Update: Just had a $4085 booking for September come in at Pink Pickle. Which puts me RIGHT up to the break even for this property for all of my expenses (plus or minus $1000). This property is officially COOKIN'!
Halfway into your video I was thinking "someone is going to be stoked to find that property and book for SXSW". I was going to book it myself and found someone already had. :) Feeling your concern a bit. I'm building a beach property that won't be online until September. Hoping I'll get some holiday bookings. That being said, if you ever want to come to the PNW in the Spring or Summer, I'll give you the owner rate on my beach house.
Is it registered in the city of Austin? Do your management people know the recycle laws here? No. They’re always overflowing with garbage. Neighbors are getting pissed. Get on it!

Hi Rob. No shade, but I'm a neighbor and everytime i see the trashcans out at that property the recycling is full to the brim with non recyclable items such as food, pizza boxes, garbage bags etc.. this is a problem for everyone else who takes the time to meticulously wash and sort they recycling because it contaminates it and it all likely gets tossed. Might i suggest just having more trash cans and no recycling bins to avoid contamination, or maybe issue a fine to patrons who use the rwcycling bins incorrectly? Cool lookin place! Thats the only issue I have! Thanks for listening!

Colorado is preparing to tax str’s as commercial property @ 400% hike in property taxes. This in addition to a 600% hike in license fees in the Breckenridge area, on top of other fees. Airbnb has been noticeably absent in the opposition to this new proposal.
@@CJ30123 couldn’t be farther from the truth. Prices have continue to increase despite the restrictions. Truth is, local building codes and zoning restrictions have made it very expensive and time consuming to build.

After a while the design fee doesnt make much difference. It needs to be a unique property for that to work. People dont notice the difference between a 5000 dolar couch and a 900 euro couch most of the times, depending on the guest profile.

Rob What is a Great AIRBNB Deal for a $865k House Austin Area? How much per Day does Rental Day rate need to be? How many Days rented for the 365 year? Roughly What percent of Total Revenue goes to expenses?
Building an expensive pickle ball court at a "women" only themed airbnb I think was also a mistake. Wouldn't you want to appeal to as many groups as possible for pickleball? As a woman, I just think the design was too over the top and if you are trying to charge more for all of these maybe unnecessary amenities. Although your future bookings seem to be building, I think to myself of the opportunity cost of narrowing your market for this property. You are certainly more experienced at this than I but I personally would not pay that high a rate a night. I also have a lot of men friends and wouldn't want them to feel weird coming to this pink a place.
Totallllllllllly agree! I saw the pink and wanted to vomit. I do not like pink, firstly, and secondly too much of any bright/strong color can make some/most people run away. Even when looking for Airbnb's domestically and abroad---if I see too many white walls or too many "prison gray" walls and cabinets, I run for the hills! I book airbnb's to be at peace, not to create anxiety and resentment.

If a STR is trying to cater to a specific group I would want to include amenities that align with that. So for the Pink Piikle catering to bachelorettes and weekends I am just not sure how much the pickel ball court would be used. I mean most bachelorette parties are driking, dancing, partying. I would imagine that most activities would not be at the house. I also think "what type of design that would be group neutral that would appeal to any type of group" Maybe the ADR from bachelorettes would be a little lower maybe not, but now instead of just wekeends rented it could be rented during the week too. Total revenue for the weekends might be a touch lower but overall occupancy would be a lot higher and ADR for weekdays would also be higher.

My question is what do the neighbors think of the crazy, loud parties going on each weekend? Do they complain? Call the cops for noise violations? Just curious, because in my neighborhood that would definitely happened. Maybe you found a property in the middle of no where?

It’s crazy. Chaffee County has done similar hikes with permits. From $100/year to $1000/year. No vote, just decided by the commissioners.
