Isn't this the snowball effect ? £950k making £100k means it is easily self financing with £250k down ? I love the bolt on, rebrand, bring up to date, etc. as it all flows nicely. A question though, where would you have put the business / property value split on this one ? £300k business and £650k property ?
Great vid, would be really interested to know what systems/processes you implement in the new nurseries so make finances etc more easily visible. Im based in the north and currently trying to help my parents modernise their internal processes at the family owned nursery, trying to get away from doing everything on paper and find a system that’s a bit more automated, I can’t imagine trying to run a second site with current processes where we barely know who owes us what. Is their any software you could recommend that helps you manage one or multiple sites more easily. thanks again and loving the content

@@kierandaw9129 got it, it’s easy. You go on alibaba for the product you want. Then get it shipped. We use westbound who are fantastic. Once you’ve got volume get a agent in china and go to Canton fair. Job done.
why buy distressed and then have to improve. why not just buy already working and seller just wants out cos of health, divorce etc? also 5 years to get the £250k a year profit, seems very long, how much was profit on acquisition? thnks

@James Sinclair thanks for your reply James. I think i need to do this with my care home. Currently all owned by one Ltd Co. My accountant thinks the costs for prop Co to purchase the property will outweigh any future financial benefit of splitting it.

Hi James love the channel been watching for ages, any advice for getting funding from banks. I am a mechanic and the garage I currently work at part time (other time I building my mobile mechanic business) is going for sale but it's 600k I only have 30k saved up. Aged 22. Any advice would be really great
I would offer the people that own it, to rent it off them for 3 years and say I’ll pay you 40k a year, then in 3 years or sooner you’ll pay them the 600k they want for the business. This will prove to a bank that you can run the business and pay rent which will be turned to mortgage repayments.

great videos, does that mean the multiple is 11 when calculating a day nursery as you said 200k EBITDA and a 2.2m of valuation? Seems a strong business. We have a number of pharmacies but as our income is about 85% from the NHS and funding cuts we are slowly looking to move into other businesses that show strong cash flow and resale values that need fixing.

Whilst I have seen nurseries sell for 13 times Ebitda ; I would say 5.5 to 7.5 is more the norm for a profitable setting with 250k plus Ebitda. It’s important to remember that many nurseries ( 70-% ) don’t make anything or anywhere near these numbers for a number of factors.

Choose one that has volume with a hungry audience ready to buy, repeatable customers with good margin and one that you can control overheads.
Oh and focus on bringing in sales over anything else.

I have used LO many times but not in this case. A private mortgage would be a better way to describe this set up.

I have an op co and a prop co and pay a rent to the prop co from the operating Co.

Pay employees minimum wage and charge parents through the roof for childcare. You love to see it
We use 55% of our revenue on wages in childcare. We also offer huge opportunities for promotion to any team members that want to grow with us.
