    I am an HQS inspector for Saginaw County In Michigan. It's pretty much the same process for our Permanent Supportive Housing program here. (Formerly Shelter Plus Care and Single Room Occupancy grants) we actually test every plug in every room too with a three prong or two prong tester to be sure the plugs are wired and grounded properly.

    Awesome video!
    Other items we check during our HQS inspections:
    We must wear shoe covers before entering a unit.
    Confirm porch light works.
    Record refrigerator/freezer temperature.
    Grab sink faucet base to confirm it’s secure.
    Confirm there is a stress clamp on bottom of disposal.
    Under sink, check to confirm there is no gap around the pipes where they enter the wall.
    Confirm the water heater temperature pressure release valve drainage line flows downward.
    Confirm breaker box switches are labeled.
    Confirm toilet seat, base & tank are not loose.
    Confirm toilet flushes without holding the handle down.
    Confirm escutcheon around shower head pipe is flush & secure against wall.
    Confirm downspout/shower head/shower head pipe are not loose.
    The REAC inspections are much more comprehensive than our HQS inspections for Section 8. We have to be in & out in 20-25 minutes and there are many SFD where the interior/exterior/garage needs to be inspected. My largest unit inspection was an 8 bedroom/4 bath SFD.

      You’ve never had a real Reac if you wear shoe covers. If you have units that nice you got what we call in the biz a cake walk

    A window egress deficiency in a one window room is a level 3 and an EH&S, a window egress deficiency in a two or more window room is a level 1 and no EH&S. The light in that room appeared to have one burnt out bulb. That would be 50% of lighting and should be recorded as a level one deficiency. A missing bulb would be a level 3. Smoke alarms should ring out all smoke alarms in the unit if they are network alarms. This will not reduce points but it will cause a decrease in letter grade and require a response from the property owner. I like your vinegar on the shower head trick. I agree with you on the egress issue, if that 75 Y/O person had a severe fire in his unit he would not think twice about jumping out of the window. Doors: closets and bedrooms are level one. Entry and bathroom doors are level three. You guys did an amazing job with this video. I have seen many REAC videos and this is one of the best. Please correct me if I am wrong on any of my suggestions. Thank you.

    Blocking the box is called impeded access to breaker, how ever it’s only a violation if it’s a large item, a poster would not classify as such

    Don’t forget to check the connection on hood-vent some are plugged in inside the cabinets. They have missed a lot.

    Don’t forget to look under the disposal where the wire goes in, to make sure you don’t have any exposed wires (0.94 point value)

    Hi Sir, I would like to ask you, i have GFCI receptacle and there is a little LED light on the GFCI receptacle stay green all the time no matter when I hit test or reset it still stay green. Would I pass the inspection for that. Thank you very much in advance.

      No, however if you have baby locks on the inside of a door preventing anyone from getting out of the room they can, I know you are thinking 💭 who would do that? I see it every day

      shungangrockstar this inspection is for government funded housing. it is for what is called a reac inspection. depending how you do is how often you have them. they are done wether it's occupied or not.

      @@Mike-cc3bc depending on how they do, because the tenant does not have the power or the know how to correct it. I feel like they look but they don’t do nothing. Is that because they only supposed to check and it’s the landlord that needs to follow up? They also said I can’t change the locks… but I know the super was coming in here when I wasn’t home so I changed them.

      Yes, when you signed a lease with any subsidized property you are accepting that they will conduct several inspections and all areas of the unit are inspectable. READ THE LEASE!

    I suspect our property manager was getting kickbacks from the elevator technician and the laundry repair people as well as the roofers.. the property manager had them working on her own personal houses that she rented out.. she just blamed everyone else for all problems even though she was the one that hired the 'bad vendors'..

    The female inspector checked the smoke and the door. That’s it. They didn’t do anything else but want to keep coming…. Outlet is not good
    They see the problem with the pest when I came there were none, I’m barely home so idk how so many came out of nowhere. DT out they just bullshit cuz aren’t the problems supposed to be repaired?

    Then this little job want 4 hrs notice if you gonna call out but they calling you a hr before to tell you not to come in when they don’t need you. Smh I hate feeling like other people are in control of me
    They want evidence of how I’m living they don’t give af about the hazards cuz why come and do nothing ? They are making the place habitable for gentrification but surveilling the poor and literally doing nothing but spying. Then there’s this energy like you poor and you need them when it’s the other way around. Nobody but the base and crack heads living for practically free… so to leave an apartment complex unattended to is unfair. I have to ask over and over for them to come out here. But they want to come on their own at whatever time they feel like. Sometimes they don’t even come
