Hi Mmachi, Regarding property ownership, foreigners can own a property with 100% ownership but only for condo units. With house and lot though , yes you are right, only Filipino citizens can have the full ownership of house and lots, but sometimes, foreigners can own too, either with a Filipino spouse or for a 50 yr lease (renewable) under your name with the same entitlement as a Filipino. Regarding the student visa renewal, yes I hope our govt can change that, I can't imagine the inconvenience foreign students have to go through to yearly just to have that renewed, I think once every 2 years, better yet once for a full 4 or 5 yr college course is much better. I also hope our govt can offer work opportunities for foreign students who are studying and would like to work on the side to supplement some income. I hope some govt officials are watching this to take note of them. It's really a shame you had to leave the Philippines despite all the years you've lived there. But fact of the matter is, the Philippines is simply a stepping stone. It's a country where you build a foundation to pursue greener pasture elsewhere. It's not a country meant for educated, career orientated people to settle and make a life in. It is simply a country that can offer you a ticket to greater opportunities elsewhere. And this is true not just for foreigners but for its own citizens, that's why many Filipinos strive to go abroad after graduation. Anyways I wish you all the best in the future 👍🏼
