My advice would be to keep looking. I don't know how big #3 was, but if I had to choose it would be there. My principle reasons for not liking #2 is that 70m2 isn't really spacious. The living room looked cramped and the bedrooms hardly better. 2 bathrooms are nice if you have house guests, but huge bathrooms take up a lot of living space and you don't live in the bathroom. 1 and a half bathrooms are fine though for guests. you could probably add a half bath inexpensively. #3's garden helps augment the space within and can be used for so many things like BBQ, reading, chilling, some exercise, etc, but especially for social gatherings. Factor in cost of upkeep though. Also you are so right about not living in a busy, dirty, and probably noisy area. Your dissatisfaction will only increase with time. The reason I say keep looking is you should try for at least 80+ m2. You won't be sorry in a year or two. Still, there is that garden which would probably make up for at least 10m2 of inside space. Probably it being older is why it has a garden instead of squeezing space in newer places. I am really enjoying yours and Julian's videos about life in SA. I didn't expect it to be so upbeat like that.

Another bonus with Balwin properties are gas stove tops, modern finishes, central wifi, amenities and great security

50 Lever is actually really nice inside, I have seen the place myself before and I liked it, it’s just situated in a very busy area.
No 3 is worth it , what about garage ,shops and rates ,electricity cost and generator option ,is solar installation possible
