    Wolverhampton property is cheap as chips now and as Birmingham city centre gets rejuvenated in the “big plan” Wolves would be a great place to live as it has fast access to the centre of Birmingham with the trams, busses and trains. Wolves itself is also undergoing many improvements and investment.

    Coventry was city of culture and it's growing fast. Location in centre of England has great connections to rest of the country.

    Leeds is a great City, snapped up 7 houses quite some time ago for £70-80k each. Since price have just exploded, won't be seeing those days again.

    Doncaster is the way to go. Good yeild and in my case the were 42 requests to view the property. And that's in 2 days! so I had to remove the ad.

      Yep big fan of Doncaster. Everything we’ve sold there has always rented insanely quickly.

    Nottingham is where my properties are but I'm starting to sell up, as there is no longer any money in property. Landlords are vilified, so good luck with investing in Nottm.

    Dude, as a builder/developer based in Derby you're wrong about premium new build flats being a good investment. for instance compare the new price of a new 2 bed flat in castleward (£200k+) to the resale on a older development Brookbridge (£125k) for the same level of accommodation, that's a massive loss and i'm being generous comparing a new flat against an older development that's weathered relatively well! You'll also find your monthly rental will decrease once the shine goes off a new development. I'd say Castleward, nightingale quarter and Becketwell are currently renting for about 20% more than what you would consider to be the typical market rent to be in the area. There are good reasons regarding the make up of the local jobs market that keep Derby affordable, and I'm not complaining!

    Houses prices are ridiculous at this interest rate. Even a basic 300k house can be 15k in interest a year alone! So that's a pretax of at least 20k a year to just pay the interest, another 20k to live a basoc lofe and anoth 20k for a better life and pay down the mortgage. Anyone buying now deserves what they get.

    I’m just starting out. Looking to invest around greater Manchester. I have £100k. Should I leverage that and buy 4 properties (one after the other) or buy cash then refinance, live into next one? I also live in Essex so thinking about spending 3/4 days ip thee doing viewings ?

      I'm thinking exact same. I like Liverpool and have £250k to leverage, thinking 4 flats. Just I was told I need £20k salary for BTL properties.

    Nice video! Is that list in order of attractiveness of investment? Also, what would be the average ROI for these properties. Are you also considering that Labour may reactivate HS2?

      This is roughly in the order that I'm excited about, but everyone's criteria will be different. City-level ROI numbers are probably too broad to be useful - I'd focus in on specific areas and compare/analyse those
