The thing that makes your channel the best in my opinion is that even if not much happens on the investigation you still manage to make the episodes incredibly captivating, interesting and fun to watch. Also you have this incredible and rare ability to make us viewers feel like we’re on the investigation with you in the way you interact with the cameras and speak to the viewers at home throughout the investigations, and the way you’ll show yourself sitting down having a pizza for your dinner and a chinwag at a location which breaks down the barrier between viewers and the “presenters”, it feels like we’re there with you sat eating pizza with some friends chatting shit about to embark on an adventure. All your episodes just feel so immersive and inclusive and yeah you guys are the best! I’m also around the same age as you guys and have friends similar to you which also makes you guys feel very human and familiar which adds to the experience of watching the show.

I follow so many ghost channels and i tend to mix them up because of similar channel names and i clicked ghost theory and i wondered for a while, why was i having all notifications on full mode and then i read this comment and it reminded me of the last few episodes i watched and this comment describes your channel perfectly ❤ keep going. Uncontaminated evidence is better in my paranormal experience. Really makes you listen and with you guys cleansing the palate.. it’s just a matter of time before you get boosted by the algorithm!
Lots of things in houses click. Time-clocks controlling water heaters. Fridges maintaining their temperature. Walls cooling down at night. Floor boards reacting to temperature changes.
Nice to see the “ Abandonment” technique applied at this location . Paranormal Quest has done this before every investigation for the last 15 years . I’m surprised more teams don’t adopt and apply this method. Seems to be a very credible way to capture evidence. Nice work employing there technique here. I think the reason things have died down is because of the energy within the family dynamic that lived there. Just like in the Enfield Poltergeist house, the energies are usually focused around an individual who has emotional traumas etc. Great investigation though guys enjoyed this one!
Enfield was basically faked they de bunked it years and years ago the sisters were doing alot of it one of which was mentally challeneged so easy to manipulate and the supposed ghost hunter were all in on it aswell. There was minimal activity but it was hyped up by a fake ghost hunter, medium and a very naieve family.

I have to say you guys proved me wrong! I was dreading the 30 E Drive investigation but you made it so interesting. I love the quietness and stillness of each shot with little noises here and there. Then, seeing you vibe right through the audio video issue was like getting a peak into behind the scenes. "It's a Ghost, definitely a ghost", killed me. I swear it was the middle of the night and you could hear a little girl laughing. Then, I was like what? WHAT! FOOTSTEPS FOOTSTEPS!!
I honestly do not believe this house is haunted and that it is sold as a ghost hunters tourist trap. That aside, just listening to the two of you is the REAL entertainment! ❤❤❤❤❤❤
It doesn't get much more EPIC than joining Ghost Theory on an Amazing Paranormal Investigation. Cameras being left on all night was Brilliant, capturing those foot steps gave me a serious case of the goosebumps! I really enjoyed getting a peek into the behind the scenes things, that was fascinating.

The thing with abandoned places is theres animals and things falling apart falling on the ground making noises so it's really hard to tell for me personally
I still think the best modern evidence I’ve seen at 30 East Drive/Black Monk House was on Paranormal Lockdown when they captured the shadow go by the door!! That was amazing. But they were there for 3 days!! Love ya ghosties!! 👻✌🏻Stay safe!!
This is nice. I could sit and watch long form videos of truly empty haunted houses for a while. Knowing there's no one there, no commentary, just letting microphones and camera sensors do their thing, is refreshing in the "ghost scene"

Personally kinda tired of every investigator at every house, asylum, prison or museum listed as the "Worlds Most haunted"...its like they don't get that having something listed as the most haunted mean's the title goes to 1, just 1 place, not every single place you visit...as for floorboards, glad someone get's it...i mean most of these sounds can be given over to just house's settling (like dude most of these places are old as hell) or just normal house sounds, like radiator's or hot water tanks/plumbing...only thing to add about this video, sorry but can't believe you just walk in a house and immediately smell sulphur...i mean if they did it could be related to natural gas or busted egg's for that matter...don't like other's trying to make it out like its some kind of demon...This is my first video of watching of this group and already not happy about thing's are coming off fake...

I love watching your videos as you seem very genuine, honest and funny guys, which make them entertaining as well as fascinating. I've been doing paranormal investigations for almost 30 years and 30 East Drive definitely pulls you back, even though the last couple of times we've been not a lot has happened. I do think you're right Joe when you say its not as active as it used to be, we have been 8 times I think over the past 15+ years and the first time I went there was so much activity I vowed I would never go back I was so scared! (I don't scare easily and nowhere else I have been has ever made me feel like that place does) We heard a girl crying so distinctly that one of the group we were with had to leave as it was upsetting her so much, we had things being thrown at us, people trapped in the coal shed, the dining table moving across the kitchen and trapping someone against the wall, scratching sounds coming from the walls and under the floor. However, I felt the pull to go back again and again. I feel that it is being 'over done' now and as you say, things don't seem to happen as much when you ask for them, more when you are trying to sleep. An intriguing place for sure and good to see it from this point of view. Thank you for doing what you do and keeping it real 🙂
I don't mean this as an insult but I always find it strange that Paranormal Investigators seem to be so scared of the locations that they investigate. Maybe, if they spent time engaging directly with the supernatural by using traditional methods and getting to know the other realm, they wouldn't be so afraid.

I worked in the Funeral business for near 17 years and honestly can say that I have never seen any ghosts. Have heard some odd things and smelt different perfume scent in the air. But, was always respectful aloud to the dear departed. So, all in all...who knows. Peace.

I'm going to watch this episode a 2nd time tonight because I'm sure I missed some noises + I want to see if I can spot any movement. In the part where you guys left to eat, I swear that I heard what sounded like a little girl/s talking + giggling, more than once. Elliot + Joe, please tell me you heard that when playing it back? No joke!! Alot of times in other episodes, I wouldn't hear what you guys did but since I bought a pair of really good earbuds with noise cancellation + enhanced audio, I've been hearing so much more! I bought the earbuds specifically for watching/listening to your investigations. FYI, to anyone that says the noises I heard were coming from the family next door, just don't! I have a few things I would like to add-To the people in the comments who say that everyone who investigates a place has the title as, "the most haunted house" isn't what you implied. If they would bother to read your description, you say if someone proves this place is for sure the most haunted, then you would go with the title. You even said it may not be haunted at all. I never watched any other paranormal explorers do this place, so you are my first and only watch here. Second of all, those were footsteps, I don't care what others say. It angers me because you're the only investigators I watch because you are honest in every video you have done. Maybe a whole lot wasn't happening, but you didn't say otherwise either. If someone doesn't agree with what you say or do, then don't watch. Or better yet, watch all of their videos and you will see several times, they catch nothing and admit that. Thats all I wanted to say.

Proofs extracted: Sulphur smell LOTS of knocks and footsteps, especially in the stairs 3:30 Light orb entering 11:35 Laughing 11:58 Male saying "Hi" 18:04 Saying "Sleep" 18:58 Little girl giggling, laughing (and saying something) 19:05 Room shown with little girl clothes (Proof for the little girl giggling) 21:10 Faint whispers 28:45 Girl saying "Help Me" 30:00 Right curtain moving very slightly 31:14 Saying "Running" ? 35:55 (Extra obvious) footsteps So in other words, You guys got over 13 different proofs of ghosts existing, And also the house in the video being haunted

Well, well, well, after years of watching so-called legitimate ghost hunters & those claiming nothing has been tampered with or set up, only for those allegations to be found wanting on closer inspection, finally the search is over in having discovered 2 guys who are not interested in pulling the wool over people's eyes & amatuer dramatics. For the 1st time, I have found 2 people who actually do what they say they're gonna do & do it properly to the point of dubunking themselves by explaining a suspiciously interesting noise only to work out it was themselves opening & closing the car door. Significant because so many others would have seized the chance to exploit it as "real" instead of being, gee, I dunno, honest!!!! Thank you for your integrity & decency. This place in no way whatsoever justifies the title of world's most haunted house given it is most certainly NOT haunted but your committment to the mission is more than admirable. I think that when a home is empty the activity goes dormant. The energy is different. When occupied and there is all the energy and personality of a family living normal day to day life in the home that dormant spiritual activity can awaken and build energy. If a every day normal family were to move in, not knowing the history and start living life as usual families do, then I think the haunting will rev up and become as it did all those years ago.

Hi Sue. Just enquired with the boys. I don’t think it matters when you hit the like. However, they are aware that YT does recognise some comments as spam even if innocent.
Yeah if you like in the beginning of the video TH-cam just assumes you are a fan of the channel where as if you like at the end or everyone seems to like it at a certain point they assume it’s a good video and pushes it more. Won’t necessarily be seen as spam though
I don't think that house is haunted, the ticks and taps just sound like regular house noises. Don't really know for sure if that was really footsteps and if they were, they could potentially be coming from next door. I've watched many ghost hunters going to that place and no one ever captures anything. In the end, it's always great seeing the both of you doing what you do best :)

I too have seen a lot of footage from this house and I’ve not witnessed anything for me that’s convinced me that ghosts are that house. I noticed that the stairs are extremely creaky when they are walking on them. I’ve done a lot of building in my time and I know that timber and knots on wood crack and pop during temperatures fluctuating through the day night! Having an opinion isn’t trolling.

down stairs early in the video there are 2 chairs in between the doors but later there is a third chair in the right hand doorway that could match the dragging noises caught on audio, you appear to have walked through the additional chair when entering the room

This is a little uncommon as this house was built in 1906, and we've had the family of the original owners tell us the things we've experience was "the old Mrs. McGurrr" causing it. So, since the family had been here things have calmed down, but every once in a while things happen. The odd creaks of floor boards, and the door creaking. So I told my ghostie to come in, sit down and enjoy the show. 😍

Im actually really disappointed in anyone that makes money off "haunted" places, i believe strongly in the paranornal and done ghost hunting myself with a team. I'm glad you admitted at the end that pretty much nothing happened because all I heard were normal house creaks due to temperature and atmosphere changes like air pressure. Also, the fridge makes a lot of noise. At least you didn't go all jump scares on us like a lot of others do. You know, the ones that are scared of their own shadows and talking into the phone app. I can't be doing with them. Such obvious nonsense. Having just cameras set up is the best way to go for me and review the footage after, like you did.
I'm sorry but this house is not haunted the lady next door tampers with investigations by banging on walls and they also have sensors all over the house which causes taps to turn on amongst other things,I'll rather investigate myself the house that cries.
Oh no what a shame, as I know how important it is not to have any kind of contamination on a ghost investigation as it completely wastes the time and effort of these poor gentlemen and makes genuine ghost investigators look stupid. I am a ghost investigator myself and left my old team to start up my own let's just so it was a "conscious decoupling" to the reason why I split with my founder/uncle of the team lol 😂 so just waiting to build up my own equipment as it's very expensive hobby but I was born to do this being a empath and psychic medium but sorry I digress I feel really bad for these guys doing this investigation just to have it ruined by people just trashing it for them. But thank you for bringing this to light I'm sure the guys that made this content didn't want to not be completely unethentic 😮

The best bit for me was hearing him say ‘din dins’, I haven’t heard that phrase for years!!
Oh my dad used to say “din-dins” when me and my sister would watch Jaws as kids, when it looked like the shark was about claim it’s next victim.
My mum used to say "din dins" to our dog when she was about to feed him. And he would usually get excited and turn around in circles when he heard it.

It doesn't get much more EPIC than joining Ghost Theory on an Amazing Paranormal Investigation. Cameras being left on all night was Brilliant, capturing those foot steps gave me a serious case of the goosebumps! I really enjoyed getting a peek into the behind the scenes things, that was fascinating.

The thing with abandoned places is theres animals and things falling apart falling on the ground making noises so it's really hard to tell for me personally
I still think the best modern evidence I’ve seen at 30 East Drive/Black Monk House was on Paranormal Lockdown when they captured the shadow go by the door!! That was amazing. But they were there for 3 days!! Love ya ghosties!! 👻✌🏻Stay safe!!

Personally kinda tired of every investigator at every house, asylum, prison or museum listed as the "Worlds Most haunted"...its like they don't get that having something listed as the most haunted mean's the title goes to 1, just 1 place, not every single place you visit...as for floorboards, glad someone get's it...i mean most of these sounds can be given over to just house's settling (like dude most of these places are old as hell) or just normal house sounds, like radiator's or hot water tanks/plumbing...only thing to add about this video, sorry but can't believe you just walk in a house and immediately smell sulphur...i mean if they did it could be related to natural gas or busted egg's for that matter...don't like other's trying to make it out like its some kind of demon...This is my first video of watching of this group and already not happy about thing's are coming off fake...

I love watching your videos as you seem very genuine, honest and funny guys, which make them entertaining as well as fascinating. I've been doing paranormal investigations for almost 30 years and 30 East Drive definitely pulls you back, even though the last couple of times we've been not a lot has happened. I do think you're right Joe when you say its not as active as it used to be, we have been 8 times I think over the past 15+ years and the first time I went there was so much activity I vowed I would never go back I was so scared! (I don't scare easily and nowhere else I have been has ever made me feel like that place does) We heard a girl crying so distinctly that one of the group we were with had to leave as it was upsetting her so much, we had things being thrown at us, people trapped in the coal shed, the dining table moving across the kitchen and trapping someone against the wall, scratching sounds coming from the walls and under the floor. However, I felt the pull to go back again and again. I feel that it is being 'over done' now and as you say, things don't seem to happen as much when you ask for them, more when you are trying to sleep. An intriguing place for sure and good to see it from this point of view. Thank you for doing what you do and keeping it real 🙂
I don't mean this as an insult but I always find it strange that Paranormal Investigators seem to be so scared of the locations that they investigate. Maybe, if they spent time engaging directly with the supernatural by using traditional methods and getting to know the other realm, they wouldn't be so afraid.

I've paused the video at approximately 27 minutes and I'm wondering with such a house(premises) with such a horrific haunting that many other people witnessed too, that could it be a case of the ghost(s) actually haunting the person or family themselves as appose to the actual building, and perhaps the reason why this house now doesn't really live up to its horrific past and what is heard nowadays could be the residual energies left over from such s strong energy that once was? 🤔 This actually makes me wonder to many hauntings, even like the perrin family in America that lived in infamous haunted house there that experienced horrific hauntings, but yet again since them moving out, the house is a lot like 30 east drive! With this said, it would be interesting if you could investigate a person or family that have experienced such terrible hauntings with all your equipment and see if you capture much more evidence from the actual people as appose to the house they used to live in! 🤔🤔. Its just a thought!

I worked in the Funeral business for near 17 years and honestly can say that I have never seen any ghosts. Have heard some odd things and smelt different perfume scent in the air. But, was always respectful aloud to the dear departed. So, all in all...who knows. Peace.

Absolutely awesome!! What a cool idea leaving the cameras rolling while you were out + overnight. I'm going to watch this episode a 2nd time tonight because I'm sure I missed some noises + I want to see if I can spot any movement. In the part where you guys left to eat, I swear that I heard what sounded like a little girl/s talking + giggling, more than once. Elliot + Joe, please tell me you heard that when playing it back? No joke!! Alot of times in other episodes, I wouldn't hear what you guys did but since I bought a pair of really good earbuds with noise cancellation + enhanced audio, I've been hearing so much more! I bought the earbuds specifically for watching/listening to your investigations. FYI, to anyone that says the noises I heard were coming from the family next door, just don't! You can estimate what direction the noises come from, as well as how close they are to each camera. Thanks for another epic paranormal hunt! Love Cat 💋

I have a few things I would like to add-To the people in the comments who say that everyone who investigates a place has the title as, "the most haunted house" isn't what you implied. If they would bother to read your description, you say if someone proves this place is for sure the most haunted, then you would go with the title. You even said it may not be haunted at all. I never watched any other paranormal explorers do this place, so you are my first and only watch here. Second of all, those were footsteps, I don't care what others say. It angers me because you're the only investigators I watch because you are honest in every video you have done. Maybe a whole lot wasn't happening, but you didn't say otherwise either. If someone doesn't agree with what you say or do, then don't watch. Or better yet, watch all of their videos and you will see several times, they catch nothing and admit that. Thats all I wanted to say.

Well, well, well, after years of watching so-called legitimate ghost hunters & those claiming nothing has been tampered with or set up, only for those allegations to be found wanting on closer inspection, finally the search is over in having discovered 2 guys who are not interested in pulling the wool over people's eyes & amatuer dramatics. For the 1st time, I have found 2 people who actually do what they say they're gonna do & do it properly to the point of dubunking themselves by explaining a suspiciously interesting noise only to work out it was themselves opening & closing the car door. Significant because so many others would have seized the chance to exploit it as "real" instead of being, gee, I dunno, honest!!!! Thank you for your integrity & decency. This place in no way whatsoever justifies the title of world's most haunted house given it is most certainly NOT haunted but your committment to the mission is more than admirable. Thank you for your time & effort.

I think that when a home is empty the activity goes dormant. The energy is different. When occupied and there is all the energy and personality of a family living normal day to day life in the home that dormant spiritual activity can awaken and build energy. If a every day normal family were to move in, not knowing the history and start living life as usual families do, then I think the haunting will rev up and become as it did all those years ago.

Hi Sue. Just enquired with the boys. I don’t think it matters when you hit the like. However, they are aware that YT does recognise some comments as spam even if innocent.
Yeah if you like in the beginning of the video TH-cam just assumes you are a fan of the channel where as if you like at the end or everyone seems to like it at a certain point they assume it’s a good video and pushes it more. Won’t necessarily be seen as spam though

I don't think that house is haunted, the ticks and taps just sound like regular house noises. Don't really know for sure if that was really footsteps and if they were, they could potentially be coming from next door. I've watched many ghost hunters going to that place and no one ever captures anything. In the end, it's always great seeing the both of you doing what you do best :)

I too have seen a lot of footage from this house and I’ve not witnessed anything for me that’s convinced me that ghosts are that house. I noticed that the stairs are extremely creaky when they are walking on them. I’ve done a lot of building in my time and I know that timber and knots on wood crack and pop during temperatures fluctuating through the day night! Having an opinion isn’t trolling.

As to your poll, I Iike times that you leave the cameras alone but do feel that the episode does miss the charm of your interactions. The way you both work together really makes me laugh - this was missing a little tonight as you were both so understandably exhausted by the end. down stairs early in the video there are 2 chairs in between the doors but later there is a third chair in the right hand doorway that could match the dragging noises caught on audio, you appear to have walked through the additional chair when entering the room

Enjoy your channel, and how you debunk things... or aren't able to. Earlier today, I was watching one of your earlier videos, in my studio, and I had my door slightly open and it creaked. This is a little uncommon as this house was built in 1906, and we've had the family of the original owners tell us the things we've experience was "the old Mrs. McGurrr" causing it. So, since the family had been here things have calmed down, but every once in a while things happen. The odd creaks of floor boards, and the door creaking. So I told my ghostie to come in, sit down and enjoy the show. 😍

I'm glad you admitted at the end that pretty much nothing happened because all I heard were normal house creaks due to temperature and atmosphere changes like air pressure. Also, the fridge makes a lot of noise. At least you didn't go all jump scares on us like a lot of others do. You know, the ones that are scared of their own shadows and talking into the phone app. I can't be doing with them. Such obvious nonsense. Having just cameras set up is the best way to go for me and review the footage after, like you did.
I'm sorry but this house is not haunted the lady next door tampers with investigations by banging on walls and they also have sensors all over the house which causes taps to turn on amongst other things,I'll rather investigate myself the house that cries.
Oh no what a shame, as I know how important it is not to have any kind of contamination on a ghost investigation as it completely wastes the time and effort of these poor gentlemen and makes genuine ghost investigators look stupid. I am a ghost investigator myself and left my old team to start up my own let's just so it was a "conscious decoupling" to the reason why I split with my founder/uncle of the team lol 😂 so just waiting to build up my own equipment as it's very expensive hobby but I was born to do this being a empath and psychic medium but sorry I digress I feel really bad for these guys doing this investigation just to have it ruined by people just trashing it for them. But thank you for bringing this to light I'm sure the guys that made this content didn't want to not be completely unethentic 😮
