    Hello everyone! I am from Afghanistan. I was translator with the US Army in Afghanistan. In 2014 I was forced and threatened by the Taliban so I left Afghanistan. US Army brought me to the United States to protect my life. Taliban burned out my house, land every thing I had. Today in America after 4 years I have two houses and a peaceful life. Off course I worked hard for it, but I just wanted to thank this young dud. Your awesome man. I learning a lot from you. I hope I meet you one day.

    Always tell your agent pull me all the comps with pictures that have sold in a half mile in the past 6 months. Pictures are important because it shows you the condition of the property.

    They accepted my offer on my second rental. The person was in distress the house wasn’t listed but heard she wanted 60k they accepted my bid at 53k. It’s definitely worth it and more.😁

    Kris I love your videos but for your viewers I want to mention you did the value search backwards, the $260,000 part should have been in the first box, that’s why it was showing a home with a value less than 260k! You have to put 260k in the first box not the second!

    The reason the website wasn't coming up with the correct estimated value is because you were supposed to put 260,000 in the minimum box, instead it was put in the maximum 4:46. So there might've actually have been other homes worth more then 260,000. Awesome stuff though man!

      Cole Essex no he did that on purpose he doesn’t want to pay anything over 260,00 because that’s a lot more risk

    This question is probably a VERY frequently asked question. I am becoming a realtor at the moment and I can agree that this video valuable. Having a realtor can be important but yeah you are right. Always take action and trust your own analysis.

    Great helpful video only thing you didn't mention is that software is $100 a month after a 7 day free trial which you have to enter your bank details In order to get the free trial

    The trending price amount may not necessarily mean theres equity in the property, that could mean its over valued as prices are generally subjective and market appraised to begin with.

    Can you do liens take over the property tax for one year to help the owners and still rent it out? Let say the owner owe around $5000 in tax and is about to loose the house but can't afford to pay the taxes and don't want to walkout empty handed. And you make them an offer around $20,000 to walk away but with a note to pay in 1 year. Would you be able to rent the house after paying for the tax?

    I'm confused once I get a list like this and save it do I email text call etc. all of the properties on the list even if its a nice house not distressed or if I have not even researched the property? do I have to go house by house and research each one and not call the bad ones or do I just email or call all of the ones that pop up? Help I hope someone knows what I mean

    So that first property you were looking at that has about 100k equity, if you bought it could you just turn right around and sell it for a price somewhere around that estimated value of 300k?

    Hi Kris - huge fan of you and all your videos!! Quick comment: The reason why you think the system is disobeying you is because you have put the Value in the filter as $260K or less , I think you meant to put in $260K or more (At 5:20 of the video). Thanks for all your insights!

    The comparables show that those 4/2.5 are worth 100k more then the 4/1. Not to many families looking to share one bathroom.

    Look at that second house listed for $216,000!! It says it has an estimated value of about $220k, but LOOK at the last sale price!! Do you think this is a valid indicator?

      Thatboycurtis you have to get it at a discount, with equity built in. Then you can use an exit strategy of fix and flip or fix and hold.

    I'm sure you have a video on it already, (link me if you do) But how do you use the equity? I saw another video of yours saying it's a line of credit. Do you use that to put on to the property with the equity to pay it off quicker, or do you use that property's equity on a new property and rent out the property you to the equity from?
