the only thing that makes me pause, For real though SMUD is next level..I have about 1000 sq foot house in sac and rarely is my bill above $100. SMUD is also just really fucking nice to their customers. 8ish years ago I had an issue with plumbing on an older rental where it was leaking hot water into the drain. By the time LL got out to fix it we racked up an $400 bill which was crazy back then , we paid 60-80 . I called the agent in tears because, young mom freaking out over it. The agent was really nice and said he wasn't sure he could help but he'd try. I figured nothing would come of it and we scraped up the money to pay it, then about a month later I randomly got a check in the mail refunding me the ENTIRE amount. During the pandemic partner got laid off and I didn't pay our bill for awhile, long time, racked up $800, one day they just knocked $600 off without me even asking and been caught up ever since! SMUD is a treasure. I lived in Oroville for a long time, really enjoyed it. Jobs tie us to Sacramento unfortunately but I can't wait to move back out that way. Lazy sunday mornings along the feather river are treasured memories ❤

I’m looking at homes in Yuba City (coming from sacramento) - the thing I am the most nervous about is access to things I’m used to having close by (for example, grocery stores, movie theaters, etc) so I’m wondering, how “small town” is it? Would someone from sac notice a drastic decrease in shopping and entertainment options? I understand if I want to go see a musical or a concert I would likely be driving to sac which is fine- I’m mostly wondering about all the little day-to-day conveniences?
It's gotten better. A Costco is coming, but we have: Sam's Club, Home Depot, a movie theatre and Sutter Street in Yuba City has comedy acts and some nightlife. Sacramento can be frustrating with the parking downtown. They are talking about doing a version of "Chalk it Up" at Veteran's Park at 5th St & H St in Marysville. For myself, the savings was worth the 35-45 minute occasional drive to Sacramento or Roseville.
I'm considering buying a home in Yuba but would need to commute to downtown Sacramento for work. How is the commute during peak traffic hours, is it horrible? Guess I'd be taking the 99.
Not bad until you hit Natomas by the I-5 and 99 split. Plumas Lake and many parts of Yuba-Sutter have park n ride facilities for commuters to Downtown Sac.

I've had tacos there! Steele Coffee House makes a great cold brew coffee as well.

Many new homes have solar that can greatly offset the difference. Especially if the system is owned outright.
