    This is very helpful, I can sense your genuine passion to help others. I recently graduated from grad school and now have students loans to pay but would like to purchase a home soon. I do not know much yet but this video was a great start for me out of all the other videos I attempted to watch.

    Thank you for the knowledge. Very great videos and I can sense your passion ! Question for you:
    Do you have to refinance if your home is worth more than 20% of the value based on ordering a new appraisal. Can we avoid paying closing costs again with an appraisal waiver? The lender/bank we have now is giving js the run around…. My girlfriend put 3% down on a conv loan. We bought the home at 203,500 and now it’s worth over 265k less than one year later based on comparables that sold literally in the same community that were smaller and less upgrades. Literally over 10 homes sold on the same and nearby streets for 60k higher on average recently

    My builder is offering $7500 for design and $5000 towards closing if I use their lender. What things should I be looking out for while going with a builders lender? Also at what point is the deal not worth it? Thanks Lizard Queen ✌🏼

    Hi Lizy, I just started watching your vids & really good info.
    My wife & I are looking to buy our first home, we live in CA but we're looking at Nevada or Phoenix area. What we're having trouble with is, should we buy our primary residence first or an investment property? From your experience, what would be the pros & cons of doing one over the other first? Hope this makes sense lol

    So I am prequalified for $142,000. The house I want us listed for $139,000. I was going to offer $142,000 and seller pay 3k closing cost. Does that sound like a good offer, I’m already paying 5k down. And I’ve put $1500 in earnest $.

    My lender says that if i have left over credits i can apply it to 1 yr of HOA payment or buy down interest rate. We wwre think interest rate since it's not out of our pockets.
    What are your thoughts?

    On either FHC or Conventional do I have to refinance my load to get PMI taken off or could I do an appraisal later down the road to get it taken off?

    Hey Lizy, will a loan officer give me and loan estimate before I make an offer on a house? If so will I just tell him/her what amount I plan to buy or does the house price not effect the loan cost estimate?

    Hi Lizy! I bought a house in PHX in 2019 FHA 5% IR. I want to refi into a conventional loan and take cash out for a bathroom addition. I'm in a master's program currently and I will graduate this spring. I currently work part time and go to school full time. Do I wait until I graduate to refi? I will be putting my spouse on the loan as well. He is a teacher. Will my income at this moment play a role? We plan to stay here 7-10 yrs more.

    Hi Lizy, thanks for all the great information. Is it worth getting an estimate on a FHA loan if median credit score is 782 and putting down 10%? I need to go back and get different scenarios because I definitely wasn’t offered any.

    Hi Lizzy ty for your videos keep them coming! I applied for a 3%, 3% down-payment conventional loan 750 median fico score through my credit union! They do not offer FHA they do lenders paid PMI my credit union! Is this worth it lenders paid PMI? 350 to 375k home? Thanks in advance. This is Without buying points! And i dont want to do 5% down.

      Following. I’m also doing a 3% down conventional loan with lender paid PMI. I haven’t seen a TH-camr mention that loan product yet. I’m interested in their thoughts.

    Why don't ppl talk about how people can buy a home and pay what they can afford not based on their gross bc that not what ppl tangible have. This mortgage system is a complete FINANCIAL suicide. And now I see why ppl go into foreclosure in the 1st 5 years

      I actually have a lot of really great videos showing people how to live off of 70% of their not take them income and what percentage should be used for housing! Would love your thoughts on those. Also this video is just to show the difference between loan products not really to talk about affordability

      @@LizyHoeffer Well, my thoughts are. 70% no one can live off. We are not being realistic. Most Americans live pay check to paycheck. And don't have 3 months of savings.
      2. The banks don't calculate your mortgage on your net.
      Anywhere, I've been researching and studying this market bc I was interested in buying but no anymore. This is one big scandal.
      I've sat at new development sites and watch how they build these home. They aint spending no more than 15-30k on these homes that aren't opulent but they want 6x the amount.
      Then the bank want to profit 5% off you for borrowing the funds.

      @@LizyHoeffer And how do you help them live off 70% when they have to factor in grocery. Water. Gas. Electricity... Personally buying a home is not affordable. I have a 800 credit score. Debt is only $200 to my "gross income". And I have savings. But I'm not about to get into no boobytrap. (Scandal) And pay no 1500- 2000 mortgage. Mortgages should be based on tangible income
