What I leaned is that really Depends on the state. I bought 2 in Georgia this year and it’s 3-4 % but it’s less than 1.5 in California where the seller pays a lot of the fees and the houses are more expensive so fix costs are less in proportion to sale price.
Fyi, for the town Waxahachie, "Wax" is not pronounced as in "candle wax." It is pronounced "Wahx" as in when a doctor asks you to open your mouth and say, "Ahh."
the after repair value is absolutely rediculous. Look at the other property its rediculously nice compared to the dump you have. Your not getting $360000 and to claim that its "Conservative" to increase the value of the property by like 40% is absolutely crazy.
