It would be great if you could show some of the behind the scenes of how you turn a 1 bed flat into a 2 bed. Stuff like how do you get permission, do you need building regs, how do you officially show it as a 2 bed flat? Change deeds? Etc. Is it as straight forward as it sounds or you could buy a 1 bed flat, not be allowed to do that change and be stuck with a 1 bed flat.
A lot of properties I'm seeing have the kitchen next to to the lounge (not open plan), would it be advised to change the kitchen into a bedroom meaning the person would need to walk through the lounge to access the single bedroom as there are no halls separating them? It's for a flat.

I have sold my residential property and should have around £100k to invest. How would you invest £100k if you were in my position and to make the best return I don't mind risks for high rewards.
very good explanation, this is high leverage investment, just need to leave enough margin of safety for cushion, when the valuation depreciation or the interest rate hiking 😆😆😆
When you refinance and the mortgage based on 75% LTV of the new value. Was your mortgage (refinance)on a BTL factored in before buying and refurbing the property so you didn’t lose money on renting it out. Especially with the 6% rates at the moment? Thanks for sharing the information.

Great video! Had a quick question, why did you have to refinance the property on the new mortgage, could you not have kept the old, lower mortgage (less monthly payments) so you essentially take home more since the rent will still be ~ £1700?

You mentioned refurb financing. I’m assuming you don’t take out cash for the full refurbishment. What refurb financing do you use?

Well, that’s why you search in advance how much rent to expect and what the monthly payments you your new estimated mortgage will be.
