I have a question they keep saying we need more homes... how many homes are there in the lower main land compared to population? Example a duplex would count for 2 homes . Tower 100 units is 100 homes. I know housing costs are insane but is there actual a shortage that we need 4 plexes everwhere? then you have to factor in kids cause a family still only needs one home? be awesome if you have that data thanks

Kelowna too. Single-family neighborhoods are being inundated with multifamily developments designed to transform (wreck) the ambiance in which families have built their lives. Residents have little choice but sell to developers who can suddenly pay more for properties. The intent is to create housing for the Great Reset two-tier society that sees Canada's population rapidly rising to 100 million, where those who can pay millions for homes relocate to the outer burbs where nice neighborhoods will survive while the former middle class and lesser folk cram themselves into condos and apartments. Vote NDP if you like the 'you'll own nothing and you'll happy' model.
It's also the 15 minute city. You wont be allowed to travel more than 15 minutes from your Residence. Itll all be tracked by AI tracking your digital ID and currency. Your digital currency will be region locked to your assigned area so will your transportation.
I wonder if they did a referendum on this, if people would actually support it. The election results coming up will likely tell us what people really think of it.

@6:00 you are talking BS theory my friend. On my street there are 3 houses recently built, that contain 3 or 4 suites each. Across my backyard fence the owner built 3 years ago a house of 11,000 sq ft, which on city books is listed as "single family" - but it has 7 independent suites with separate entrances in the back. Each rents for$2,000/mo (I spoke to one of renters), Owner of that building is collecting $14,000/mo tax free. To add insult to injury, the owner is over 65 and receives homeowner tax grant.
I would assume all of that is illegal construction and city bylaws would shut it down. BC building code only allows for 1 suite per single family home, no exceptions.

@@GermynGroup Actually, I had a house in North Burnaby with four units inside. One of my neighbours did complain. I was sent a letter telling me this was in contravention and given two options: A) make an appointment for the city to inspect and if found in contravention - make the required changes, or B) pay 50% more in property taxes. Guess which one I picked.
All this does is force people who a few decades ago could have afforded a house into a condo. And because re-zoning can increase a property’s value with no say by the owner, forcing many out of their homes just because of the increased property tax. With no actual change to the property. That is not a good thing.

Terrible zoning laws. BC has tons of land. The government needs to encourage building outside the valley. Encourage business to operate across BC. I live in the Caribou. Theres tons of land here. 100 mile house is struggling with housing and jobs. Theres enough land in the area to support a community of 40,000. Theres many areas in BC like this with tons of land. Thats being neglected.

I live in Kitsilano and the neighborhood has remained relatively unchanged for the 20 years I have lived here. Now the native development at the Burrard bridge and the Broadway development plan is slowly turning the neighborhood into an extension of the downtown core.
Burnaby, our street which is single family homes is now designated for 6 unit apartments on each lot! Does the government care how this is going to affect your taxes and quality of life? Not a chance!
Great video overall, covers a large portion of what this housing plan will potentially do. Another elephant in the room that few are speaking about are the requirements for owners to manage these multi unit properties. All of these developments will be strata based most likely and the strata framework has a lot of administrative overhead for owners. Owners in multi unit properties of these small sizes will most likely be self managing their properties and that in itself is a nightmare of a situation. Some developers are trying to at least provide better builds than the build code requires to help make multi unit living more pleasant (better sound proofing etc), but the management aspect is what is currently lacking in our province and will cause our legal systems to buckle further when these developments take off. Self managing in a proper complaint way is difficult and still generally costly unless owners within your complex are CPAs, lawyers, etc. and can help either do administrative tasks on behalf of the ownership or provide discounted services. The legal overhead of the SPA/R can be daunting for owners whether in self managed or managed environments, but at least in a managed complex, there’s some paid professional who should be able to give some guidance.
Interesting point. I believe that these small scale multi unit properties will be independent titles, similar to row homes. With that being said, a detached home property with 4 dwellings requires lots of upkeep, and would be curious who takes on the final responsibility for such.

There are currently a lot of duplexes for example, which are stratified and many owners aren’t aware of their responsibilities under the SPA/R framework. My understanding from a developers perspective, is that stratification is cheaper to build compared to row homes etc. but I’m not a developer.

The issue here in North Delta...along 112th St...and 84th ave..is traffic...super busy to get to work and getting kids to school. We've been here for 18yrs. Five homes on the east side have been sold for three story town homes...what will the traffic be like then? Can't get out of your driveway now!

What are your thoughts on a zoning type such as 2 storeys, 150m^2 max footprint, with no limit on the maximum number of dwelling units? A developer in Ottawa once proposed a 4-unit multi-family building, with 10- to 18-bedroom apartments with no living room near a university.

The zero parking restriction is not a benefit, it's a feature and by design. The plan is higher density accommodations and reliance on public transit. It's incentive by lack of availability. In other words, they want to get rid of cars, so if there is nowhere to park, you won't buy one. Save the planet first, remember?
For sure. I would rather buy an electric vehicle rather than take transit. Transit is not a viable option for having a family, traveling for work, or convenience. I feel this to be true for most people.

I don’t live in lower mainland BC but I support this move. There’s plenty of other places, including relatively nearby, to live if one plants to live in a SFH.
The recurring theme in your videos is that you don't care about people who need homes and are outraged that others are not always able to profit from exploiting that basic need.
I don't really mind them taking away parking minimums. I've seen a couple other videos talking about them, and forcing housing and business to include spaces for cars drives up the cost of housing, and restricts the freedom of businesses. If a company thinks having car spaces is a worthwhile investment, they'll build some. I say let the economy handle it. If they don't build parking and then no one visits, that's the businesses problem. The government should stay out of it.
You have a point. My challenge is that transit is not convenient for most people due to work, school, etc. I don't see most people dropping their vehicles unless the cost of ride sharing becomes cheaper than owning a vehicle.

@@davidmchiu The municipalities have always "decided what's best for their community" and the out cry to change anything is massive so nothing changes...everything becomes a "gated community" Nimbys....So they legislated, about time.
I think more housing is a good thing. I strongly dislike single family housing neighborhoods. They are what make North America so soulless.
That neighbourhood lacks proper urban design - dude, you’re literally walking on the road because there’s zero sidewalks. That situation has to change. Change is not necessarily a bad thing.
Not all neighbourhoods need to be the same, nor do they all need the same densities. It is okay for people to choose to live in different styles of neighbourhoods.

I don’t live in lower mainland BC but I support this move. There’s plenty of other places, including relatively nearby, to live if one plants to live in a SFH.
It actually effects all of the Lower Mainland, so no where is really safe. In fact, it effects any community in BC with more than 5000 residents.

I don't really mind them taking away parking minimums. I've seen a couple other videos talking about them, and forcing housing and business to include spaces for cars drives up the cost of housing, and restricts the freedom of businesses. If a company thinks having car spaces is a worthwhile investment, they'll build some. I say let the economy handle it. If they don't build parking and then no one visits, that's the businesses problem. The government should stay out of it.
You have a point. My challenge is that transit is not convenient for most people due to work, school, etc. I don't see most people dropping their vehicles unless the cost of ride sharing becomes cheaper than owning a vehicle.
