    Extending my commute to work saved me a TON of money on not just closing, but even my mortgage payment as well as property taxes. I drive 10-12 extra miles each way, but I also got the place I wanted at a great price.

    This year I’ve paid off debt and repaired my credit. Now I can focus on saving and lowering my expenses. I wish I would’ve started sooner, but now I know.

What application are you using to make your IOS screen recordings transparent? I love that virtual white board element in your videos and wanted to learn how to do it myself.

    Been bingeing these lately even though I'm still in college. Great content btw. My only quarrel with it is the premise of keeping up with an expensive area. I ran the rough numbers and about 1/5 of the US population lives in the top 10 most expensive metros. It would be unreasonable for all those people to redistribute, not to mention it would cause the cheaper areas to be bid up as well. I like socal and accept that there's tradeoffs to living here. I would like to see zoning regulation relaxed to increase inventory. But I realize your advice is more actionable on the individual level.

      Thanks for watching! I don't think expensive metros are bad, I just think if you can't afford them then there's no point trying to live there. Live cheaper, build wealth, and then move back to expensive places when they're within means :)

      @@WinTheHouseYouLove I see your point. But there are caveats like a booming job market which is why the homes’ costs are so high.
      I'm in a tough spot because I rent in the bay area and I work in the bay area. And the housing market is crazy even in faraway cities like Tracy, Vallejo, and Sacramento. I can afford to live in another state but don't know if I'm at the career level where I can pick up and move and still keep the same job.
      Not only that, places will allow moving to lower-cost cities and states but with a decreased salary.

    We live in cali and my lender advised us that it's not a good time to ask for seller credit. I've been planning to buy a house 5 years ago and this was my plan.

    There are areas in California that are affordable too. As long as you’re not near the ocean you can purchase an affordable home. The capital of California is a great example of where you could live.

    Does lenders typically want to see the down payment funds available at the time of getting pre approved? Does your down payment needs to be paid at the same time of closing?

    Omg I just went on to realtor and looked up Dayton, OH I wish the housing market in my area looked like this. You can’t buy a 900sqft 1-2 bedroom house in NH or MA for under 300k. I might be moving to Ohio.

      First, I screen record my iPad and use a drawing app called Adobe Fresco.
      Then, I record the video while drawing any notes on the iPad.
      Next, I import both the screen recording and video into Final Cut Pro. I overlay the screen recording on top of the video and sync them up so you can see me draw and talk at the same time.

    I've exited the housing market Kyle. the DFW area is just too crazy. I locked in rent for 18months at a rather nice apt complex being built and I'm going to save the difference in what would've been a crazy mortgage payment. Not to mention tax assessments are going up like crazy. I'll wait till there's a market downturn but in the meantime I'll travel and enjoy my income rather than be broke because of FOMO in buying a house right meow.

    Does any of your advice change for someone who wants to buy their forever home as their first home? Should I aim to putting 20% down rather than just the minimum if I have no intention of selling?

    Why does the down payment calculator make the % down at least 20%? Is there a minimum amount on what % to put down for homes based on prices? I thought that was dependant on what loan you got?

    I live in a high cost state. Moving out of the area is out of the question. I have elder parents. They refuse to move. The valley is more affordable, but I'm stuck between using my money to put them In a retirement home just so I can afford to buy a cheaper house 🤷‍♀️

    I actually have gone without a lot of things at times just to be able to pay down the debt also I recently applied for a section 8 voucher called the housing choice voucher here in New York state so that my rent would be only 30% of my income going toward my ranch so that I could save the rest for a down payment

      What is the waiting list like for sec 8 in NY? In Northen Va it's about 3 years long.

      @@DarknessFalls29 it's anywhere from 2 to 5 years depending on where you are in New York the only way that you can actually get bumped ahead is to have an issue with being homeless, being in domestic violence or being a veteran

    Always remember you have to have a ton of money saved aside for repairs. Always keep adding to that fund whenever you can. Repairs always come up.
