Unpopular opinion but I love the lighter buffet cabinets. Just my preference but with the dark tv and fireplace, I like the tan complement. Know you’ll do an amazing job whatever you decide! Side note: if there’s a Haverty’s near you, highly recommend. My roommate has gotten some amazing piecess there for a really good price (we have 2 cats so couches get lots of wear/tear) 🏠
I love the second living room option with those darker buffet cabinets and the shelving on one side. You could even do valances for those little windows!

Really like option 2 with the black buffets and 2 shelves above each. Would finish the windows with a cream blind, same colour and material as the curtains and swivel chairs. Would put black curtain rods with the curtains on the long windows.
Definitely like the curtains and I would do the black buffet cabinets but I wouldn't hang any art or shelves above. I would just give them some height with lamps. I would style the tops of the buffets with matching lamps and some other decor, not identical decor but similar. If you must hang something I wouldn't do shelves or multiple art pieces, I would do large artwork over top of both cabinets. I think the other options would have the eye wondering around too much. I also love the chairs, depending on the size of the LR you could even do both the cabinets and the chairs, just pull the chairs out a little more towards the sofa:)
Loving the home updates! I think the black buffets on each side of the fireplace and adding the long curtains would look great! Did the stains come off the chair and pillows?
Choose quality when it comes to a sofa…I understand if it’s not in the budget but if you’ve bought several 1k sofas over the years than you could have had the 4k sofa and it would likely still be holding its shape and looking great. I would spend more on the sofa and cut out in other areas. Another suggestion, if the cushion covers do not come off a steam upholstery cleaner works great to keep them clean.
black buffets for sure! you're getting curtains for the larger patio windows right? Those may interfere with side curtains next to the TV. just a thought!
When it comes to furniture, it makes way more sense to buy a better quality one that will last years than to buy cheaper and have to replace every year or two.
I’m moving soon and shopping for couches has been the bane of my existence lol. I’m looking for the quality removable cover ones with firm cushions and can’t wait to see what you find 😩💕 So far I like Castlery’s Hamilton Collection and Cozey’s Ciello Collection P.S. the doggies are so cute 😭❤️
Okay, love the rook, I would put Roman shades on the little windows, and then buffets under each side! Keep their chair on that side of the room. Looking good so far!
For the Window situation I would either leave them as is or put the film cover over them, not sure what there called but basically you put them on with a Credit Card taking out the bubbles & it sticks to the window. They have plain or different patterns to choose from but they still let in all the light & but provide some privacy. My Friend did this to the glass window she had next to her front door a looked nice & modern.
Okay so can I hire you to come and decorate my new house?? 😂😂 my goodness your space is beautiful. FYI I got that Bible in my cart, and even my husband wants one!❤😊
Katie, option #2 with a beautiful plant. No curtain. The room lacks life. Seems very cold and needs warmth. No side tables or ladder. Add 3 pieces of art of different sizes with some beautiful scenery or flowers. The couch could be smaller if you get 2 of the chairs. Why gray? Looks very institutional. Try a taupe or latte color. Just some suggestions. 🩷
Valentine’s Day was 2 wks ago, super late on the vlog posting!!! ** The patio carpet should cover the whole area indoor-outdoor power washable!!! Easy!!!

If you have a big lots near you it’s such an underrated spot for furniture/couches! Usually pretty cheap but not terrible quality at all!
