- I owe you an update: this is why I haven't had another cabin update lately... 😅
I'm building a tiny cabin in the Catskill Mountains 2 hours north of New York City. We started looking for land in January 2021, bought land in April 2023 and this is the update on our journey... it's been rough. 🫣

I'm so sorry this happened to you. I am the Permits Coordinator for a Luxery Home Builder. We build about 800 houses per year in multiple cities and counties in 3 states. The plan review process is pretty standard with most cities. They have to approve the construction plans with the architect before you can actually submit the application for a permit. This process usually takes 90 days if the architect has everything on the plans to include the city codes required for that specific area. Then once you have plan approval you can apply for the building permit but part of that application requires a site survey to include the location of the septic tank and septic fields. That site plan has to also be approved by the state Health and Environmental Services where the septic permit us issued before the application with the site plan can go to get a building permit. That process takes about 90 days of you have everything in order. Once you have a septic permit you have to submit the site plan to the city zoning department with the septic permit to get zoning approval. That takes about 30-60 days. That's where they approve the site plan and assign an address to the property. Then you take all of that and submit it for permits to include the city approved construction plans. Then the final building permit review takes about 30 days. Sounds like this is where all the time went. 😊 Hope this helps.
I’m so sorry to hear about you all troubles with building permits. In my experience, you have to take the morning off from work and go in person to talk with sweet old lady at the front desk. I would mail, call, and email but nothing got done until I showed up in person with all my paperwork printed and ready to resubmit/review/etc. Speaking from personal experience.
My house was built for me in 2016, but with an established builder on a piece of land they had previously acquired. We were able to change the Floorplan from what they'd originally intended to put on that lot, the whole process only took 6 months from start to finish including the permit, but there were some glitches. Definitely check up on the construction frequently (daily if you can), as it will save you headaches later catching things that get mixed up in process instead of after the fact (they were putting a lower grade carpet pad in than we'd selected, forgot to put the tray ceiling in the living room, etc). But there were still some we missed, and they messed up. Like not hooking the water up properly to the dishwasher, so a year later they had to replace the flooring, subflooring, and lower cabinets in half the kitchen (thank God for warranties). This was a good builder too. Always remember, trust, but verify....
I knew the area as soon as I saw the road and stone wall. Possibly one of my favorites! Best camping and hiking hands down. Congrats girl!!! So dope!

Erin, I’m so sorry to hear this! I am a real estate agent and I often hear folks telling me that since they can’t qualify for a house, that they would just buy a lot. Wrong! If you can’t qualify for a house, you would be better off working on your credit and down payment & getting a loan on a house. That way, you can lock in to the interest rate instead of floating. I could go on and on… no tax benefit until the home is built. Ugh! So not for your average first time buyer. Wishing you a smooth build! .

We had a similar experience only though we skipped the permit stuff cause be bought a shell. But taking it from there to a finished house isn't a lot easier. It is a lot more expensive than we thought, and a lot longer than we thought. We also unfortunately hired a crew that was not honest and did many things wrong, we ended up eventually canceling the contract and they did not return the money we paid upfront. Plus everything got more expensive because of COVID and now the war in Ukraine ( we live in Europe ). The interest rates went sky-high... It seems like the worst time to build a house for probably 15 years since the last crisis. I have sooo many different stories that I could bring up, that I started thinking about creating my own YT channel because some of these stories are just unbelievable. Now you have personally experienced partially the reason why the housing market is the way it is. And permitting just gets harder and harder every year.
Ryan from Victory Outdoor Services is somewhat facing the same issues when it comes to building his own building on the land he purchased that will be used for his Concrete Company and any others that would like to rent from his place. Same thing also with sewer drainage. So many red tapes when it comes to just simple things I feel like but then again I don't do that type of work so idk the logistics of it all.

The DMV overcharged me $650 (despite me questioning multiple times). They still haven’t refunded me and it’s been 8 months. Every time I call they give me a new extended deadline 🤦♀️

wouldn't it be alot less painless purchasing a house in the Pocono Mountains? you would have got more bang for your buck...the building permits come from the local municipalities...
The place she’s building in is absolutely beautiful and I wouldn’t go Poconos over it. Lived in NY my whole life with a cabin in the Adirondacks. I go hiking/camping often. That area in the Catskills is by far my favorite.

Sounds like you ought to sue the contractor and architect for all of the interest until the house is built. ;)

Who in their right mind still lives in New York. The second most expensive and corrupt state after California. You are an awesome TH-camr the reason that you don't have a million dollars is because you are paying taxes through your nose. Ditch the cabin, for that kind of money, you can buy a bigger property in sunny Florida and just fly there on the weekends still would be cheaper. Don't worry you got this. 👍
