  • The most ridiculous negotiation practice I’ve seen in real estate is this...
    If you go to buy a house, the agent or the builder, will almost always tell you that there are no options other than the 2-3 they’re showing you
    because practically all the units in the project are sold out.
    They’ll put you in a position where you can’t ask for a discount, can’t say I rather get a park facing or a North facing or a preferential house number...
    Because they absolutely want to kill all the negotiation power you have to point issues with the project and seek a better price.
    This artificial scarcity is so easy to see through by just going on the RERA website of your state, and looking at listed projects.
    Each project has to upload a mandatory quarterly report in which they have to give all the details of number of units sold, left unsold among complaints received against the builder and what not.
    Those who know how to use this information have some ground in negotiating real estate better.
    Negotiations are all about managing emotions and keeping an upper hand, and nothing helps do it, but data... which in the context of real estate, the govt has already given you access to.

    Updates to the inventory on RERA only occur once customers have entered into an agreement. Developers collect bookings and finalize the agreement at a later date. After the agreement is finalized, it takes two quarters for the information to be uploaded to RERA.

    Jab inventory local builder le ke baitha ho resale karne ko toh ye advice kaam ni aaegi. Plus quarterly updates in the age of real time transactions 🙏
