Who is responsible for the build; CSC or Hamilton Hills? 2. If Hamilton Hills, who is the builder. What is their track record of delivering? 3. Who are the promises underwritten by? a. You as their agent are making these promises? b. Hamilton Hills company (whoever they are) are making these promises c. Capital Smart City agrees to be held responsible 4. On non-delivery or late delivery, who will be responsible? 5. What if the developer does not deliver to the level of finish that it promises, or decides to cut costs? 6. What guarantees there will be no escalation charges? If there are, who will arbitrate? Does the consumer have a say in such matters? As an agent, will you take any responsibility?, or will your responsibility end once a sale is made? 7. Who controls the monthly/yearly maintenance fees - and what checks and balances are in place that those charges are not extortionate and simply a means of getting more money out of consumers? 8. What guarantee is there that the developer will not impose other charges for things that the end-user assumes are part of the build, but the developer believes otherwise? Investing in Pakistan is risky because I and many others have experienced the above issues from one society or another - so the question is how is CSC different (backed up by a written guarantee) for all of the above points?
Take Trivillies as an example they left the project these hamilton will leave things in the middle and they will part their ways with csc due to their policies. Take Dr enclave in OSC they didn’t bother joining as they were smart enough to understand early indicators.
@@Landlord109 I like Rizwan. he is the main reason I invested in CSC - yes, he is a businessman and like any businessman making money comes before people - but understanding of some basic principles that CSC will adhere to is important, and I hope Rizwan will not shy away from highlighting those and company policies/structure around those... It is a lot of money they want us to invest; so I want to move past 'everything that glitters is gold' to an independent and accurate assessment of how safe my money is; how CSC has responded to people's concerns in the past and who will take responsibility for failure of this project. Comparing with other societies am cognizant that Faisal Hills was next to B17 and ideal for organic growth (being on the Peshawar side helped investors from that region), Bahria and Gulberg Green were naturally aligned to Rawalpindi, Rawat, and the overseas wealth from Mirpur, Jhelum, Dina, Gujar Khan, as well as very close proximity to the capital. What has CSC, other than the goodwill and the word of mouth of early investors - it is not clear where its investors will come from (Chakwal, Kalar Kahar?...I have my doubts). It will become liveable only through the cooperation of early adopters and giving those confidence MUST be its primary objective - otherwise it is hard to see people moving in large numbers to CSC in the medium term... It is a shame as I believe in the vision of CSC (golf course aside), and I hope CSC can make a real difference to Pakistan through its vision and what it is trying to achieve. However, if there are individuals who deem themselves to be bigger than the society (above the law) and above accountability then that could affect the society negatively.
