    as some one in Melbourne here's 5 dot points for those with even a teeny tiny interest.
    - population growth driven by an reliance on immigration for numerous industries
    - urban sprawl and a general disproportionate amount of single family houses. (less dense)
    - our supply of houses is recently being created by the greediest property developers you can imagine.
    - Melbourne and Sydney are so centralised in terms of business, an hour outside of each it is mad max until that land is eventually eatten up by property developers.

    How the fuck is Adelaide on this list? Last I checked the city's growth slowed so much that it caused the state to lose federal government seats.

      Nahh, we've always sat at 0.6-1% pop growth per year, it's just that Sydney/Melbourne sit at 1-2% and are already 4x our size so while we gain 10k people a year, they gain 80k. The bigger issue for Adelaide is little to no new housing being built and vastly increasing interest from outside the state of people who want to invest in real estate but are priced out of Melbourne/Sydney as they rose sharper and earlier than Adelaide did. But over the last 3 years Adelaide median house price has increased by 50% (I will never own a house :))

    It’s been incredibly hard for myself to move out of home because prices are so insane. Even with the income of two people (granted they’re not very high paying) even most townhouses are unaffordable, it will most likely be impossible for us to get a home loan. Finding anything that isn’t in the bad part of a bad neighbourhood is tough because shitboxes can be ‘valued’ at $1m+ unless you go to the very outer suburbs of Melbourne.

      Isn’t the real reason it’s expensive is because it serves as a big tax loophole? If so, then the price doesn’t seem that bad if one has the money to buy one, though it seems that poorer Australians probably can’t benefit from it.

    6 of the 15 are american cities and whats crazy is that new york has on average basically just as high but the level of billionaires and multi millionaires factored in for salary drops the "X times the median income" number because their yearly incomes greatly skew the "average income" numbers by so much. You need to be making like 160k + to afford a home on long island and the vast majority of people make under 50k many below 30k per year

      a lot of people are working minimum wage jobs and not getting full time. If you worked at $16/hr for 52 weeks of full time 40hrs per week before taxes you would make about 33k after taxes youre lucky to have 25k but then factor in the prices of food, travel for work, gas, rising bill prices etc from monopolies like gas and electric companies (Oops my bad theyre considered an oligopoly since each gas and electric company decided, lets just take huge sections of the us and that way we are many companies but no other smaller companies can come in and survive because we own all of the existing infrastructure")

    I’m my area, which is one of the worst in aus, there are only 23,000 ish houses for rent. Out of those 24 are considered in the affordable bracket.

    Quick breakdown from an Aussie for people actually curious. We can only build on the coast and can only go so far in before the land becomes inhabitable (we are mostly dessert and stuff), people deciding to move here and finally houses are just more expensive then what they should be even without those things in play. Im genuinely considering leaving this country for this reason, I dont want to though cause i got friends and family, i also cannot be stuffed going through what ever job transition stuff id have to do as a carpenter. The housing economy is horrible here.

    Bro our rental crisis is insane. Anglicare recently did a study looking at over 45,000 rental properties across Australia and found that only 0.6% were affordable if you were earning full time minimum wage, 0.2% if on the age pension and if on job seeker or youth allowance 0%.

      Hong Kong is probably the only city on that list where it kinda makes sense that housing is expensive. It's one of the most densely populated places on earth and there's not that much room for expansion.

    It’s a global effort to ensure permanent renters. Land is finite. There’s not going to be more land. Its value climbs as the population increases. Its constant ROE to hold property. I guess until it isn’t lol

      It's insane that two of the countries with the highest housing prices are also some of the least densely populated ones. The housing market is almost completely divorced from both land availability and population growth, it's mostly market speculation.

    the main reasons are:
    - Immigration at extremely high levels
    - The government essentially subsidising property investors so they buy them up at a very good price for them (negative gearing)
    The reason why none of it is being stopped is because the old people would get really mad at you stopping negative gearing and immigration rates because then their investment properties would tank :( also immigration bc of unis and uber

      Kind of correct, but immigration is necessary for Aus gdp. Without it we would most likely be in a post covid recession. Also governments need to subsidise property investors to put downward pressure on housing (supply and demand). The real solution to housing is more supply by removing limiting zoning laws, have a look at the eastern suburbs in syd for example or the northshore, youll see giant mcmansions with no affordable or dense housing.     Housing is expensive for young people because all of them wanting to live in very tiny isolated spots globally all at once.
    Manhattan - hell yeah!
    New Jersey suburbia - fuuu! Nothing to do.
    Paris, London - hell yeah!
    French or British countryside - fuuu! Boring!
    Even people with remote work value "fun of city life" more than "affordable housing". What we see is just a "fun tax".
    My parents moved to the far north of Europe just because housing there was more affordable.
    My grandfather lives in bloody Siberia for the same reason. Over there you can get land for free.
    Can you imagine a modern American hipster relocating to Utah from Los Angeles for the same reason?

      Australia has 80% of the land mass of the USA but only 7% of the population… nowhere near as dense so of course average house size is gonna be bigger with so much more land area per person

      @@djjezza I think that's something that could be said about any country. What it tells us is the market is saturated with mostly big unaffordable homes. It's a supply issue for affordable homes.

      It's realy not that small. There are more countries with fewer people than Australia than countries with more. Besides, notoriety is mostly related to wealth and cultural exports rather than population size. Almost no one gives a shit about Ethiopia, even though it has around 100 million people.

    I thought this was going to be insightful, can someone please explain why my rent went up from $425 to $600 per week, on a property that last sold in 2014 for $217,000
    By my figuring, There is no way that this MF has not paid the mortgage off charging rates like that, unless they are only paying interest on the principle.... And hoping to sell off the house for its current "Market value" of around $750,000 or more, whiule having regular jackoffs like me service their mortgage.
