From my analysis, people overpaid for homes even while loan rates were low, I believe there will be a housing catastrophe because these people are in debt. If housing costs continue to drop and, for whatever reason, they can no longer afford the property and it goes into foreclosure, they have no equity since, even if they try to sell, they will not make any money. I believe that many individuals will experience this, especially given the impending mass layoffs and rapidly rising living expenses.
I advise you to invest in stocks to balance out your real estate, Even the worst recessions offer wonderful buying opportunities in the markets if you're cautious. Volatility can also result in excellent short-term buy and sell opportunities. This is not financial advice, but buy now because cash is definitely not king right now!
Anticipate rising home prices due to inflation, potential economic fluctuations, and Federal Reserve actions, emphasizing the need for expert financial advice amid uncertainties.
Thanks for sharing, I just looked her up on the web and I would say she really has an impressive background in investing. I will write her an e-mail shortly.
Back in the day, when I purchased my first home to live-in; that was Miami in the early 1990s, first mortgages with rates of 8 to 9% and 9% to 10% were typical. People will have to accept the possibility that we won't ever return to 3%. If sellers must sell, home prices will have to decline, and lower evaluations will follow. Pretty sure I'm not alone in my chain of thoughts.
If anything, it'll get worse. Very soon, affordable housing will no longer be affordable. So anything anyone want to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.
Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes. If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

I believe the retirement crisis will get even worse. Many struggle to save due to low wages, rising prices, and exorbitant rents. With homeownership becoming unattainable for middle-class Americans, they may not have a home to rely on for retirement either.
Consider buying stocks when the economy is not doing well, like during a recession. It could be a chance to buy them at a lower price and sell later when prices go up. Just keep in mind, this isn't financial advice, but sometimes it's better than keeping a lot of cash.
Accurate asset allocation is crucial. Some use hedging or defensive assets in their portfolio for market downturns. Seeking financial advice is vital. This approach has kept me financially secure for over five years, with a return on investment of nearly $1 million.
Thank you so much! This is exactly what I needed right now. I wrote her an email and am waiting for her reply. Hopefully, she responds soon. I plan to start the year on a strong financial note.
Asking a real estate agent whether you should buy a home right now is like to asking an alcoholic whether they think you should have a drink lol. Homes in my neighborhood that cost around $450k in sales in 2019 are now going for $800 to $950k. Every seller in my neighborhood is currently making a $350k profit. Simply unreal. In all honesty, deflation is what we require. The only other option is for many people to go bankrupt, which would also be bad for the economy. That is the only way to return to normal.
Home prices will come down eventually, but for now; its best to offset some of your real estate investments and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. It's often true that people underestimate the importance of financial advisors until they feel the negative effects of emotional decision-making. I remember a few summers ago, after a tough divorce, when I needed a boost for my struggling business. I researched and found a licensed advisor who diligently helped grow my reserves despite inflation. Consequently, my reserves increased from $275k to around $750k.
Finding financial advisors like vivian jean wilhelm who can assist you shape your portfolio would be a very creative option. There will be difficult times ahead, and prudent personal money management will be essential to navigating them.

Considering the present situation, diversifying by shifting investments from real estate to financial markets or gold is recommended, despite potential future home price drops. Given prevailing mortgage rates and economic uncertainty, this move is prudent, particularly due to stricter mortgage regulations. Seeking advice from a knowledgeable independent financial advisor is advisable for those seeking guidance.
You're correct! With the help of an investment coach, I was able to diversify my 450K portfolio across markets and produce slightly more than $830K in net profit from high dividend yield equities, ETFs, and bonds.
I think investors should always put their cash to work, especially In 2024, we'll start to see more market diversification. I'm hoping to invest about $350k of my savings in stocks against next year. Hope to make millions in 2024
Since risk is at an all-time high right now, perhaps you should be a little more patient and return when it has decreased. Alternatively, you can consult a trained financial expert for strategy.
Yes true, I have been in touch with a brokerage Advisor. With an initial starting reserve of $80k, my advisor chooses the entry and exit commands for my portfolio, which has grown to approximately $550k.

I'm bullish on real estate pockets in the Midwest. I sold out 95% of my real estate holdings in the Northwest in '21-'22 and 10/31'd into the Midwest. My Oregon properties I sold are up about 5% since '22....less than the rate of real inflation. My Midwest properties are up about 35%. Part of the difference is the cold, long winters in the Midwest kept a lot of people from moving here. We haven't had a hard winter since 2018. Another contributing factor is the high cost of real estate nationwide. The Midwest has historically been depressed relative to the rest of the country except rural southern markets. When I transitioned from Oregon, like properties were 50 cents on the dollar in the Midwest. The fact Midwest real estate prices were depressed for decades and the improvement in the weather, I don't see it being as volatile as Bend, Nashville, Austin or pretty much the entire state of Florida. The state to really be cautious about is Idaho. Their prices seem a little ridiculous compared to similar locations.
As a 21 year vet in Real Estate here in FL. My opinion is to stay patient and 2025, 2026 houses and multi-family properties will be on sale. Inventory here on the Space Coast is at a 10 year high and nobody is taking about it! The deals are coming!!!!! I love owning Real Estate and managing my doors! “Investors grow rich in their sleep” WB I love your message about buying cash flow. That is key 💯 of the time.
East coast FL Investor here. Builders are offering what they call "Below Market Value" and offering low financing deals. Inventory is creeping up. Nobody is buying, However curious to see what happens when fed does the first rate cut in September.
I foresee a recession lasting 2-3 years, and if inflation continues to surge, the Federal Reserve will likely raise interest rates soon. Inflation is causing various issues worldwide, such as food shortages, scarcities of diesel and heating fuel, and significant spikes in housing prices, leading to a potential financial market crash. This global downturn could have long-lasting repercussions. Given the current inflation rate of approximately 9%, my main worry is how to optimize my savings and retirement fund, which has remained stagnant at around $300,000, yielding almost no gains for quite some time.

Yes, I've been in constant touch with a Financial Analyst for approximately 8 months. You know, these days it's really easy to buy into trending stocks, but the task is determining when to sell or keep. That's where my manager comes in, to help me with entry and exit points in the industries I'm engaged in. Can’t say I regret it, I’m 40% up in profits just in 5months with my initial capital of $160k
How can one find a verifiable financial planner? I would not mind looking up the professional that helped you. I will be retiring in two years and I might need some management on my much larger portfolio. Don't want to take any chances.

Very practical advice. One advice I give to people who want to go into real estate is to make sure you're not overpaying for the house. I want to branch out to the stock market now, and I have set aside $200k, but I'm not really a pro in that aspect.
Surprised that you don't have more subscribers! Your channel shares a lot of very informative and educational videos. There are others out there with far more subscribers but are more like "sales" type channels that only benefit the producers.
It's roughly 43% worse than pre-2008 mathematically. Median income would need to go up over 40% in under 12 months just to maintain these valuations without the worst crash in history. 12% unemployment and 50% stock and housing crashes are mathematically guaranteed.
The rich stay rich by spending like the poor and investing without hesitating then the poor stay poor by spending like the rich yet not investing like the rich

Putting well-earned money into the stock market can be over emphasized for first-time investors, unlike a bank where interest is sure thing! Well, basically times are uncertain, the market is out of control, and banks are gradually failing. I am working on a ballpark estimate of $5M for retirement, and I have a good 6-figure loaded up for this, could there be any opportunity for a boomer like me? I'm nearly 60.
Yeah, financial advisors could make a lot of difference, particularly in a market such as this. Stocks are pretty unstable at the moment, but if you do the right math, you should be just fine. Bloomberg and other finance media have been recording cases of folks gaining over 250k just in a matter of weeks/couple months, so I think there are a lot of wealth transfer in this downtime if you know where to look. I have been using an FA since 2019, and I return at least $121k ROI, and this does not include capital gain.
I'm pleased I found this conversation. If you're comfortable with it, could you share how I can get in touch with the advisor you rely on for your investments?
My CFA ’’ Vivian Carol Gioia, a renowned figure in her line of work. I recommend researching her credentials further. She has many years of experience and is a valuable resource for anyone looking to navigate the financial market..!

I like anyone who starts with fundamentals, rather than opinions. But supply and demand can be complicated. It is demographics, but there is more complexity to it than that. I view both supply side elements, (how many housing starts), and demand ability (how many people can actually afford the purchase). You can have massive demographic trends but if they cannot get a loan, or they don't have jobs that would support rents, they are effectively not part of the demand equation.
I don't believe in this real estate crash. I think inventory will be in short supply for the next 2-3 years. Don't ever sit on your hands waiting for a crash. People said the same thing about gold at 2300. Now it's sitting at 2700.
So question. I am about to buy in a Florida market, where I see the rents going down tremendously as well as the prices I thought about backing out a few times. I’m supposed to close in February. We are getting a 5% interest rate which is great right now 20,000 in incentives towards closing costs Putting only 10% down at 32 K. The total townhome purchasing price for three bedroom is 320 K So my question is it looks like I may break even with a renter in it but you’re saying this may turn around in the following two years where the Cash flow will be more abundant? This is going to be my first investment with a partner. We want to start snatching things up two properties a year if possible. I’m approaching 50 so my kids will probably benefit the most from this. I have been watching your videos as well as Roberts and a guy called Coach Carlson, who I really like And I’m starting to encourage my kids who are only 12 and nine lol To start looking at, accounting, investing, real estate, rather than just learn from school. I’m starting to make them watch your videos and explain everything that I learn
I totally agree. I put $250k into stocks with my advisor, and now I've made over $4 million in profits. I used the profits to buy properties, and they're bringing in great income. It just shows how important it is to invest in things that grow over time. It's like I'm living out the lessons right from the start of his book- Guide to investing
Despite the ups and downs in the stock market, you've managed to turn your investments into good profits. Could you share the name of your advisor? I have $300k saved up and ready to invest, but as a beginner, I don't know my way around the market.

While I can’t guarantee you’ll be rich, you can certainly buy property with less than $100k down. Your required down payment depends on a variety of factors, and can be as low as 0% in some cases (VA Home loans for example).
The unemployment rate edged up for a second straight month, to a still-low 4%, from 3.9%, ending a 27-month streak of unemployment below 4%. That streak had matched the longest such run since the late 1960s. Overall, not bad at all.
Home prices will continue to rise. There will be no crash. Don’t believe anything these TH-cam people say. It’s really simple. Supply and demand. There is not enough supply of new homes on the market to keep up with population growth. Therefore prices will continue to rise even if interest rates hit 15%.
I have a question and it might be the question for many others. What does that mean buy cash flow assets? I mean if you borrowed 20% or you borrowed 80%, of course the cash flow after mortgage will be completely different. Think about use 100% cash purchase with not debt, what is the chance of negative cash flow? Does anyone know the answer? Thanks
The argument is in the math. 1 - Paying all cash costs you more money since you are paying for the entire property out of pocket. When you have a loan, the tenant's rent is paying for everything but what comes out of your pocket is the down payment. 2 - Paying cash to get better cash flow isn't true. If you use the same money as down payments, you can get 5 of the exact same property (20% DP), which means higher Total CF using the same cash. 3 - Appreciation is applied to property values. If you have 5 properties instead of just one, you are getting 5 times the appreciation. 4 - Profits are made only after you have recovered all of your costs. The cash out of pocket is your only cost. If you pay all cash, you have to recover 5 times as much cash as you would if you only used the cash as a DP. 5 - If you need to pay more than a 20% DP in order for the property to cash flow, then don't buy the property. All that added DP is doing is paying for all that negative CF upfront. Ps: courtesy BiggerPockets website.

Hi dear, how are you? I hope you are keeping well, I have analyzed your TH-cam channel and discovered some problems. Do you want to talk about it for a while?
@@bruceduckett87I disagree. It is not a crash inventory is really low especially on the residential side. Also new home built is not keeping up with demand. If more inventory was on the market then I would agree prices will come down. A lot of people are not selling their homes because they don’t want to buy in the new interest rate market.

That’s very true. Just made some big disastrous calls like he called 40% crash on single family homes in 2020 lol
Ken doesn’t know anything about housing crashes. He said the same thing during Covid lol
@@JJ-Sg305 I guess you forget, but houses did crash in 2020 after March. Recovered quickly by Q4 due to 0% interest. So not sure what you are talking about…
1. Stock are trading like the Fed already cut rates
2. Bonds are trading like rate cuts aren't happening
3. Gold is trading like we are in a soft landing
4. Oil prices are trading like we are entering a recession
5. Housing markets are trading like nothing is happening
Cash flow is king. 4 words that should live rent free in your mind if you want to strive financially in any market.
Very practical advice. One advice I give to people who want to go into real estate is to make sure you're not overpaying for the house. I want to branch out to the stock market now, and I have set aside $200k, but I'm not really a pro in that aspect.
Good luck finding cash flow in this interest rate environment. Prices have to come down significantly more!
Surprised that you don't have more subscribers! Your channel shares a lot of very informative and educational videos. There are others out there with far more subscribers but are more like "sales" type channels that only benefit the producers.
I really appreciate these videos Ken. But from where I am right now, owning even a small project seems like an impossible task.
You are truly a blessing to the world
Home values are declining rapidly in Florida and Massachusetts.
Great real estate investment video
It's roughly 43% worse than pre-2008 mathematically. Median income would need to go up over 40% in under 12 months just to maintain these valuations without the worst crash in history. 12% unemployment and 50% stock and housing crashes are mathematically guaranteed.
THANK YOU for breaking it down into simple numbers and quick facts!
They’ve been saying this for 3 years now…
What websites do you use to find where the supply is being added to the markets? Or the predicted amount of units entering any given state or market?
Thank you so much for your insight and education
The rich stay rich by spending like the poor and investing without hesitating then the poor stay poor by spending like the rich yet not investing like the rich
The poor become rich by exploiting other poor people, not by investing.
That was a terribly written quote
Do you think that will apply to NYC at all? Or it won't be touched at all
Permit and start, can you differentiate rental and built to sell property?
Can’t have a crash with no inventory.
Excellent video. Thanks,
thank you foreverything you did say. 2021 I bought an real estate at the top of the price. This month I sold it at the bottom. I wish I had watched your videos early
Why did you sell and not hold on to it?
@@mariuss.6607 because of my debt. I did not control my debt as well. Bank interest rate is too high
Thank you so much. we love you
Putting well-earned money into the stock market can be over emphasized for first-time investors, unlike a bank where interest is sure thing!
I find this informative, curiously explored Vivian on the web, spotted her consulting page, and was able to schedule a call session with her, she shows quite a great deal of expertise from her resume.. very much appreciated

Um.... If the property cash flows (pays it's expenses), how/why does it become available to acquire?
Tired landlords. Or they want to seller finance and just be the bank. You gotta talk to 50 people before you may find one.
Ok but what if you aren't starting from a position of having money
You partner with someone. Real estate is harder and harder for low\mid income starters because of rates.
You can invest in real estate investment trusts. They’re basically stocks.

Awesome stuff Ken.. 👍🏽
The market will not crash. Maybe drop a little. Value of the dollar keeps dropping. Interest rates will go a little lower which will make prices up
Always easier said then done. You better have a lot of cash on hand.
Yep. We are in a stagflation event. Nobody got rich in the 70’s.

I don't believe in this real estate crash. I think inventory will be in short supply for the next 2-3 years. Don't ever sit on your hands waiting for a crash. People said the same thing about gold at 2300. Now it's sitting at 2700.
So question.
I am about to buy in a Florida market, where I see the rents going down tremendously as well as the prices
I thought about backing out a few times. I’m supposed to close in February.
We are getting a 5% interest rate which is great right now 20,000 in incentives towards closing costs
Putting only 10% down at 32 K.
The total townhome purchasing price for three bedroom is 320 K
So my question is it looks like I may break even with a renter in it but you’re saying this may turn around in the following two years where the Cash flow will be more abundant?
This is going to be my first investment with a partner.
We want to start snatching things up two properties a year if possible.
I’m approaching 50 so my kids will probably benefit the most from this.
I have been watching your videos as well as Roberts and a guy called Coach Carlson, who I really like
And I’m starting to encourage my kids who are only 12 and nine lol

“Rich people acquire assets. The poor and middle class acquire liabilities that they think are assets.” - Robert Kiyosaki
She is well known as - Chasity George Charles. please do your own research.

I have experience in concrete construction, specializing in multi family. I am considering starting a company in central Texas. Based on this video, is it best to wait until the “lag” period has elapsed to have the best possible success?
I'm not an expert, but it seems that starting now would have many advantages. You may be able to buy an existing business and their equipment for CHEAP. Plus, you could lay all the groundwork and build relationships. That way, when it does turn up, you're ready, not getting ready.

You don't say why the supply is decreasing? Because the projects don't pencil with this high interest. How do you drag it for 3 years then ?!!

Some people can afford multiple
Yeah, I give you my thanks on this. It is always the supply and demand.
Very helpful Thank you for sharing
Yes
Is getting rich from real estate without significant down payment of less than 100k still possible??
While I can’t guarantee you’ll be rich, you can certainly buy property with less than $100k down. Your required down payment depends on a variety of factors, and can be as low as 0% in some cases (VA Home loans for example).
TQ... So informative.
Keep up the good work. Cheers.
Correct. This is not like 2008, it is MUCH worse. Unemployment will explode soon.
The unemployment rate edged up for a second straight month, to a still-low 4%, from 3.9%, ending a 27-month streak of unemployment below 4%. That streak had matched the longest such run since the late 1960s. Overall, not bad at all.
@@hojo70 Just watch. It's pretty much baked in the cake at this point and will become inevitable. Unemployment will eventually explode higher.
Thank you for your help

How come nobody talked about why the 2008 housing market happened. You can thank bill clinton and the banks
In 2008 house example house price was 300k went up 500k crashed to 400k ? Now house price was 500k went up 900k crashed will bring it down maybe to 700k ???
Hi dear, how are you? I hope you are keeping well, I have analyzed your TH-cam channel and discovered some problems. Do you want to talk about it for a while?
Sharing pop growth thru 2020 in mid 2024 is odd
How is there a crash when there's no inventory? Are we talking about eventual defaults?
It's Here and More Coming ........ It is Just Not "Mainstream Yet"
@@bruceduckett87I disagree. It is not a crash inventory is really low especially on the residential side. Also new home built is not keeping up with demand. If more inventory was on the market then I would agree prices will come down. A lot of people are not selling their homes because they don’t want to buy in the new interest rate market.
