Sharing our first dream house in Canada. Started as an International Student and became PR (Permanent Residents) in less than 2 years. We bought our first property the following year. We will also break down the monthly expenses to live a happy and fulfilled life in Canada.

Kabayan, there are townhomes po na freehold. Dahil parang stacked yung inyo kaya may condo fee. We also purchased a townhome na corner & it feels like detached. We don’t hear the neighbor, ok na ok sya. Yung kainaman nyan, kabayan, you don’t have a yard to maintain. Kami po tlaga need to invest in snow plow and lawn mower pero worth it din na may lugar to play. We have 4 kids at single-income kami so we homeschool them. If you don’t know po maganda ang homeschool support ng Alberta. Very good break down! 😊

We we acquired our first property in 2020 , for 230k ngayun ang value nya is 330k. We moved to 500K newly build house and rented out the town house in 2024. From SG din kami landed to Canada in 2019... More power and keep on rock'in brother !!!

@Albafambam we listen to the advice of the people that we wanted to be..at pangatawanan kung anu ang naging desisyon...sana makapasyan kami ng SG ulit namimis nanamin kumain sa Hawker. Haha
Yes! Final decision and we/us pushed through! 🙏🏽 kami din miss na ang sg, pagkain (prata, kape sa hawker, chicken rice/ kway teo) at mga kaibigan for 15 years. Kita kits around and pakalabit po pag nagkita niyo kami in person. 🥰
Is your mortgage fix or variable.
Expect maintenance fees to go up every year.
Property tax to go up every year.
Your house is your largest purchase in your life.
However, it's good you bit the bullet to purchase a home.
Build equity, build wealth! That is your nest egg when you retire.

Hi Alba family! Just wanted to share we owned a townhouse for 14 yrs SW of Calgary and decided to let go of it 5 yrs ago. We moved to a single house in Airdrie. Both me and my husband still work NE of Calgary. Hope to bump into you guys sometime maybe at Cross Iron Mills😊

Hello po. Thank you for sharing po. Thats the next goal din po makalipat ng single detached house. Actually naging choice din po nmin ang Airdrie before kmi lumipat dito sa Calgary but then ang tinarget nga po nmin is ung closer tlga sa airport dahil sa work ko po.

In 2018 a brand new townhouse in Calgary only cost 1,800/month 3 bedroom 2.5 TB with a basement. Ang total ninyo now is already a single detached house cost with a 400sq mtr lot

We have the same house layout, 2 bedroom din with 2 car garage here in BC, but ours is tandem garage not side by side, it's 900k here in BC..
Wow ang mahal po tlga dyan sa BC. San pong area kayo dyan? We viewed some townhouses po sa Richmond before we decided to move here mga nsa 1M n po pataas tlga.

Last week we viewed new construction in Burnaby, it's a 2 bedroom townhouse, but it's like apartment type it is 900k as well.. no garage, it's communal parking with other residents, the layout is 1 level only.. although it's expensive here in BC, what we really like is no snow sa fall/ winter..
WISE DECISION on the house and what you guys are doing are the right steps to save for the future. slowly but shortly. Canada is better than staying in the Philippines. I pray for you and your family. God bless. Should you do bi-weekly rapid, your contribution will go more to your premium than to your interest. Also you can use your Tax refunds to lower the premium yearly so your bi-weekly will go down as well. congratulations.

Hello Albafambam, I appreciate your content, very detailed esp on the total cost of owning a home. It will be good next time to share how you did your comparison if you'll rent vs buy (e.g how much if you rent a townhouse in Calgary vs if you buy). Also how did you come up with the downpayment? Did you get it from your FHSA and RRSP or straight from your savings? I think for newcomers, its helpful to avail of those schemes since you'll get additional money (as part of tax savings) to add to your downpayment. 😊
@@BouchieLove thank you for all these points! Yes we can surely make those based on your suggestion. For the downpayment. Savings plus i moved some savings to the FHSA to take advantage of the investment and tax free income which I earned like close to 1k din before I used it as part of the downpayment. I highly recommend to use all the schemes available! 👍🏽

Townhouse is not a good investment in calgary. Even condo. Dapat single or duplex kinuha nyo at depnde din sa location may hailstorm alley jan at may high crime area
Hi bro! Yeah it was a "rookie" mistake because we came from Vancouver and the prices there are skyhigh that 435k seems to be a discount. We'll get a single next time but we are happy as of the moment! 🙏🏽 and yes nag hail nga and ang sakit ng dagdag na condo fee to cover the insurance deductible. Omg... Ang mahal naman dyan.. townhouse namin dito sa US ang monthly mortgage na binabayran ng asawa ko e 1050$ and our monthy association fee is 345$, iniyakan ko pa yang $345 na yan kasi $290 lang last year 😅

Yes po. The damage are exterior and will be paid by the insurance although we have deductible amounting to 1M which will be shared amongst the owners. 🙏🏽 Kindly Subscribe 🥰
Sino ang iyong abogado upang iproseso ang lahat ng legal na usapin sa pagbili ng iyong townhouse? Maaari mo ba akong irekomenda, dahil naghahanap ako ng abogado. Kasi ang closing date ay sa katapusan ng Pebrero ito ay isang semi-detached/duplex house with 3 bedrooms 1-full bathroom and 1.5 bathrooms na aking binibili sa Calgary, because I don't know any lawyers in Calgary. Sana makatulong kayo sa akin dyan. May schedule pala ako na pumunta ng Calgary sa darating ng February 16 for 2-days & 1-night for 2nd times visit prior to possesion. Salamat
Wow that exciting po! I could not remember the law firm because they work and tied up with our realtor. May realtor po ba kayo? Usually may partner law firms po yan sila. 🥰
Ask the realtor kasi dapat may tie up or usually meron silang recommended lawyers nila. Lawyer fees should be around 1500-2000. Hope nakatulong po. 🙏🏽
Ang mahal ng bahay sa Calgary, for 400k na price makakita kna ng magandang house sa mga small town sa Alberta but sympre kung ang life ay nasa city yung cost talaga yung kailangan paghandaan unlike sa mga small town ng Alberta.

Hi po! We put 10% down just so we can enter the market kahit na mataas ung interest rate. Gosh 2500 is crazy to think but this should be a big detached house. 😊 . Parang same po nung nasa vancouver kami 2850.

Kapag townhouse and downside is bumababa ang value overtime, hindi katulad ng single house tumataas ang value, kaya lugi ka sa townhouse
Cguro po depende sa market. Our neighbour bought theirs for 330 and sold for 430 in an 8 year period. Mahal din po kasi single house.🙏🏽 thanks for watching and please subscribe. 🥰

@@stream2906 thank you! Freehold po ang nakalagay sa amin. But yes, follow your Aunty as single houses are still the best. Kung pwede lang tlaga eh. 🥰 but alternative options are duplexes and townhouse if the budget is not yet there. 🙏🏽
Townhouse din po binili namin dito sa Edmonton last 2020. Now almost 100K na ang increase ng value dito based sa property assessment ng Edmonton. Mas malaki po ang gastos sa utility bills ng single house compared sa condo/townhouse. I only pay $200 plus sa electric/gas. Compared sa almost $500 sa single house. Pwede na townhouse nyo lalo na kung small family lang. pero pag big family mas advantage ang single house.
