With all its porches and balconies, there's a touch of luxury with this house. Every bedroom has an ensuite, though the guest powder room is not well placed. There's space enough to reconfigure the w/c and laundry room area. I'd substitute an entertainment center for the fireplace, and nowhere is there a place for coats and a bench for removing footwear. With a little juggling, this could be a great plan.
My sentiments exactly. Also i would add a handrail to the bottom steps of the staircase for safety. The kitchen is easily to reconfigure to a closed kitchen if one preffers that.

LOVE, LOVE, LOVE this 3 bedroom cottage!! This has definitely become my dream home! I was literally in awe, as the video went from the outside of the house to the inside. Hats off to the designer, brilliant! In my opinion, perfect, just like the title said. The only changes I would make is adding TV’s in a few rooms, having pocket doors throughout the house (no blind looking doors), and having a certain type of rock look in front of the fireplace, instead of whatever it is in the video…but thats nothing to do with the floor-plan. The floor-plan is Perfect! If something changes in my life, (and there would have to be some changes) where money was right, I’ll be contacting this designer for the floor-plan. This is it! ❤

That's a well equipped laundry area, shouldn't be difficult to keep neat. But I see your point. The powder room could be first and walk through a pocket door to laundry space.
Great design. My only concern as a construction guy is the skylights placement. In colder climes the ice off the metal roof could and likely would slide down and damage or compromise the glass closure. Otherwise, a beautiful bit of work.
Another beauty! Having personally built a Timber Frame myself I absolutely love the exposed beams and I especially love the windows at the roofs peak looking through the beams. Makes me think of my first build my husband and I did in the early 90s. It tooks us about two years after allowing the timbers to dry and then treating the lumber before we started building it ourselves. Now that we are seniors , it would be nice to have one like this that resembles the one we built together, built for us! Ours had a loft, too, that overlooked the living room! This is a pretty house plan!
This is stunning! Perfect for me and my two sons, both have large bedrooms now, but I have to climb stairs to get to mine, so when I saw the downstairs bedroom, with an en-suite and a door to the outside, plus the balconies on the other two bedrooms, I thought I’d cracked it! Now all I need is to win the lottery and buy a giant piece of land, oh and obviously the plans for this house and I will be in 7th heaven! 😊
Love this design. Just some small changes that I believe others have mentioned too, like storage. I see the area behind the fireplace so I'm assuming that's the pantry for the kitchen. I'm not sure if it's enough, but it's something. Would love to see more storage for extra things since I tend to buy in bulk to save money, plus for my larger cleaning items such as my vacuum and of course storage for my holiday decorations. Can never have too much storage. Plus, definitely need some kind of coat closet in the front to hang winter coats, light jackets, boots and umbrellas not only for the owners but guests who may stop by. Maybe you would have to build out for that creating an entry area and storage because there doesn't seem to be much room when you first walk in and frankly, I love the living room and dining area just as they are! They're perfect. Or perhaps build this area out by the kitchen door and this will be the entry used during inclement weather. That way you still have a beautiful porch area in the front. There also needs to be a mechanical room for the heater as another poster mentioned. Oh, I also wish one of the bathrooms would have a tub. Have to indulge in a warm, comforting soak once in a while. But other than just additional storage really, this design is just wonderful, and I would love to live in this house!! Great job!!
The basic concept of small houses is to make them small. Where in the footprint of this house do you add “storage”? If you need a place to store your extraneous stuff put it in the oversized 2 car detached garage that will go with this house. It is a nice design though, from an architect who practiced for 50 years.
This is your first home I've seen that I really really like. It is adequate but not too small. The kitchen is really awesome. There's not a lot of glass. My guy saw an accident where thy were hoisting a pane of glass across a work yard and it fell and sliced this poor woman in two, so we aren't crazy about glass, but that could be changed in building. process. Love the sitting room at the top of the stairs! I can see many cups of coffee being enjoyed over many lovely conversations there. You guys outdid yourselves on this one!
Love the hardwood floors everywhere, the doors off the bedrooms and kitchen to the porches and balconies (awesome), the center of the house fireplace, the laundry close to the owner’s suite, and the pocket doors. A few changes I’d make would be pocket doors to the bathrooms, the bathroom doors moved slightly to give maximum wall space in the bedrooms for a dresser, elongated toilets (guys hate those round toilets), a place in the kitchen for a tv, a fireplace insert to heat the house (pays for itself in about 5 years), and solar panels all over the roof. Otherwise, this is a fantastic design and looks incredibly comfortable to live in for a small cottage, both indoors and out.
That fireplace with the staircase beside it is gorgeous! I with the kitchen had a short peninsula with an island because the wraparound peninsula makes it look like a tavern and makes for more steps to get to the sink.
This is a beautiful little house for sure . I love everything about it except for the third door in the back bedroom. Yes two doors is plenty to get outside ooh and that fire place it's right where it needs to be awesome. Id like to have one built if I could afford the material to get it done.

I really like this plan. I think the only thing I would change were I building it would be to enclose the walk-out porch on the 1st floor bedroom and make it part of the overall room. I don't like that walk-out concept on the ground floor, honestly, and it would give the room a little more space to serve as the "Master Bedroom" of the house. But my concept for this would be to live on the first floor and use the bedrooms upstairs as an office and guest room. We're nearly empty-nesters so this would be a great "final" home for us. This is saved, might be revisiting this in a couple of years. 🙂
That’s an awesome layout. The only thing I would change would be the refrigerator and the big round light in the living room. I’m tall I’d be hitting it all the time other than that that place is awesome.
love it ! The only thing it's missing is a coat closet by the front door. The only thing I could think of is to get rid of the sink in the laundry, add a door to outside and make that a mudroom rather than all that storage. Not sure that's doable though...eh....I do like it, that's the only glitch. I live in New England....you NEED a place for coats and boots so you don't track muck through the house when you come in.

I'd make that room an office with a wall bed, give access to that bathroom from a center hall and then lose the current out of the way powder room to use that space for mechanicals and storage.
I agree with several comments...MORE STORAGE...inthe bedrooms, bathrooms, a coat closet, and for extra household goods, appliances and tools!! And I believe bathrooms need bathtubs, not just showers! Powder room needs to be as you walk into that combo space. Just separate the laundry room with a large pocket or sliding barn door - and maybe increase the footprint in that space. I do love the kitchen layout; it's very efficient and provides good countertop and cabinet space. The LR/DR are also great spaces.
Beautiful design, however, I agree with the comment about the creepy door in the downstairs bedroom! The toilets are so crammed in the bathrooms! Only 1 bedroom has a dresser crammed in the bedroom. I do love the living room and kitchen!
that is an awesome cottage and love how everyone would have their own bathroom and balcony/deck, only question I would have for the builder is if one or both of those upstairs bathrooms could be fitted with a tub instead of shower?
5:01 “Curse you tiny toilet!” - Vector, Despicable Me. Seriously, that’s an arrangement that doesn’t work for anyone but a toddler. Better off going with a smaller vanity or even a pedestal sink. Agree that the laundry should have a door before the bedroom. Really great designs though. A+
I think it's beautiful. Three changes: 1. Make the master bathroom bigger 2. Attach a garage to the utlilty room 3. Make the balcony outside master bedroom private and put a hot tub there.
I've been looking for a house design because in about five years, I want to build my dream home. This house checks all of the boxes for my needs and wants. Does this house have a name? I'll be seeing you guys in about five years. I'm super picky and this is my dream!
As a retired builder I have issues with skylights (seen at 8:46) due to the valley (where the two roof lines meet) that will funnel any water/snow - which could - overwhelm the windows and/or flashing causing damage long term. Also I disagree with the choices of open slats in bedroom (and bath) doors but that would be the clients final choice. Otherwise, overall nice design.
I really loved this whole design. I do agree with the one reader, bathroom should be probable first before going into the laundry room. 2. Not sure about the door leading outside of kitchen. I would have put it somewhere back where the laundry room is. What I do see missing is a hall room closet to put sheets for example. Storage room is missing. What I also see missing is where is the heater room. Meaning most of us put at least in the US, put the gas water heater tank and the stuff like that in the garage and of course the ac outside. But I see no place where you are putting the mechanics to heat the house. I do think you knocked this out of the part in this design. For me if I were to purchase the plans, I would add extra room to put these two things in with the change of the bathroom like the other reader mentioned. My gosh awesome job!. I also like the bedrooms and each having bathrooms. Curious how big is each bedroom and bathroom. Again wonderful job. T.
Many houses do have a place for the mechanicals, but heat pumps have simplified that necessity. Heat pumps are outside the house, and they can provide hot water as well as heat. For those with gas available, there are combination boilers the size of an upper kitchen cabinet that can also provide both.
There is a cupboard between the two top bedrooms, I'm thinking is for towels/linen etc. Plus another one down stairs next to the bedroom. It also has an open fireplace.
