    This is misleading as you search Google 300 odd such Farmhouses were demolished last year by Noida Authority as per news reports in TOI and other credible newspapers. So please do check the legality as the area falls in the basin of Yamuna & Hindon.

    Guys one rule remember in property,
    If a property is attractive and u have doubt like is the property is clean or not? or is it worthful for investment for future security,
    eventhough u got 100% payment in your account ,
    just get a loan of minimal amount aainst of that property,
    no matter u clear it next day or so,
    Bank will verify its necessary details in minute way,,, wid a magnifient glass,
    once the loan approved then u may o with it,,,
    seems loan facility is dificult on this land ,,,
    well, if all the papers and other necessary details are clear ,
    i will buy this property right away ,,,,

      I think may be you are @GrabTech unaware of rules. Only and only non rcc / non permanent structure is allowed as per the farmhouse you are talking about. The one shown above is clearly having permanent brick mortar construction which requires change of land use

    लोन नहीं होगा, ये खेती की भूमि है,, केवल 10% एरिया में ही आप घर बना सकते हैं 90% एरिया ओपन रखना होगा । कंस्ट्रक्शन में भी आप सीमेंट सरिया उपयोग नहीं कर सकते हैं। ये फार्म हाउस केवल उनके लिए हैं जो एक वीकेंड प्लेस चाहते हैं अपने दूसरे या तीसरे घर के रूप में ।। यही फार्म हाउस अभी 10 माह पहले 5500000 का मिल रहा था पर चूंकि इसमें इतनी दिक्कतें हैं की हम दो दोस्तों ने पहली मुलाकात में ही मना कर दिया था। अभी प्राइस बहुत गलत और बड़ा कर बताया जा रहा है

      Loan facility is not available as per the rbi guidelines on agriculture land and as you pay the full amount the registration with full authority is given to you on the same day

    BIG BIG TRAP. Let me explain. Why is she saying that the homes will be fabricated and not built from bricks and mortar ? Reason is that this land lies close to the river Yamuna and according to law no permanent construction is allowed on this. Fabricated home is just like a tin shade rooms which are small in size. Fabricated home is NOT A PERMANENT CONSTRUCTION. This land has very low worth and the builder is stuck with it as it can ONLY be used for farming and not be converted to residential or commercial space.
    The land will be worth 20 lacs. Landscaping and fabrication will cost 10-20lac. Which means the cost of this whole mess will be just 35 lac for the builder. It’s a shit deal as it will not appreciate in price and the owner can’t construct on this. Also please note that Fabricated homes don’t last long. They will last 10-20 years max. Plus there will be a lot of maintenance for them.
