Bank statements and a letter from bank have been mandatory for the 2 immigrations I have used. I have a feeling you will be needing them as well. Did he give you a list of documents to provide? As for visits, have been one for each province I've been in plus one short stop just to see that I'm still here or something.

5 years here doing marriage visa extensions but next year back to retirement visa. In and out in one day with less paperwork. Marriage visa lot of paperwork and after submitted before expiration date you still have to wait another 30 days after expiration date to get the stamp. Every thing always ran smoothly but l am lazy 😂 All the best.

Immigration will tell you do a retirement not marriage visa, if you have the funds. Marriage visa need ducument stating still married, for visa, extension, every year from office where marriage registered.
What's the "advantage" of having a marriage visa vs the retirement option. It sounds like a lot of work for no real benefit. You still have to renew every 12 months. Do you still have to report every 90 days? I understand that the financial requirement is different but it's only 400,000.
90 reports yes, but I do it within five minutes online. Retirement visa - you must park 800k baht, cannot use it three months after you get the visa, and cannot go under 400k baht. Marriage visa - you can use it after you get a visa. Retirement visa - cannot work. A marriage visa can get a work permit (I don't need it but some foreigners need it).

However, you must keep your Thai bank balance at a minimum of 400k baht all the time with a 800k retirement visa. You might have a different experience? Your "Christmas tree" Norfolk Island pine can grow up to 50 mtrs in height with a large branch span. Also to note, the roots can also travel twice the height of the tree (if 40 mtrs high, roots 80 mtrs growth). The roots do not grow deep, therefore can cause damage at surface level (ground, concrete, roads etc). My mother had one for 30+ years, but it was grown in a large pot, the only smart way to grow in a house yard setting.
Hi , I married my ex thai wife at the British embassy In Bangkok in June 2003 , literally arrived in Thailand on the Monday and got married on the Tuesday. Got her back to the U.K. 6 weeks later but unfortunately it only lasted one year . Good luck to you both
That's funny I am married to a Thai lady and married in Bangkok, and it was not possible to get married at the British Embassy, and it took more than 2 days to get the documents together at least 7 days to get the affirmations translated, one copy in English and one in Thai for each of us. Plus, it is doubtful you could have got to the Embassy on the day that you arrived, due to them closing at 2 PM and you would have needed an appointment pre-booked. The reason I could not marry at the British Consulate was because I was on a 30-day entry visa, and there may not have been enough time to get all the forms required documented. All non emergencies have to be by appointment.

I can guarantee you 100% to come off your NON OA retirement visa you will need to do a border bounce. You can not change a NON OA to a NON O inside Thailand.

As I said pride to my comment from the past at first I planted to move back to Thailand then I saw all of the news about the new tax laws and the new visa that made me change my mind with the sound like a scanning by the Thai government. Come to thinking why should I be paying double Tax in the United States and in Thailand Hell no.
You’ll NOT pay double tax because of Double Tax Treaty between USA and Thailand. Also, today Thailand reveal new visa options, so it’s not that bad place maybe to retire. I suggest to study or consult your specific tax situation with professionals. I did it directly at Buriram tax office with a tax advisor (free service) 🙏
Good luck with the house visit, make sure you have some cash notes ready on the day, for "tea money"... We were asked for 1k to pay for gas, which we paid because I didnt want to create any dramas...
In regards to the map, we printed out from google maps, and used a highlighter to draw in the route. just do it rather than getting asked for it later...

There is NOT a marriage visa, it's an extension of permission to stay with marriage as the given reason. Visa's cannot be renamed or changed.
