Some sellers usually do their own valuation report before putting the house up for sale. Not all sellers will be okay with you doing your valuation before the offer but you can ask. Also, do your research on other houses in the area and with the same features to know whether or not the sale price is justifiable.

But question, what if I have made the offer and my money was transferred to the seller’s attorney but when it reaches the point for me to get the money from the bank they don’t want to lend me even though I got pre approved??? Do I get back my money from the seller???
Before you pull out of the sales agreement, ask for some more time to engage another financial institution. If that financial institution doesn't want to finance it, you can now ask back for your deposit, which may be subject to a charge based on the sales agreement.

Yes you do. The deposit is to initiate the process. You also pay transfer fees and your attorney's legal fees
So the bank will ask for all these documents again?
Yes. Depends on the timeline between when you found the house and engaged the bank
