visa. 3 months no extension, you must leave the country.
      Indonesia, forget it, same with Papua New Guinea unless you want to get eaten. They still have cannibals.

I’ve been to Jakarta, on Java, in Indonesia (it was madness and it scared me away from Bali. And so far no other countries in South East Asia have caught my attention the same way that Thailand has. Could you tell me a bit more about Vietnam?

      I can’t blame them, Thailand does attract quite an abstract crowd. Although not all young foreigners are the same. And about the type of people that come here, if places like walking street in Pattaya or Khao san Road didn’t exist to cater for those types of tourists then there wouldn’t be as many of them. But also would Thailand be the same without the crazy places?

      Its just a discussion, if you read the other comments you fill find many polarising opinions some that agree with you, and some that don’t. Personally I still love Thailand I just don’t feel that the long term incentives are there with regards to doing things like buying land or setting up a business.     Everybody is not leaving. I am staying. Stop generalizing. You are not qualified to give Tax advise. Thailand has the best Visa system. I suggest you do much better research about all things in Thailand. The issue that effects us the most is Farlangs behaving badly. Like assaulting a police officer, or kicking a Thai Dr in her back. Or fighting with a Cab driver because you are not allowed to smoke. Speeding on a motorcycle without a license, without a shirt and without a helmet. Learn about the Thai culture and learn the language and life will be much better for you. You cant go to he U.S.A or Canada or England or Australia and get a year visa as a retiree. I dont know of any other country where you can get that
