    I’m in FL and rents are rising. I’ve never seen anything like it. I pay more for a one bedroom in a crappy part of town, than I did in 2016 for a two bedroom house with a loft in a wealthy neighborhood. Rents aren’t falling in the panhandle

    My property taxes increased 40% 2 years ago. The cost for repairs has also increased dramatically.

    Federal rent control would be unconstitutional. it violates the Fifth Amendment. Also, if an eviction moratorium was unconstitutional during COVID, the same thing would be unconstitutional now.

    I don't think giving taxpayer money in the form of vouchers to his renters rather than rent control is going to help the national debt. It is just going to assure that he get full rent payment off the backs of taxpayers and give him an incentive to raise rents.

    Lower insurance rates, lower supplies cost (heat pumps, Freon, flooring, etc), maintenance charges (plumbers, electricians, HVAC,etc), property taxes, not exclusive - landlords might not need to keep increasing rent. The cost for landlords has skyrocketed over the past 4 years. Why are they the ones politicians are always going after? Maybe cap utility charges, property taxes, insurance rates, interest rates?

      Rent control certainly has unintended consequences. Property owners in SF are so against rent control there have been 40,000 vacant units for years. So does regulating insurance companies from increasing their prices.

    *The point* of the current proposed rent cap is that *rents have ALREADY GONE UP 32.1% in the last 4 years,* are continuing to *GO UP,* and there is nothing in the data to suggest that rents will *go down.*
    *FURTHERMORE,* if developers won't be raising rents in the near future, what difference would be to make it official and put a 5% cap, if developers don't plan to raise the rents above 5% anyway?

    Rent control is just wrong. Let the market decide rents. No one is forcing anyone to rent a specific apartment or house. If there were rent control, I would sell my house before I would rent it.

    This is a tricky situation due to the fact that a lot of the properties apartments and houses were brought up or bought up by foreign entities and now they're ran by property management companies who uses rent as a way of making themselves money. Look at the urban areas and see how many of these houses and apartments are ran by property management companies and who actually owns the property. In Michigan you can say at least 50% of properties are owned by foreign entities

    Go figure... A landlord isn't for rent control... Go ask the good citizens of San diego how much over development helped their rent Go down... Rent there is some of the highest in the country and it's not because supply is low. Rent does absolutely need some control. the upfront payments are unreasonable, and apartments and houses rent for roughly 1/3 more than they're worth (in some cases more than that) The greedy real estate companies are partially to blame. As far as I'm concerned. It's a city and state issue though. The president was just pandering.

    I love the way he described tax cuts as a free for all for business-thats why we have laws.     Every politician should take a fundamental class on economics. Anytime a price cap is placed on a product, it will cause long-term damage. It's 2024 and this will be another case study on what happens when you cap the rent. This may not be feasible for the investor to make a living and will have to sell or foreclose. Squatters will live rent-free on abandoned property because the former landlord couldn't set the price to the market value. Horrible idea for price caps.

    Vouchers only work if and when there are landlords that will accept them.🧿Also vouchers are only good for a certain amount of time, where do tenants go when landlords won’t extend their time? Low income housing on the other hand allows for tenants to stay and live like normal people, as long as their paperwork proves their low income status. These days unfortunately there exist buildings that consider $100,000/yr to be low income. People need to be honest about what truly is considered to be low income status. Also be honest that there is no profit in building low income housing so where do low wage earning people live? 🌸🦋

    I gross 965 dollars in 3:37 retirement after 37 years of working as a Nurse and BA in Social Services. I went down 2 flights of stairs. I was 58 and forced into disability and I was 62 and lost an additional 1100 dollars monthly. I'm so grateful for HUD housing or I seriously would be homeless.

The government must cut each years budget at least 5% per year and in ten years the debt should be lowered to a reasonable level. No more deficit spending; the yearly budget must have surplus to pay down the debt. The debt and deficit does not help our economy; hard working Americans drive our economy. Our national debt is 33 trillion dollars.

    I worked as a supervisor when rent control came out in California. Every realtor or property owner fought against it. For the people able to get into a property under rent control it was great for them. It was a time that owners were made to buy earthquake insurance which was expensive so rent control is something they hated. I am all for rent control. In California a single apartment is $2200 a month. Many that is the total amount they make. Owners still can raise rents but it has a cap on how much. They also can add on for certain repairs. It is a good thing for many Americans. I never saw the building go down like he said either.

    Not realistic and madness. Rent going up 5 percent when water bills for a building goes up 16 -18 percent and taxes get overrides over 2.5 percent and inflation . It is not sustainable in Massachusetts. Likley everywhere else .
