I got rejected by a landlord of a similar race, religion, and culture as me. They speak Tamil and so do I. Thought it would be perfect but in the end, once they know that I spoke Tamil, Immediately rejected me on the spot. No reasons were given. Probably have some dead bodies under their private property which I am about to rent and didn't want me to hear about it when they were in the house. I'll take that as a good reason then.

I'm Chinese, but I really don't get it. I mean, Indians' curries are the best part about them living close by. I love smelling the curries from my kitchen window everyday. And the Malays tend to be the most polite and warm-hearted members of the community around. People need to focus on the positives, and not their perceived negatives.
Honestly, if the person is local there is little to no risk. When we rented to chinese prc though, they trashed our house and we spent about 20k to fix it up. We got an order from court but they ran back to china and we couldn't enforce it.

I'm a real estate agent. It's just down to owner's preferences based on their experiences with past tenants. I've had Indian owners who specifically told me "I don't want Indian tenants". I also have Chinese owners saying "no Singaporeans"....
I think it really boils down to individual preferences. Some folks spent quite a fair bit on reno, so they will be particular down to the most minute of things, not so much as being racist. But yeah, sometimes when words rolled off the tongue unfiltered, may certainly come across pretty bad..
Preference vs racial bias. Landlords own the place. They decide who to rent out to. They can choose not to rent out as well. Some want to rent to females only, gender bias? Some want to rent out to malaysians only, nationality bias? Some want to rent to ang moh only, foreigner bias? some rent to rich people only, good jobs, stable job, class bias?
Dogs and young children is a lifestyle choice, nationality, race, gender is something people are born with cannot change. Those with gender preferences usually are renting out a room and are still living in the unit, they feel more comfortable sharing the communal toilets/showers with female if they are female landlord, male if they are male landlord. Ok, got some justification. But if you are just landlord collecting rent from the person, its a commercial transaction, shouldn't discriminate based on nationality, race, gender.
Try and look at a dictionary before equating bias to preference; preference is choosing something amongst otherwise equal options due to specific parameters that are actually based on logic or fact; bias is unfairly eliminating some options (mostly) based on negative assumptions or hearsay. In any commercial transaction/contract, the seller/landlord has every right to turn down any offers and not enter into a commercial contract with the buyer at their discretion. This is perfectly allowable under contract law. Say you want to buy chicken rice, the stall owner has every legal right to refuse to sell to you, to take up your offer, if he/she simply just doesn’t like your face and that’s perfectly legal. Unless there is another law presiding over it like government regulation or separate compliance framework like a tender. This is one aspect of contract law that not many people know about. Which is, I don’t like your face, I am not selling you, we are not going into a commercial contract, full stop.

I am a landlord myself and conciously not to be biased. I regretted immediately when I rented my apt to XXXX race, as they are already late on their first month rental.

Yes. Years ago when we rented out our flat for about 4 years we were repeatedly encouraged by the respective agents NOT to rent out to Indians. It was very blatant. We told them we don't mind any race. The agents' association should ban such advice in all circumstances.
As an expat and living alone in SG, I can assure you racial bias in SG rental market do exist. Some landlords are so critical about this. There's also something I can never understand, what's up with all the rentals catered towards females are ALWAYS a lot cheaper than their counterparts? -_-
I own the flat, i can choose what type of people i want to rent to and live with me in the same household. Rent to questionable people who drink alcohol, smoke, gamble, allow any visitors to come to the house, borrow money from loan sharks, earn not enough every month late on the rent payment, cannot speak a common language, cannot even read and understand the rental agreement contract, hell why don;t you go rent to such people yourself have a roach in your house then you come here and comment.

Where is the results on Chinese trying to rent from non-Chinese landlords? It gives an impression that minorities are being overwhelmingly suppressed here, without exploring the possibilities of broad-based biasness from all races. There is also a need to account for the fact that majority of Singaporean landlords are Chinese given majority of the population are Chinese. I am getting the vibe that minorities can choose their preferred race whereas Chinese has to be open to all or otherwise called racist? This is almost like reverse discrimination at best.
Lamdlords own the property, they should be entitled to some preference, instead of labeling them as bias. One may already not communicate or tolerate the practices of family members, let alone strangers of different cultures. Food has an undeniable cultural association tied to it. If a person from another race X cooks the race Y's food, some race Y customers will inevitably assume that the result might not be as authentic and would prefer to eat Y cuisine food cooked by a race Y person. Also, one race X cook might not matter as much but a whole restaurant of Y cuisine run by all race X workers, will any race Y people patronise it? However for the cuisine of a faraway country Z, they are unable to find a person of race Z to cook race Z's food. Then any race X or Y will have to do in this case. Then only in this case, X and Y customers wouldn't really care so much because they have no choice.

It's very difficult to compromise when dollars and cents are involved. For example, the typical Security Deposit amount in renting out the whole property is a month's rent for a 1-year lease, and 2 months' rent for a 2-year lease. Usually, the contract would state that the Security Deposit will be returned between 7 to 30 days after the end of the tenancy period. The cost of a decent spring cleaning is above $1,000 and can go even higher if the kitchen and toilet are not cleaned at least once a week. On top of that, due to a lack of maintenance on the part of the tenant, fixtures, and appliances may be permanently damaged. One or two months' security deposit hardly can cover the cost of the damages if the landlord is unlucky enough to have a tenant from hell. Everybody knows a certain style of cooking produces oily fumes and if not cleaned regularly, the damage to the kitchen is permanant. Besides, how many tenants really abide by the terms of the contract and take good care of the property when they are just renting and it's just temporary housing. Of course, many landlords would want to know the tenant's background before signing the contract.
Then add in the contract that they will be charged accordingly if they don't comply. The point here is assuming somebody is of a certain descent they will do something you don't like before you even get to know them. That's racist. If you're just trying to protect yourself, you don't have to be racist. If you disagree, then you probably are a racist in denial.

Normally when the bill is presented, the tenant will suddenly disappear and the landlord will become wiser. So, how is this considered 'racist"?. Tenants from hell is not a racial stuff any race can have such tenant. Caution deposit is paid to cover the cost and monthly rental is to subsume any wear and tear of property or things inside property. the dirtiest tenants I had were Korean/Japanese (both professional) working together in a very BIG US MNC with trillions mkt cap. The house was not cleaned for 2 years during tendancy.
Ang moh also dirty af. Worked in a place with ang mohs briefly(both from "western countries and non western countries) and the pantry is dirty af. If I rent out I also will make the request in the lease term cannot burn incense inside. If you want to talk about discrimination, it is endless! There are landlords not wanting to rent to people with pets, unvaccinated people, university students, large households, families with young kids, working class families etc. Ultimately, landlords just want their tenants to pay their rent on time, property to be well taken care of and returned with as little damage as possible.

It is acceptable for a landlord to make demands for certain type of tenants because right of ownership is 9/10 of the law. If I decide not to rent my apartment to a certain race that will be socially unacceptable for the area is my option . No law can force me to rent my apartment to anyone i feel will not be good to my well being . Free market policies is a intrinsic right and must not be bound by consumer's rights to enter a contract without consent from the owners. Owners have more rights than tenants as we know HDB have more rights than tenants.
When you demand law to intervene for every stuff in world you will have a unhealthy society with intolerance. There are somethings morally right and doesnt need a law in the world. I want to share my personal experience. I recently went house hunting. Saw at least 100 houses. The 2 houses I really liked had Chinese owners. The 80 over houses that were in horrendous condition also had Chinese owners. Hence it always amazes me when owners discriminate against minorities over hygiene reasons. The reality is quite different. Pure racism seems more the reason in my opinion

Those career criminals who stole identity and attempt to rape or molest homeowners' daughters are mostly PRC and Myanmar renters. Several relatives of mine faced the same incident in the past so they take it as lesson learnt.

What I'm saying is that racial harmony is one of the crucial factors of Singapore otherwise tensions might arise between people and well, look at whats happening. Gender discrimination existed for quite a lot of time but this is Singapore. The authorities will help make sure that this does not happen and maybe record meetings or conversations if you want a back up plan in case you are discriminated

Singaporean Chinese tend to forget that the reason they are independent because Lee Kuan Yew wanted equality and meritocracy. But today they are the most racist people in ASEAN. LKY will be turning in his grave. Singapore needs to legislate renting and allow renters to sue landlords who refuse to rent to other races. A centralized rental system should be run by the Government. A small Island City State like Singapore cannot permit free market racist actions. It destroys the cohesiveness of Singapore. Landlords in Singapore MUST be subject to the law, not their preference. Rental properties should be decided by the an anonymously setup renting system where the landlord and renter do not know each other but have legal obligations that the Government can forcibly enforce. I have high respect for inter racial couple and people who adopted children of other races. You can see lot of these cases in the internet. I am actually quite surprised that such racial problem still existed in Singapore. I am a chinese, years back I went with 3 indian colleagues for Jalan Jalan and makan in Malaysia. Everyone there seemed to be looking at us. I think it quite rare that time to see people of different races getting together. I don't think Singaporean discriminate other races. Rental flat owner they prefer people of the same race. Partly because of life style and one day they may want use the place again. They don't want a lot of change done to the home. They own the flat, they have the right to choose. Now, look at people who are selling their apartment. They are not biased on race as long as the price is right. Handshake the deal is sealed. To illustrate this point further, a mother who like cleanliness but the children does not take care of their rooms. So mother got tired of it started to lecture the children. It doesn't mean that the mother dislike her children but rather because the children does not keep the place clean. I heard years back, govt set quota for flats too. I wonder whether such things exists today. In employment, it should be alright to state the language expectation rather than wasting each other time for the interview. If the shop client are mainly elderly chinese. The boss would prefer chinese speaking. If a malay or indian can speak chinese I think the boss will be happy too. Sometimes it is not the language that it important other behaviour traits will attribute to the success of interview Let's be fair things are not that bad.
Am in agreement with you but many people also get confused between outright racism and stating facts. For example, the style of cooking every day will permanently damage the property if the kitchen is not suited for it and not clean/maintained regularly. How many tenants are responsible enough or can afford a part-time helper to do the job. When security deposits cannot cover the cost of damage, the situation gets ugly. An if the landlord brings up such an issue with the potential tenant, the tenant will accuse the landlord of being a racist. So how do we resolve this?.

Actually there are more younger Malays in Singapore having decent pay job than the Chinese these days (at least $4k/mth) but the older generations Chinese folks can't bear to accept the truth. That's why discrimination still exists in Singapore unless all the old Chinese folks meet their maker.

Landlords are generally not racist, it is not about race but more on personal hygiene, housekeeping culture, type of food preparations and religious practices/rituals of the tenants. Landlords don't want different deity pics/statues to co-exist in the same house (includes praying rituals that have scent or noises); they don't want their alcoholic beverages, pet dog or pork/beef food/preparations causing discomforts to the tenant that's sensitive to those things. Landlords don't want to take the risk of body odour/soiled clothes smells that linger the whole house and are absorbed well into the concrete walls for long-lasting "fragrance", this also applies to the type of dishes the tenant prepares. By experience, it is not race but the person's personal & social responsibility, personality & domestic behaviour when they are in a rented place. The stats speak up of persons of such race groups that usually tend to have these issues and landlords are avoiding facing the issues beforehand. Some landlords are kind enough to do let in first and address the issues later if arises. An experienced landlord knows the race is not the factor, but the person itself. A wise landlord would invite for sightseeing of his unit and at the same assess the tenants' by impression and presentation. Even this method is not foolproof as some are very well articulated and neat when in front of others but only god knows what a living pest domestically he/she is within the 4 walls. Nowadays, landlords are picky as they are playing safe. On the Eastern side, some only target air stewardesses!

Deduct fairly. At the end of the day, It is your house , you can do whatever you want. Just put a penalty clause for damages and pass a law which makes this illegal. This is ridiculous in 2021 that this happens not just in renting but also in the employment market
That's too lenient. I may have to disagree with you. Actually, the Singapore Government should be blamed for not passing a harsher bill to condemn racist individuals. The best punishment methods for those racist people is not just jail term. The Singapore Government should: 1. Revise / amend Section 55 of the Penal Code to include suspects who have ill intent to wound the racial harmony in Singapore. 2. Issue warrant of arrest for the racist individuals to be detained indefinitely (without trial if necessary) at a secluded location with maximum security. 3. If convicted in court for inciting hatred towards other races or religions, the offender must be made mandatory to surrender his/her passport and permanently banned from leaving the country. 4. The offender is required to broadcast an international apology (live video) to the race(s) or religion(s) he/she had insulted. 5. Singapore Government must register the convicted in the criminal system as both "traitor" and "enemy of the state", stripping his/her citizenship, regardless of whether he/she was born and bred here in Singapore. The above punishments will allow the racist people dwelling in Singapore to reflect back their heinous crimes done.

Honestly why are people making such a big fuss about racial issue? This has been going on for generations or centuries, there will always be stereotypes, bias etc. Everyone will definitely have such encounters in their life regardless of the country they are living in or whatever race they are. Malay, Chinese, Indian or other races. Anyone can be racist, it's just minorities vs the majority at the end of the day. To ask the majority of chinese in Singapore to be accommodating towards other race is highly unlikely, there will definitely be chinese being biased against a certain race. Just like going to school, tell me how often do you see a group of malay hanging out with another chinese? Malay may be the minority but they can be racist too, the majority can't speak up sometimes because of racial issues like this. At the end of the day, it's just a never-ending argument and i heard from my schoolmates that even indian hates indian themselves. so ? 🤷♂️🤷♂️

SJW here will only talk big. When they are renting out 99% they are the one with "preferences". Then when they are being called out they will say it's their property and its their freedom of choice. The inter racial couple in end also admitted they have preferences when renting out even though they faced "preferences" difficulty when they were looking for a unit to rent.

My daughter's best friend when little was an Indian girl. Her friends remain multi racial with one staying with us due to parents issue. Some Indian Landlords may have have bias against Indians too for their condos. This is an economic issue. We have rented out to Indians.

Singapore government need to fix this problem. Since many aren't willing to rent out to certain ethnic group. Perhaps the government can have reserve some property to rent out to Indians.
The causality of racial bias boils down to simple supply and demand. The rental market at the moment is strong and Landlords have confidence that they can get the tenant profile most suited to their preference. If vacancy rates are high, we will definitely hear less about these occurrences as the upkeep for owning a house for investment is quite high if u consider the loan interest, maintenance, and conservancy fees. I understand that tenants may feel discriminated but I feel they should not take it personally and instead start their home search early (3-4 months in advance of move-in). In countries like the US, there are laws that allow landlords to require the tenant to provide them even more stringent checks such as their monthly income, criminal history, credit check even past landlord's testimonials of the tenant. In Singapore, our checks are more for regulatory purposes such as complying with applicable laws for entering and staying in Singapore. Landlords here typically do not ask how much u make but will make an assumption based on the job u declare. My advice to Landlords is to see renting out of your house as a business and like every other business, there will be unforeseen expenses such as cleaning and restoration. There is no hard and fast in selecting the perfect tenant who will take care of your house as if it's their own. Factor in fair wear and tear over the time period u intent to rent out and do not be too stingy on trivial matters which can be resolved at reasonable cost in comparison to what u stand to receive in rental income in long run.

Your property your rules. Simple end of story. Rental is nightmare, especially if you are sgporean, single and homeless. But, even then cannot ask people who own the property to not have preferences. It's the government's duty to alleviate the housing market and allow rental market to singles who are singaporean, i mean they can give rental to everyone but single working adults who can pay for a one room flat with no need for subsidies. But then we are forced to look around outside. So cannot blame the landlords, their house their rules, we also cannot ask them to be punished for having racial preference. The right questions to ask is, why aren't government rental places out there for singles? Is it must to have a child out of wedlock, under government help and a drug addiction to qualify for rentals?

It should be illegal for landlords or businesses to ask for vaccination status or race or sexuality. I don’t want discrimination. Maybe if they do not like their culture, they can set rules like not to do certain things at their home, but they shouldn’t be denied just because of an assumption that their race is very unhygienic.
If you're renting out your property but you live somewhere else, you shouldn't have any preferences. There's nothing affecting you. If you're afraid of curry smell staying permanently, that's an easy fix. Smell don't last forever. There's alot of solution for curry smell that can be fixed in one day. If you're living in the same space as the renter, it's okay to have preferences. In the end, you are living in the same space with different lifestyle. However, do not judge their lifestyle through their race. Ask them specifically if have those lifestyle.

I got rejected by a landlord of a similar race, religion, and culture as me. They speak Tamil and so do I. Thought it would be perfect but in the end, once they know that I spoke Tamil, Immediately rejected me on the spot. No reasons were given. Probably have some dead bodies under their private property which I am about to rent and didn't want me to hear about it when they were in the house. I'll take that as a good reason then.

I'm Chinese, but I really don't get it. I mean, Indians' curries are the best part about them living close by. I love smelling the curries from my kitchen window everyday. And the Malays tend to be the most polite and warm-hearted members of the community around. People need to focus on the positives, and not their perceived negatives.

Honestly, if the person is local there is little to no risk. When we rented to chinese prc though, they trashed our house and we spent about 20k to fix it up. We got an order from court but they ran back to china and we couldn't enforce it.

I've had Indian owners who specifically told me "I don't want Indian tenants". I also have Chinese owners saying "no Singaporeans"....
I think it really boils down to individual preferences. Some folks spent quite a fair bit on reno, so they will be particular down to the most minute of things, not so much as being racist. But yeah, sometimes when words rolled off the tongue unfiltered, may certainly come across pretty bad..

Preference vs racial bias. Landlords own the place. They decide who to rent out to. They can choose not to rent out as well. Some want to rent to females only, gender bias? Try and look at a dictionary before equating bias to preference; preference is choosing something amongst otherwise equal options due to specific parameters that are actually based on logic or fact; bias is unfairly eliminating some options (mostly) based on negative assumptions or hearsay. In any commercial transaction/contract, the seller/landlord has every right to turn down any offers and not enter into a commercial contract with the buyer at their discretion. This is perfectly allowable under contract law. Say you want to buy chicken rice, the stall owner has every legal right to refuse to sell to you, to take up your offer, if he/she simply just doesn’t like your face and that’s perfectly legal. Unless there is another law presiding over it like government regulation or separate compliance framework like a tender.
This is one aspect of contract law that not many people know about. Which is, I don’t like your face, I am not selling you, we are not going into a commercial contract, full stop.

I am a landlord myself and conciously not to be biased. I regretted immediately when I rented my apt to XXXX race, as they are already late on their first month rental.
That doesn't seem like an issue of race. Renters of any race can be late for many reasons

Yes. Years ago when we rented out our flat for about 4 years we were repeatedly encouraged by the respective agents NOT to rent out to Indians. It was very blatant. We told them we don't mind any race. The agents' association should ban such advice in all circumstances.
As an expat and living alone in SG, I can assure you racial bias in SG rental market do exist. Some landlords are so critical about this. There's also something I can never understand, what's up with all the rentals catered towards females are ALWAYS a lot cheaper than their counterparts? -_-

I own the flat, i can choose what type of people i want to rent to and live with me in the same household. Rent to questionable people who drink alcohol, smoke, gamble, allow any visitors to come to the house, borrow money from loan sharks, earn not enough every month late on the rent payment, cannot speak a common language, cannot even read and understand the rental agreement contract, hell why don;t you go rent to such people yourself have a roach in your house then you come here and comment.

There is also an issue with the statistics applied to derive conclusion in this video. Why are you only using minorities for the study? Where is the results on Chinese trying to rent from non-Chinese landlords? It gives an impression that minorities are being overwhelmingly suppressed here, without exploring the possibilities of broad-based biasness from all races. There is also a need to account for the fact that majority of Singaporean landlords are Chinese given majority of the population are Chinese. I am getting the vibe that minorities can choose their preferred race whereas Chinese has to be open to all or otherwise called racist? This is almost like reverse discrimination at best.

Food has an undeniable cultural association tied to it. If a person from another race X cooks the race Y's food, some race Y customers will inevitably assume that the result might not be as authentic and would prefer to eat Y cuisine food cooked by a race Y person. Also, one race X cook might not matter as much but a whole restaurant of Y cuisine run by all race X workers, will any race Y people patronise it? However for the cuisine of a faraway country Z, they are unable to find a person of race Z to cook race Z's food. Then any race X or Y will have to do in this case. Then only in this case, X and Y customers wouldn't really care so much because they have no choice.

It's very difficult to compromise when dollars and cents are involved. For example, the typical Security Deposit amount in renting out the whole property is a month's rent for a 1-year lease, and 2 months' rent for a 2-year lease. Usually, the contract would state that the Security Deposit will be returned between 7 to 30 days after the end of the tenancy period. The cost of a decent spring cleaning is above $1,000 and can go even higher if the kitchen and toilet are not cleaned at least once a week. On top of that, due to a lack of maintenance on the part of the tenant, fixtures, and appliances may be permanently damaged. One or two months' security deposit hardly can cover the cost of the damages if the landlord is unlucky enough to have a tenant from hell. Everybody knows a certain style of cooking produces oily fumes and if not cleaned regularly, the damage to the kitchen is permanant. Besides, how many tenants really abide by the terms of the contract and take good care of the property when they are just renting and it's just temporary housing. Of course, many landlords would want to know the tenant's background before signing the contract.
Then add in the contract that they will be charged accordingly if they don't comply. The point here is assuming somebody is of a certain descent they will do something you don't like before you even get to know them. That's racist. If you're just trying to protect yourself, you don't have to be racist. If you disagree, then you probably are a racist in denial.

How much do you think is the cost of having to repair/replace kitchen cabinets and equipment?. Do you think 1-2 months security deposit and 7-30days dateline can resolve the dispute?. Normally when the bill is presented, the tenant will suddenly disappear and the landlord will become wiser. So, how is this considered 'racist"?. the dirtiest tenants I had were Korean/Japanese (both professional) working together in a very BIG US MNC with trillions mkt cap. The house was not cleaned for 2 years during tendancy.
Ang moh also dirty af. Worked in a place with ang mohs briefly(both from "western countries and non western countries) and the pantry is dirty af. The microwave so many of their food bits it's a miracle there isnt a cockroach infestation or smthg. Had to clean it up cos i also need to use.

The incense burned by Hindu legit very the strong. I mean sometimes the incense go into our house also we don't want say, just keep the peace and tolerate. If I rent out I also will make the request in the lease term cannot burn incense inside. If you want to talk about discrimination, it is endless! There are landlords not wanting to rent to people with pets, unvaccinated people, university students, large households, families with young kids, working class families etc. Ultimately, landlords just want their tenants to pay their rent on time, property to be well taken care of and returned with as little damage as possible.

Currently, I am seeking for room to rent. Still surprised to know the best question is what race. Some nice places and willing to pay but mostly wanted Chinese male or female kind. Still having difficulty getting the right place due to this.

It is acceptable for a landlord to make demands for certain type of tenants because right of ownership is 9/10 of the law. If I decide not to rent my apartment to a certain race that will be socially unacceptable for the area is my option . No law can force me to rent my apartment to anyone i feel will not be good to my well being . Free market policies is a intrinsic right and must not be bound by consumer's rights to enter a contract without consent from the owners. Owners have more rights than tenants as we know HDB have more rights than tenants.

I want to share my personal experience. I recently went house hunting. Saw at least 100 houses. The 2 houses I really liked had Chinese owners. The 80 over houses that were in horrendous condition also had Chinese owners. Hence it always amazes me when owners discriminate against minorities over hygiene reasons. The reality is quite different. Pure racism seems more the reason in my opinion
Some tenants like to argue and are not reasonable.
E.g. they break lease and say there is no clause that says no break lease is allowed
If one has a house to choose who to rent to, and you have a say on this. Are you discriminating one's preferences?

Do not rent other people's house to stole identity or tag along houseowner's job or daughter. we got different race people pretend as landlord/houseowner by sending a fake letters or committing crime using other people's address.
Those career criminals who stole identity and attempt to rape or molest homeowners' daughters are mostly PRC and Myanmar renters. Several relatives of mine faced the same incident in the past so they take it as lesson learnt.

For example, a Chinese landlord wants a Chinese renter because culture norms are same and easier to talk to or negotiate with.

I experiencing gender discrimination when I am trying to rent a room and no one talk about it.
I think cause gender discrimination exists everywhere( which is quite sad honestly ) but racial discrimination is a more highlighted issue in Singapore since we are more focused on racial harmony. Good luck with renting a room though.

What I'm saying is that racial harmony is one of the crucial factors of Singapore otherwise tensions might arise between people and well, look at whats happening. Gender discrimination existed for quite a lot of time but this is Singapore. The authorities will help make sure that this does not happen and maybe record meetings or conversations if you want a back up plan in case you are discriminated

Singapore needs to legislate renting and allow renters to sue landlords who refuse to rent to other races. A centralized rental system should be run by the Government. A small Island City State like Singapore cannot permit free market racist actions. It destroys the cohesiveness of Singapore. Landlords in Singapore MUST be subject to the law, not their preference. Rental properties should be decided by the an anonymously setup renting system where the landlord and renter do not know each other but have legal obligations that the Government can forcibly enforce.
Agents are just as racist. If this is what Singaporean Chinese want, then its better to rejoin Malaysia and let the Malays rule over them.

I am a chinese, years back I went with 3 indian colleagues for Jalan Jalan and makan in Malaysia. Everyone there seemed to be looking at us. I think it quite rare that time to see people of different races getting together.

Rental flat owner they prefer people of the same race. Partly because of life style and one day they may want use the place again. They don't want a lot of change done to the home.
They own the flat, they have the right to choose.

If the shop client are mainly elderly chinese. The boss would prefer chinese speaking. If a malay or indian can speak chinese I think the boss will be happy too. Sometimes it is not the language that it important other behaviour traits will attribute to the success of interview

Am in agreement with you but many people also get confused between outright racism and stating facts. For example, the style of cooking every day will permanently damage the property if the kitchen is not suited for it and not clean/maintained regularly. How many tenants are responsible enough or can afford a part-time helper to do the job. When security deposits cannot cover the cost of damage, the situation gets ugly. An if the landlord brings up such an issue with the potential tenant, the tenant will accuse the landlord of being a racist. So how do we resolve this?.

Some landlords are not very open minded. They view indians as not so clean cos they cook alot of curry. They view malays as low income group.

Actually there are more younger Malays in Singapore having decent pay job than the Chinese these days (at least $4k/mth) but the older generations Chinese folks can't bear to accept the truth. That's why discrimination still exists in Singapore unless all the old Chinese folks meet their maker.

Landlords are generally not racist, it is not about race but more on personal hygiene, housekeeping culture, type of food preparations and religious practices/rituals of the tenants. Landlords don't want different deity pics/statues to co-exist in the same house (includes praying rituals that have scent or noises); they don't want their alcoholic beverages, pet dog or pork/beef food/preparations causing discomforts to the tenant that's sensitive to those things. Landlords don't want to take the risk of body odour/soiled clothes smells that linger the whole house and are absorbed well into the concrete walls for long-lasting "fragrance", this also applies to the type of dishes the tenant prepares. By experience, it is not race but the person's personal & social responsibility, personality & domestic behaviour when they are in a rented place. The stats speak up of persons of such race groups that usually tend to have these issues and landlords are avoiding facing the issues beforehand. Some landlords are kind enough to do let in first and address the issues later if arises. An experienced landlord knows the race is not the factor, but the person itself. A wise landlord would invite for sightseeing of his unit and at the same assess the tenants' by impression and presentation. Even this method is not foolproof as some are very well articulated and neat when in front of others but only god knows what a living pest domestically he/she is within the 4 walls. Nowadays, landlords are picky as they are playing safe. On the Eastern side, some only target air stewardesses!

I am currently experiencing this bias, 4 out 5 house , I enquired.. I received response as We don't prefer Indians, Irony is we hardly cook at home..

At the end of the day, It is your house , you can do whatever you want. Just because of one family, Generalizing entire community is the clear definition of bias with lame excuses of curry smell. Also there are local favorites which has curry too like curry noodles, prata with curry etc and more fried and oily stuff, which we dont eat much.

Actually, the Singapore Government should be blamed for not passing a harsher bill to condemn racist individuals. The best punishment methods for those racist people is not just jail term.
The Singapore Government should:
1. Revise / amend Section 55 of the Penal Code to include suspects who have ill intent to wound the racial harmony in Singapore.
2. Issue warrant of arrest for the racist individuals to be detained indefinitely (without trial if necessary) at a secluded location with maximum security.
3. If convicted in court for inciting hatred towards other races or religions, the offender must be made mandatory to surrender his/her passport and permanently banned from leaving the country.
4. The offender is required to broadcast an international apology (live video) to the race(s) or religion(s) he/she had insulted.
5. Singapore Government must register the convicted in the criminal system as both "traitor" and "enemy of the state", stripping his/her citizenship, regardless of whether he/she was born and bred here in Singapore.
The above punishments will allow the racist people dwelling in Singapore to reflect back their heinous crimes done.
Tenants can pick houses they wan to stay and landlords can choose the tenants they want to rent. It is fair and square deals !

Honestly why are people making such a big fuss about racial issue? This has been going on for generations or centuries, there will always be stereotypes, bias etc. Everyone will definitely have such encounters in their life regardless of the country they are living in or whatever race they are. Malay, Chinese, Indian or other races. Anyone can be racist, it's just minorities vs the majority at the end of the day. To ask the majority of chinese in Singapore to be accommodating towards other race is highly unlikely, there will definitely be chinese being biased against a certain race. Just like going to school, tell me how often do you see a group of malay hanging out with another chinese? Malay may be the minority but they can be racist too, the majority can't speak up sometimes because of racial issues like this. My daughter's best friend when little was an Indian girl. Her friends remain multi racial with one staying with us due to parents issue. Some Indian Landlords may have have bias against Indians too for their condos. This is an economic issue. We have rented out to Indians.

Singapore government need to fix this problem. Since many aren't willing to rent out to certain ethnic group. Perhaps the government can have reserve some property to rent out to Indians.
The causality of racial bias boils down to simple supply and demand. The rental market at the moment is strong and Landlords have confidence that they can get the tenant profile most suited to their preference. If vacancy rates are high, we will definitely hear less about these occurrences as the upkeep for owning a house for investment is quite high if u consider the loan interest, maintenance, and conservancy fees.
I understand that tenants may feel discriminated but I feel they should not take it personally and instead start their home search early (3-4 months in advance of move-in).
In countries like the US, there are laws that allow landlords to require the tenant to provide them even more stringent checks such as their monthly income, criminal history, credit check even past landlord's testimonials of the tenant. In Singapore, our checks are more for regulatory purposes such as complying with applicable laws for entering and staying in Singapore. Landlords here typically do not ask how much u make but will make an assumption based on the job u declare.
My advice to Landlords is to see renting out of your house as a business and like every other business, there will be unforeseen expenses such as cleaning and restoration. There is no hard and fast in selecting the perfect tenant who will take care of your house as if it's their own. Factor in fair wear and tear over the time period u intent to rent out and do not be too stingy on trivial matters which can be resolved at reasonable cost in comparison to what u stand to receive in rental income in long run.

Rental is nightmare, especially if you are sgporean, single and homeless. But, even then cannot ask people who own the property to not have preferences.
It's the government's duty to alleviate the housing market and allow rental market to singles who are singaporean, i mean they can give rental to everyone but single working adults who can pay for a one room flat with no need for subsidies.
But then we are forced to look around outside. So cannot blame the landlords, their house their rules, we also cannot ask them to be punished for having racial preference. The right questions to ask is, why aren't government rental places out there for singles?

If you're renting out your property but you live somewhere else, you shouldn't have any preferences. There's nothing affecting you. If you're afraid of curry smell staying permanently, that's an easy fix. Smell don't last forever. There's alot of solution for curry smell that can be fixed in one day.
If you're living in the same space as the renter, it's okay to have preferences. In the end, you are living in the same space with different lifestyle. However, do not judge their lifestyle through their race. Ask them specifically if have those lifestyle.
It's affects future sales or when u old and decide to move back and find it in shit condition.
