    I still maintain you should leave the fireplace open, but block the flue and use it as a candle niche. Then you can still have your antique mantle. It will add much needed ambiance and character.

      Hi Ryan 👍👍👍 great job today. Due to the age of the convent and the fact that it originally had a fireplace I think that you should still keep one there. A fireplace always seems to make a place feel more like home. Nice to be able to sit, relax and gaze into a fire, very comforting. I think most people enjoy sitting and looking into a fire 💕💕💕. Talk it over with your friends before you brick it in. Maybe there is a secret staircase to the upper floor behind the shower wall 😃😃.

      a fireplace is only nice if you don't have to maintain it. and as was already mentioned the French regulations are hell. better close it up. what I thought of was to make it a safe niche instead. would make a great place for his last acquisition

    It's frightening actually, how badly (and flimsily) the previous renovation was done. Some of the materials they used were substantial and yet not very well secured.
    You're doing a service by demolishing all that, Ryan. You're lucky not to have moved in & tried to adjust to the apartment as it was. You would've had walls & plumbing caving in, falling on you...

    Others may have mentioned this, but I believe these tile were placed in front of the fireplace for fire protection from coals falling from the grate and burning the floor.

    Hi Ryan, you've probably had many suggestions on the layout. Start fresh. May I suggest that you tear out all the walls between each room. Tear down the lowered ceilings. Level all the floors and put down wood floors (except the bathroom). White marble tiles in the bathroom would look nice. Remove the lowered ceilings in order to appreciate the front door window above the door and make the space feel larger. The front bedroom could become the kitchen. The living room would remain in the same place. You could put an island between each room. Move the bathroom to where the kitchen is currently for a larger bathroom. Remove the wall between where the toilet is now and the back room, which will make the back room bigger and this can become the bedroom (quieter than at the front of the apartment). Just my humble ideas.

    As a suggestion; I would remove the bricks on the sides and top of the old fireplace and leave the back wall intact. Then using stone and mortar fill in the area where the fireplace was. This will help keep insects and bugs out plus help to insulate the wall before applying a new wall over it.

    go for a shower floor than is level with the bathroom floor with a tile going down to the drainage. we did that for our Dad, who never got to use the renovated bathroom, for him to be wheeled into the bathroom for his showers. about five years ago I got rid of the curtain and added Edelglass shower walldoors. Looks awesome

    It looks like you've had two different fireplace renovations, where the tiles were put in under an open basket, or freestanding log burner, then the built-in was just built on top, but as to the rest of the floor it could still be tiled and that was just a raised hearth stone, the tiles could even be original, just relayed.

    It would be nice to tile the fireplace hearth with antique handmade painted tiles. Even if you're going to find an antique fireplace to put in that place.
    I have to admit, when I hear Ryan and Jack Hammer in the same video, it makes me a bit nervous, 😆

    I thoroughly enjoy you taking things apart! I still think there must be terra cotta tiles under the living room. As you said, these on the fireplace were only scraps, and they could have used them when they added that fireplace insert that you removed previously. Great video as always. See ya tomorrow!

      I agree. There is terracotta tiles under the living room floor. I think the first fireplace was a little above the terracotta floor. When they remodelled it they made it the same way - a little bit higher than the floor.

    My OCD is twitching about that last piece of the shower you left. 🥴
    Ryan, that bathroom is an effing crypt!! It’s the most depressing idea ever to think of a bathroom put back there. Please don’t do it. The places people need to be functional and pleasant and ‘modern’ are the kitchen and bathroom. When you move on someday and perhaps a renter or staff person moves in (when you have your own chateau) they will not want to shower and groom in a crypt.
    Also, that rotten wood floor won’t be appreciated. It’s not quality wood. It won’t be cost/time effective to restore it. Wood or the original tile, the room will want a lovely area rug so please tear it up!
    (That was the quietest jack hammer ever! You showed great restraint with it! YOUR CAMERA WORK AND EDITING IS GETTING BETTER AND BETTER! I’m so impressed. It’s a joy to watch.) XOjennyinseattle

    Getting a sweat on there Ryan. Love it when something interesting is discovered behind a wall, in the ceiling. I would make the back room my kitchen as it leads nicely into the dining area. What was the kitchen could become part en suite, part walk in wardrobe by making a doorway from the bedroom. You could have a sofabed in the office for any overnight guests. Just a thought. Enjoying the demo though. Do not tell Billy but he had a visitor in the apartment he is renovating, he was busy chatting and did not see the door to the stairs open and close. Nothing to worry about it was just one of the sisters having a nosey.

    In the USA, having a fireplace adds 5% to the value of a home. Don’t rip it out; it’s the only character that will be left after you demo everything else.

    If I were to guess, the entire Livingroom probably had the terracotta when they installed the fireplace. Then at some point they replaced the flooring but couldn't get to the tiles that were under the fireplace to replace them.

    Since the living room is the only room now that's taller then the rest (not counting the wooden floor in the bedroom), do you think there might be terracotta tiles under there too? The floor was probably the same hight in the whole apartment originally, so maybe all the floors had terracotta tiles. The terracotta tiles under the bricks in the fireplace, looks like they might have been added on a later date. When the changed the shape and size of the fireplace.

    I would put a flue liner in and a plate with insulation so you can put a nice log burner in there. When winter comes and the weather gets nasty, it would be so nice to have a wood fire to snuggle up by.

    suggestion - rather than cover up the fireplace why not make it into a nook - maybe your safe would fit in it or something else- it's a nice feature and IMHO a shame to cover it

    I still think all of those floors need to be damp-proofed and insulated. The easiest way of doing that would probably be tearing out the living room floor, digging out to the same level as the old tiles in the other rooms. Then plastic over the dirt and the old tiles, insulation and a new screed. With underfloor heating if possible (mostly from a budget point of view) and maybe new terra cotta tiles on top.

    Hi Ryan, can you do a little more demo on the fireplace sides and back? I also think there is a chance that it could be a larger original stone fireplace that had all that garbage cemented in to make it smaller. Also that terracotta tile could have been the bottom of the original fireplace, if it extends to left and right if the newer side walls. Let us know!

    Ahhh well, here's my first bit of sad: those tera cotta tiles. In the states we call them firebrick. They are very high fired tiles, used for exactly where you found them; fireplace linings and underlay.
    Later since they were once inexpensive, they were also used as flooring. I agree with the commenters who wish to see the "memory" of the fireplace preserved. We had a flush fireplace with a slate landing or whatever it's called, have forgotten at the moment. No mantle, just an iron chain for a screen. I didn't care for it but cleaning that fireplace was dead-simple; sweep it out, done.

    How will you vent the chimney?
    PS have you considered raising the ceilings .. AND the floors.
    That way you can vent under a wooden floor, insulate, run services and best of all raise yourself to ground level or a step up.
    Your windows will look so much better too.

    really should knock out that last wall to turn the back room into the kitchen with back access.
    Then knock out the bathroom wall and extend it out to say perhaps double the depth for a bigger room.
    Then the current kitchen becomes the dining room which can walk through straight into the kitchen, or perhaps have a large walk around bench across which can act as a breakfast seat area.

    Hi Ryan. If you want to use the safe as a feature in the apartment you could put it in the place where the fireplace was. Then it has a buit in look. Just an option if it would even fur in there.😊

    Wouldn’t it be nice of you can make your bathroom bigger by taking some room from the other side! Same with the other wall with the hole in it. What are Billy’s thoughts on your bedroom floor? I would ask Micheal for his thoughts on floor layout as he has a good eye in design. ( hope he’s doing well )

    As others have suggested. I’d block the flue and tile the niche. I also think you should see what’s a few inches under the dirt at the fireplace hearth. I bet you’ll find more tile.

    Personally I think the original floor would have been terracotta tiles….it would make sense. I think the tiles which are there now are “newish” maybe 30 years old. Possibly what happened is the original floor was either damaged or someone decided to take it up to lay the new floor down and dug it out leaving a slightly lower level than the original floor. Interesting though

    I would remove all the bricking from the fireplace niche. A built in cupboard or dresser or even a bookshelf can occupy the space. I would use all the square footage you can possibly get!

    The terracotta tiles where common in the uk in the 20th century, commonly known as Quarry tiles.

    This space would be a great front office / reception space for the main building. Doors to the public lot and the convent grounds. Sit down, plan your event, without disturbing whatever's happening in the convent proper.

    . Have you or Billty given thought to capping the chimney above that fireplace or checking for an existing cap? A precaution against rain getting blown into that cavity or birds that like to nest in old chimneys.

    IMO, you still need to find were the water leak is that rotted the wall next to the fireplace.
    The bathroom is looking good.

    I also think the wood floor should come up. Then everything would have been cleaned underneath.
