    Dear one thing missed which has a big impact on your calculations. You are just paying bank interest (YOU ARE NOT PAYING BACK A SINGLE DOLLAR TO BANK) so even after 30 years your loan will stand as it is. If you start paying principal amount, you are left with nothing. Just a food for thought.

    When you buy revenue property you have to put down payment with good credit report 25 percent Your monthly payment will be interest plus principle loan payment In above case $4000 depend on amortization period 20 years most cases There is school tax municipal tax insurance maintenance and vacancy months If you sell it you have to pay tax So I suggest new comers to buy house to live If you stay one year and sell it there is no capital gain tax If you pay off in 25 years You can retire with good money plus pension Multi complex triplex or duplex have more headache you can’t kick out tenant and you have to maintain all the time but if you live and tenant it helps to pay off mortgage but if you sell you have to pay 25 percent tax

    U addressed the banks interest point but u forgot to add on the principal amount with bank interest.. so the emi wil not be same as u have mentioned..& according to ur calculation this business wil always be in loss..u urself recalculate it adding the principal amount with bank interest rate..this time wrong calculation/information gujrati bhai☺️

      He is saying right....
      You have invested only 200k, you didn't invested other 800k that given by bank only.
      So at the end property will be yours. It's depend how fast you can give back bank other 800k . You can take 10 year, 20 years or more. He is absolutely right.... Don't simply comment

    Thank you brother for all your guidance. Just I want to know, ones who is prepared to invest his money to purchase few apartments there. But he is an Indian citizen. Then which type of visa he should apply to obtain ? How can he transfer and deposit his money in the Canadian bank account, without having account there ? And to extend his such business , what is the permissible time for his continuous residing legally ?

      ऐसा बीजनेस करेंगे तो बहोत जल्दी डूब जाओगे भैया.. कैसे नीचे समझीये.. कोई भी बॅंक EMI मै सीर्फ interest नहीं लेता principal भी लेता है.. यांनी 8 लाख principal अगर मै २० साल मै हर महीना जोडू तो महीना का 3333 आयेगा भैया.. जीसमें interest add करूं तो 2666+3333= 5999 आपकी actual investment per month है भैया.. यांनी साल की 72000 per year.. महिने का 6000.
      आपने profit बताया after expenses 5000 ऊसमै से अब भैया महीना का EMI minus किजीए भैया तो आप आप महिने के 1000 dollar (Canadian dollar) यांनी पचास हजार भारतीय रूपये घाटा खाओगे भैया.. ये धंदा आपको बहोत जल्द चौपट कर देगा भैया

    32000 per year is intrest right ? Monthly its 2666 u said.
    Profit (5000-2666) = 2334
    2666 is only intrest that we gonna pay , but how about intstallemnt of remaining 800000 ???
