Sir, u calculated 2.5 percent for 1 year.. u have calculated appreciation on 10 years.. them we have to use this for the rental income also I.e. 10*2.5= 25% and every year we are getting so we can invest some where the same which will again compound...please clarify..
coming to liquidity, what if market is down when i wish to draw, ? it will be big blow, this is what happened to me during COVID, i was in need of money so i have drawn , after 1yr same MF doubled :(

In some cases, real state grown 5 times in 10 year's. So it's not so easy to compare real estate n mutual funds..

never invest money which u need it immediately. You need to keep emergency fund. Invest the money which is not required for next five years.
