      Citizens insurance is the state of Florida. And he has plenty of control over it.
      There’s nothing to take on because of bad decisions made by the state of Florida that’s what it cost to insure some thing there. So all the zoning laws that were repealed, and all the free roofs are going to have to change.

    Bought my house in 97' paid $587 per year now on 23' I'm paying $4,000. Talked to my insurance agent about removing wind coverage, just having fire coverage and price would be $800 per year. The cost of roofing has screwed florida. Back in 07' i personally re-roofed my house, cost me $1200 had quotes of $6500-8500. The roofing companies use illegals for cheap labor then still charge crazy labor prices. Everyone's getting screwed in Florida. My house is only 1150 sqft.

    My house is paid for so I can just tell my insurance company to take a hike. I'll just take my chances. I've lived in Florida for 76 years and been through multiple hurricanes. I'm not on the coast so I'm not concerned about storm surge. The only wind storm that I'm concerned about would be a tornado and for what the insurance companies are charging now, it would be worth the risk.

      ​@@Rh17543but that law also means that you will need to pay out of pocket for your lawyer if you want to sue your insurance company. Most people won't have the ability to do that. This increases the incentive for your insurance company to deny your claim and there's nothing that you can do about it

    So this is what I understand… We pay the increased premium for the insurance even though the insurance company is on shaky ground. Then if we have another disaster and lose our property there’s still no guarantee that we’ll have coverage.😮😮😮Why isn’t Governor DeSantis making this a priority?!?! What a loser

      Do not pay out more than you bring in, or you go broke and out of business. When you choose to live in an area that gets destroyed year after year, you should expect to pay more in insurance.

      ​@@thatoneguy94512 Well, as an insurance adjuster.....that's actually not to far off the truth. Your governor is somewhat trying to negotiate with insurance carriers to woo them back. HOWEVER, the house always wins for lack of a better term. Anyone who carries insurance pays for disasters.....no matter where they occur. If you have 3 non @ NOT AT FAULT incidents/accidents, your carrier will drop u because you are a risk even tho you are not @ fault. Florida like Southern Louisiana, certain parts of TX, and California unfortunately do get alot of natural disasters. Insurance carriers evaluate risks constantly. Which is why All-State, and State Farm pulled out of new policies in California. We can argue all day about climate change yada yada yada. But Florida's insurance is not going down, and it's only a matter of town before the rest of the other insurers follow suit and leave Florida. It only takes *one* disaster to wipe your insurance company out. Unfortunately, I've worked dozens of Floridians claims that did not have enough insurance because it is so high. Best best.....pay the insurance(and hopefully you have enough to cover you), or leave Florida....coz those prices will continue to increase

    So glad I left Florida a year ago. Car insurance went from $150 per month to $25. Home insurance and flood insurance went $7500 to $400 per year, and that's just the start of what is better once I left. My only regret: I didn't move 15 years ago.

      you think people living in states like the desert states or the upper midwest states are going to have the same insurance premiums? No. What's happening is these insurance companies are leaving states like Florida, so they don't raise rates across the board for people living in other states to cover the cost. It's a smart move on the insurances part and I would do the same too if I was an insurance. You want to live in a state that's prone to major weather events, then expect to pay a premium on your insurance for living there.

    Our homeowner insurance actually doubled from last year. Had to cancel and set op a self insure account. Gov DeSatan has done NOTHING to try to fix this.

      What do you want him to do? He can't regulate insurance premiums, insurance companies will just leave Florida and you will have nothing. Most of the companies have already filed for bankruptcy and left Florida, and those that have stayed, have to cover the risk. Cost of Home repairs and construction costs, along with busier hurricane seasons, means increased premiums.

    The problem has been the number of fraudulent claims against insurers, when people sign over their assignment of benefits, the contractor has the right to sue the insurer and if they win they can even recover legal costs. That's been going on long before Ian. Even when the insurer wins the case, it's the cost of litigation, so insurers don't want to risk the added costs of doing business in FL and hence it limits access to property insurance.

      I don'[t have beach front property...never had a claim since i owned this place twenty years and I have to pay for others beach front property now...like so far $3000 more dollars a year...I can't eat now...I am not rich, I was getting by before that is all...I figure that makes you happy cause you are sick in the head lacking warmth from the heart. The heart is where such thoughts as you express arise from. I am nearly 65 yrs. old now..limited income and thinking of how I will probably loose everything though I had zero hurricane coverage and never have had any hurricane damage and wondering how am I going to live out of my dam car!

      Hurricanes can rip off a roof anywhere in the state. It's not exclusive to storm surge areas. My parents are selling their home and looking elsewhere in the country. The insurance rates are just another soaring cost in Florida. The people fleeing the lockdown states have pushed people already living here out of state.

I seriously doubt you are that interested. .I don't mind moving if I was able, I have owned five houses in different states when I could pack up and move (an exhausting undertaking even in my youth). Not just that the increase in the insurance happened so fast and went so high it was mind blowing and not just home owners insurance sprang up another loan I had for years maybe 12 never changed much in interest it was flex doubled, utilities went up ...food prices, car insurance...everything coming at me all at once on a limited income. Do you take such into consideration? Do you understand this is happening and the stress involved? Do you realize many affected are in the senior age category? Do you realize it there is a rapidly growing population of older women...grannies even having to live in their automobiles because they do not have help? I have thought about will I have to live in my car? Even looked into how others do soo because of all this happening and thinking if I was able and could do it I would...but I am not it would be a slow painful ending for me...not that I am afraid of dying or leaving this world and I wish my time would be up already but it is not so I keep thinking what will I do now?
      Such things as this seems to never have crossed the minds of the majority of comments I read here. The "advice"is like oh so simple just sell and move you lazy limited income disabled senior citizens...no biggie deal. Are you super wealthy home owner wearing rose colored glasses? ...Or maybe not a homeowner at all.?...or maybe never had much experience at buying and selling a home plus moving and relocation challenges? Your advice resonates superficial thinking. Just sayin.

    Floridians would do better to have a law requiring them to deposit, monthly, the equivalent of their insurance premiums privately in a high-yield account, withdrawable only to cover damages. It would probably work out better for them.
    Insurance companies exist to make profits, not to help homeowners in need after natural disasters.

    the difference between florida and california is that cali has a cap on insurance costs so companies have stopped issuing home owners insurance in cali - so pick your poison - high prices or no insurance at all ..

      Florida did this 16 years ago after hurricane Ivan. Insurance companies were dropping everyone and not issuing new people. Now in 2023 its just more of the same.     This is something I am too well aware of. I moved to Miami in early 1991. I was living alone in an apartment in Kendall in Miami in August of 1992 when Hurricane Andrew hit. Andrew was devastating. Seeing photos of it now or watching any videos about Andrew, do not do it justice. MANY insurance companies went out of business because they just could not afford to pay so many simultaneous claims. Years of paying insurance did absolutely no good to thousands of people. This resulted in some people having to use their life savings to rebuild their homes. Unfortunately, this attracted opportunistic scumbags who said they could do the work, but they required a 75% or higher deposit. Then the scumbags would disappear after taking every penny the vulnerable homeowners had. Keep in mind, anyone in the USA capable of hammering a nail into a 2x4, relocated to Florida as fast as they could. The people who went to Florida after Andrew, were like people in every profession…some were good & honorable… while others were nowhere near as good & honorable.
    Hurricane Andrew was a serious learning experience. Only those who lived through it, can appreciate the magnitude of it and surviving it.

    They had a program years ago where they tried to get people off of the citizens insurance sometime during the Rick Scott era. They played games they would send you a letter with an offer from a private company with better rates and if you didn't respond within a certain amount of time they would automatically switch you. It got to the point where I started mailing it back signature receipt where they would actually send me back the actual piece of paper with the signature of the person that received it with the date on it. They had actually switched me and had to switch it back because the person that signed it was fixing to get in serious trouble ... They didn't try me anymore... Had I have not done that I'd be just like anyone else worrying about insurance. citizens Insurance last I checked had a rate cap increase per year of 12%. Also legally when they offered you other private insurance they had to open up the books on the insurance company and you got to see how much cash on hand the insurance company had versus how much liability it had and it was crazy to see they had millions of dollars in reserved and billions of dollars in insured... citizens can't go bankrupt either , I'll stick with citizens.

      Wrong, it's the public adjusters that sue for double the money or roofs that don't need replaced. I have independently worked in the property insurance field in Florida for 8 years, and most companies are pretty fair, it's the public adjusters and lawyers that sue for double or triple the money bc you can easily win in court based on the of the whackest bs.

    I owned a small, second house in Beverly Hills, Fla. until 2004! I paid $665. in real estate taxes & about the same in
    home insurance costs! Since selling it, I've heard that water costs have 'skyrocketed' & now, so has the house insurance!
    Before people continue to tout living in Florida, they better consider the total costs & lower job opportunities available
    there! Florida Gov. Ron DeSantis will have a lot of "splaining" to do when asked about this, in any Presdiential debates!

    I paid my house off about 12 years ago and dropped my insurance coverage. The money that I have saved over the past 12 years will more than pay for any typical storm damages. I don't live near the coast, and I live in a hilly part of the state, which greatly reduces straight-line winds. I've been through 3 hurricanes and it's no big deal. No flooding to worry about either.

    This was expected when major insurance companies stopped insuring in the state in 2012 when I attempted to transfer my Liberty Mutual homeowners insurance from Virginia.
    It is not cost-effective to offer insurance when the possibility is higher for a home flooding or blowing away is higher than in other states.
    Insurance actuaries are the insurance industry’s bottom line.

    After hurricane Andrew, there was a lot of inflated political posturing regarding building codes headed by the metro Dade building department. Every construction building material manufacturer from roofing tiles, lumber, etc., Pushed to maintain the status quo. Basically, nothing changed or improved. It was easy to see that you cannot build a home or commercial building in Florida to the same basic standards as in any other state. Had Florida changed building codes to actually mitigate damage back in 92-93, things could be different today. Roofing material and practices continue today just as in the pre Andrew world. Just not using certain types of roof coverings, the number one being permeable systems like clay or concrete roofing tiles or asphalt shingles would have dramatically changed the costs associated with the repair of hurricane damage on homes. From there the osb utilized and the roof truss engineering should have been modified. The construction materials manufacturers, especially the roof tile manufacturers were in panic mode, lobbying to preserve their bottom lines. Metro -dade contracted an "independent engineering firm out of Seattle, Washington to evaluate roofing applications, and basically just grandfathered back everything that has historically been an issue. Here we are in 2023 and another negative outcome of past can kicking down the road has created another issue. Root causes snow ball over the decades, this insurance issue is one of those.

      Actually Miami Dade test certification is meaningful, it's used across country to determine if materials are better. Well, was 10 yrs ago when I retired. Any rate, you hit it on the head. Florida building code is pathetic. We KNOW how to build homes to survive, mostly if not totally, hurricanes, tornadoes and wildfire. I KNOW for tornados we are talking about less than 20% upcharge, it has more to do with 'shape' than material, ditto wildfire. Yet, not a single building code in the US demands, or even suggests building to such standards. For the simple reason developers want to cheap out on the cheapest construction while charging record home prices. Sad the mantra of small gov't has led us ever further down the road of economic slavery to the richest, one way or the other.

      Look at the experience of many people on the Gulf Coast post-Katrina. The answer: the insurance companies simply decline to write policies. They came to my brother-in-law, who lives on Mobile Bay, and told him to cut down 50 big pine trees within a 200 ft. radius of the house. He asked them “What if I don’t?” They told him what his new premium would be, and he cut them down.

      Wait until it becomes another Louisiana, where the Florida state insurer of last resort, (citizens) is the only option, and a major storm hits, causing billions in damage. Then we will watch countless slack jawed Florida homeowners are stunned to learn that if Citizens Insurance was operating in a first world location under the control of a legitimate state insurance regulatory agency, (you know, like in most other states that are not absurdly corrupt) it would have been shut down long ago, due to the fact that it lacks enough cash reserves to be a viable operation. The next thing they will learn is that they will be getting fifty cents on the dollar for their claims, as that is all the money there is.
      Florida is heading down a rough road, and some things like living on a danging peninsula in one of the fastest changing climates on the globe, or owning property that private, profit driven companies have zero interest in insuring, are not going to improve, ever. The funny part is that the only solution will be a governmental one, where the state is the one and only insurer. Claims are paid based on fairly assessed losses, no litigation or mediation allowed, and lawyers are removed from the picture. This will never happen for two reason, first the right will scream that it's "socialism" and the lawyers will dump countless tens of millions lobbying to prevent their gravy train from leaving the station without them.

      What's insane is living in an area that never sees much storm damage beyond a few downed trees, and has never flooded ever, and yet watching my insurance climb to unsustainable rates. Now it's save the money and become self insured. I can reroof my house every 3 or 4 years with the money I would have been wasting on premiums.
      Another good thing is in the event of any major damage FEMA will roll in and cut a nice check to cover the damage

    I can tell you this is true. I work for a mortgage company and have to expla8n to customers everyday why there mortgage payments increased keep increasing. I have seen homeowners insurance triple causing payments to increase by 500 to 1000. Some have told me they would have to sell because they can't afford insurance.

    My house insurance is almost 4% of the value of my house per year . It is paid off. If this continues I will just carry liability insurance. But if you have a mortgage that is not an option.

      Law makers don't tell insurance companies how much to charge. When you choose to live in an area that gets destroyed year after year, you should expect to pay more in insurance. Insurance companies pay out more than they take in. Or, they run out of money and go out of business.

When Biden cancelled new drilling permits, that increased costs by reducing the available supply. When you don't bother to educate yourself on how Biden's policies impact your life, don't argue with people who actually know what they are talking about. It doesn't make you look educated.

    Simple question, why are homes in Florida not made of concrete block with windows having a metal storm covering of some kind? Why are the builders still using 2x4 sticks? And for roofs, someone has to know how make roofs more storm resistant. My heart breaks every time I see the damage that Florida experiences.

    "There's nobody higher than the Florida average". I'm not so sure Florida is the highest, here in California I have several homes that are close to or over $6,000 per year. Previous yearly premiums were under $1,000. Some of our homes only have the California FAIR plan option which is a very high premium and barebones coverage. Rent's going up folks !

    If you choose to live in a Hurricane state or Tornado state like Oklahoma, your home insurance will be much higher. Insurance is a business. Insurance companies really don’t care where you live. You must factor in these costs when choosing where to live. Home Finance 101. Cheers!

      ​@@rainacherienne1010 , As the likelihood of your house being washed away increases, and the cost of insurance increases to match, the value of the house should correspondingly decrease ---- *IF* our economic system, our housing industry, and our migration patterns operated on any kind of rational, logical basis, which it seems quite clear they do not. But no one ever wants the value of their house to go down because that would mean they end up selling it for less than they paid for it, or become underwater on their mortgage. Which is still better than being underwater and inside your house I suppose. I don't see any end to this mess other than an awful lot of people losing an awful lot of money on their homes in Florida.

    Time to leave Florida, I'm afraid; it used to be nice. The insurance companies who are still writing policies are over-extended and will declare bankruptcy to avoid paying claims. Plainly the climate is changing, which means major storms probably will be more frequent and more violent. You can't say that "The insurance rate hikes don't affect me: I own my home outright" because if your home is damaged or destroyed, you're out on the streets, and you know what DeSantis thinks about helping the homeless. I'm thinking about moving up to the Carolinas.

    I see things in an odd way....I moved to Phoenix, home insurance is cheap. But even cheap I choose to self-insure. I remodeled by 1940's house replacing plumbing and electrical so I could make those systems as safe as I could. It's a simple house so I understood the cost to replace. One reason to move to Phoenix is the extremely low risk of natural disaster. I bought a home I could afford (dump I could fix up) so no mortgage requiring insurance.
    People in FL have the option to do the same. Buy what they can afford and self-insure. If they think insurance is too high then cover themselves. When I lived in CA there was a real threat of earthquake and earthquake insurance was super expensive...as it should be. I moved to reduce that cost. Problem solved.
    Living in FL just because you think that's paradise, buying a home on credit you can't really afford because of the disaster risks is on those buyers. Don't see how blaming insurance companies helps. It seems like people feel entitled to live in FL for cheap.

      Wait a minute, a guy named "Water Bug" moved to a desert environment? In 10 to 20 years you won't have any water. Not to mention that big corporations want to build microchip factories and gigantic computer-server farms to store data in Arizona, and both of those facilities need massive amounts of clean pure water for processing chips and as a cooling medium. My advice would be to sell and get out of there.

    This is bullshit. I've paid for 25 yrs into home insurance. I've never had a claim. Insurance has kept all money paid in for last 25 yrs. So yeah if I need to file a claim they better pay and not keep my money. I bet I've paid in 50,000 in 25 years. How are companies going under? They get paid for years with no claims. When you have insurance your money should be out in a account for you to use when needed. But no. CEOS don't want to pay out. They love sitting on a beach or yacht somewhere doing nothing.

    Had something similar in New Jersey in the 1990s. The governor at the time Jim Florio. We had a big issue with sky high car insurance. We also had companies leaving the state for auto insurance because of it. What he told them was if they leave the state for auto they have to leave for home insurance as well. In NJ unlike FL there is more profit to be had. They pulled back on their threats. Now if Governor Ron could show some true backbone and pressure the insurance companies with not being able to write auto policies maybe they would think twice.

Phoenix already put in some new laws that you cannot build anywhere unless you can plan for a water supply that will be viable *for the next 100 years*. A groundwater supply from a well isn't sufficiebt, and so unless you can pipe water in from elsewhere as a secondary source and guarantee that it's good for 100 years, which would mean a lot of expensive design and Hydroengineering infrastructure, you won't be able to build new housing in Phoenix. You've also got companies looking to build integrated circuit and microchip plants in Arizona, as well as huge server farms, both of which require massive amounts of water for cooling and processing.
