    Rob you definitely piqued my curiosity and awakened my inner engineer (with a bullhorn). I was wondering what I was going to do after retirement. Option B, get yet another job to make up the difference in retirement income, or Option A, start my own cabin/tiny house/glamping village. Well, offer accepted on my first 20-acre lot, complete with 1/2 mile of creek, 8 acres of pasture, lots of trees, and 3 half-built houses/cabins plus a shop. Lot is at the end of the road, one lot away from National Forest access, 10 minutes from tourist attractions, yet only 12 minutes from Chipotle. Countdown to Option B beginning, T-minus 45 days to closing, retirement is 354 days away. Thanks for bringing glamping and tiny houses to the forefront.

      I have a dream of building permaculture based villages and do designs, using contour maps, overlayed on to Google Earth.
      I would be happy to do a design to get you started on your journey.
      I would only need your address and boundaries to get started working on your property.

    Shed to cabin conversions are a good way to go in Tennessee. The local Mennonites and Amish build cabin shells that are code compliant for building permits in most counties in TN and can be transported to your site, placed on your foundations and then finished on-site. Set them on perimeter block foundations so you have access underneath. I'm currently building three 14 x 40' cabins at a total cost from foundation to furnishings for about $75K each. If you did 9@75K = $675,000.00 without any savings for quantity. I'm using Mast Utility Barns in Crossville, but there are other manufactures closer to you that do the same thing.

    Definitely a smart change of plans. The domes are so much quicker to set up and start booking.
    Your info about the big glamping/unique experiences push this coming year might be shortening our timeline to get our dome set up on our little mountain here in VA. We are in an amazing Air BnB area and know it will do well. Thanks for all you do!

    Last winter we headed out to the Sierra to research and ponder an idea of buying an ABNB property. Two days in we encountered a blizzard that lasted a couple of days. There was so much snow that trees were broken in half and falling. One of the trees fell on our cabin, luckily damaging only part of the roof. Our car was parked outside and the windshield was smashed by the falling snow (ABNB declined to cover btw). Locals said this hasn’t happened before and extreme weather is probably a symptom of a climate change. Since then we observed an enormous spike in listings in that area (probably more due to appreciation than fear of repeat mayhem). In August we decided to go back and look at cabins again, but our rental was canceled because fire season returned and air quality was purple level for a good month. Do you factor in things like that when you forecast your rental performance? Are your domes and hanging trees fare well in extreme weather? How strong is the framing?

    This is so cool. And I love hearing the reasoning and strategy behind your decisions. I'm curious about how you mitigate against liability issues, in terms of customer/guest injuries? Do you just have people sign a waiver when they book, and does that waiver truly protect you from lawsuits? Also, is it costly to build in all the railings and other protections against falling, etc?
    Other questions: How expensive will maintenance be, especially with regard to any dying trees, broken branches doing damage, etc?
    Also, how many months out of each year will this tiny house/treehouse/glamping village tend to have high occupancy?

    Rob ~ I CANNOT wait til this build is completed. It is going to be epic mate!
    Don't forget about the lighting ambience up in the surrounding trees.
    Just an idea for the future. You could set up an outdoor tree seating and ground seating night cinema, scheduled for maybe 2 nights a week. Lounging chairs and swing seats. I saw it on another treehouse channel. Absolutely blew my mind dude 💜

      @@elcastaneda9935 As far as I know, any municipality is going to require permitting for a dwelling, which is any structure that has a bed in it.

    I need to catch up on your videos! You're such an inspiration to me! I am putting a luxury tiny home on my property next year that's near lakes, a major river across the street where rafting and fishing are popular and I'm on a hillside! It just hit me I could add a low hanging zipline on my hillside! That would definitely attract visitors! Obviously I would have legit equipment to make it safe, like harnesses. But I think I could do it in a way it's fun and not too much of a liability!

    Love the idea! However, as a potential guest, the idea of other guests’ tents being connected to my tent via walkway is kinda odd. I mean, I’d be in a tent with a huge open window-wall day (and night). Maybe that’s only me? Still, a winning concept for sure!

      Yeah, I thought the same thing. I would say do hanging bridges to a central deck area with seating around a firepit or some other attraction. Obviously fire pit would be a weather dependent option. But propane is relatively safe and inexpensive option.

    I was so excited from your channel at the start of this year with the idea of buying a piece of property next to a national park to build an A frame. Then, when I found a perfect spot I learned that ALL the properties in the area had SQUARE FOOTAGE restrictions. This seems like it would be everywhere by the explanations from the real estate agent. What can you do if all properties have a minimum on say 1600 sq. foot build minimum requirements?

    I just bought and got my first Airbnb in wears valley ! You and the real estate robinsons inspired me! I am definitely looking to build domes and shipping container homes at some point there. What are your thoughts on owning a Rv park? I see them everywhere in the smokies and feel as if it wouldn’t take much capital to get one up and running and could have massive cash flow potential if done right.

    Rob, I know of a FANTASTIC location. (Triangle completed) Near National Parks, Ski resort, and close to small vibrant town. I am having a difficult finding land that will allow me to build an A-Frame or the like. My plan is to build one unit for me to eventually live in and several Glamping units for rentals. (Domes, Sm A-Frames etc…) I would LOVE some help with zoning and permit stuff.
    AirDnA is a GREAT help!! AirBnB’s ROCK in this area of the east coast!

      Hey Ron, sounds like a great location! Zoning and permitting can be a really tough item to get through, we've been in development for over a year now for our glamping business! You'll certainly want to review the planning and zoning codes in your area and potentially give them a call to discuss what you want to do. You ultimately need to figure out what zoning allows you to do what you want (and it's possible that there may not be any that do unfortunately) and what structure types can meet the building codes that your municipality has adopted. Hopefully this helps!

    This is such a cool idea. Something I’ve also thought of for a while. Unfortunately, MD just put the kaibash on Airbnb as a business. Cannot run any STR business unless you’re a hotel or B&B 😡. Haven’t been able to find a way around this with over 6 months of research. Any thoughts on which states are best for something like this?

    The idea of selling parts of your village to fans or investors is interesting I've thought about doing this on some property before. So if you are interested in going over my thoughts and if you decide to include us as a part of you protect expansion selling some parts of land just let me know.

    Man, if thats your projected cost how are you planning to make that much back? Its an awesome idea I love it. Its not for everyone, but building, landscaping, electric, any aspect you can do yourself do it. I'm my experience there is where the profit margin is.

    In your opinion would it be more cost efficient to set up completely off grid solar system type with a composting toilet?

    My lot borders a public sewer line, so our town requires all AirBnB structures be tied in to public water and sewer, despite the distance or underground ledge, No off-grid, no water capture,, no composting toilets, no septic system. :-(
