The problem in Pakistan is that if you store something at warehouses then it gets stolen. I have heard many stories about it. You have to factor in additional money to hire guards for 24/7 Security.
Depends on society and location... I bought plot in Bahria orchard phase-8 rawalpindi during January 2020 with 17 Lac and sold into Feb 2021 at 21 Lac. Alhumdulliah
I have learned so much from you and you are right about not investing in plots. However, buying bricks as an investment is GENUINELY the SHITTIEST business idea one could ever give. On the other hand, one could invest in brick kilns and definitely make good money out of it.
Keep long term and short term goals! If you are investing for something to have benefit after 10 years then you can invest in commercial plots in government approved societies. That kind of game can give u boost. But if you are aiming for have return in 1 year to 3 years then plots are not good option as development are very slow. He put it very well that don't put all ur eggs in one basket. Just think if we'll established place where there is demand of rental property then it's a good think to invest there. Rental value will increase and also the property will grow. In short term buying a plot in unknown society is dead investment. Comments are welcome , always open to learn.

I bought a plot in bahria in 2010 for 15 lac now the price is 95 to 98lac for that plot ,,,but the other one I bought for 40lac in 2017 now its 32 to 35 around, I guess better to buy a car instead bcoz in Pakistan every year vehicle prices go up around 5 to 8 lack in a year ,,,,but best option is dont take your money there for investment in current scenario,,,big risk

who will take care of the bricks? Probably you need to keep one guard or else i bet the next day bricks will be gone from your own land. The guard comes at a salary and may be you could employ him to be a seller too but then the profit would just get consumed by the guard's expense.

Brought 1kanal in Top City for 64 lakh in feb. 2019 . Sold it 1.36 crore in Sep. 2020 during corona. Brought in end of 2018, 9 lakh 1,5 kanal plot in Kalar kahar Sold for 26 lakh in in June 2020. So keep on with buying what ever u buy. But still Plot is god investment if u now what u do.

Technically you have a point, but practically its near impossible for the avg person to invest in bricks. Because your return is based on volume sold (given low price of bricks). You wont make a handsome return with 200 bricks. You need massive volume to store (which would include storage cost). Plus, the price of bricks increases based on demand, not based on yearly basis. Right now you see a peak in prices because of the surge in construction demand, not because of fuel and other inflation. So, i appreciate your advice, but frankly i see little practicality in it. This again, is my personal opinion.

why dont you go to your friend and his father. you have a better chance of learning from them. work for free with them and learn. this is how i learned myself, working for free and learning the trade.

I bought a plot in bahria in 2010 for 15 lac now the price is 95 to 98lac for that plot ,,,but the other one I bought for 40lac in 2017 now its 32 to 35 around, I guess better to buy a car instead bcoz in Pakistan every year vehicle prices go up around 5 to 8 lack in a year ,,,,but best option is dont take your money there for investment in current scenario,,,big risk

@azad bhai, I feel the trend will be changing soon. People will be shifting to cement blocks as they are cheap and manufacturing bricks is no more a profitable process. Buying bricks is fine but if it is short term like 2-4 years. Otherwise the trend may change

yes its a liquid investment. But cement blocks are also replacing the bricks industry. 50 years back there was hardly any house, building constructed of blocks in Pakistan but to day 50 % share of the market has been taken up by cement block industry and it is increasing gradually.Particularly multistory buildings and towers and column houses.

Plot bachna is difficult, but bricks ko store krna is really difficult and literally expensive, because aap bricks ko ksi k bhrosay us k bhatay py ni Rakh saktay , yaqeenan aapko ik bara Wearhouse chaheay Hoga weather say bechanay k liye ,q k bricks ko barish ma zada arsa rakha jy to uskay masaam bnd honay lag jaty hain and wo use k kabil Nahi rehti, so I think it's not a safe investment!
who will take care of the bricks? Probably you need to keep one guard or else i bet the next day bricks will be gone from your own land.
The guard comes at a salary and may be you could employ him to be a seller too but then the profit would just get consumed by the guard's expense.

Sold for 26 lakh in in June 2020.

Technically you have a point, but practically its near impossible for the avg person to invest in bricks. Because your return is based on volume sold (given low price of bricks). You wont make a handsome return with 200 bricks. You need massive volume to store (which would include storage cost). Plus, the price of bricks increases based on demand, not based on yearly basis. Right now you see a peak in prices because of the surge in construction demand, not because of fuel and other inflation. So, i appreciate your advice, but frankly i see little practicality in it. This again, is my personal opinion.
