Good question! And the true answer is yes, no, and I don't know all at the same time. 😂 I know that sounds ridiculous but here is the more detailed explanation. Yes there are typically some lots within each neighborhood that are 1/4 acre or more especially the neighborhoods with the larger custom homes. However, there are no neighborhoods in Babcock currently where all lots are that size. And I do not know if they will develop any neighborhoods with exclusively larger lots. I can tell you that it is quite rare to find master planned developments of any size where the lots average 1/4 acre or more in Southwest Florida. Now, if you don't care about the amenities that you get from communities like this and just want a bit more space between the homes, there are plenty of other cities that offer 1/4 acre lots and if you want larger lots than that but in the area of Babcock there is acreage property all around it as well as in some of the other cities as well. Ask carefully about hospital coverage, Lee Health is contracting their hospital bed size by half when they close their Fort Myers hospital and replace it with a farther away, half size unit. It's a long way to help from the middle of nowhere.
Thanks for the comment. Yes this is an important consideration. Lee Memorial isn’t closing until 2027. The new hospital will be open before it closes and yes temporarily Lee County will have fewer beds until the next phases of the new hospital are complete however what you didn’t mention is that HCA Fawcett hospital in Port Charlotte which is only a few minutes further than Lee Memorial from Babcock has just completed a major expansion significantly increasing its capacity and with the significant number of smaller urgent/emergent care facilities that have opened in the past couple years, it is much less necessary to go to the actual hospitals for many treatments and the overall number of beds to treat patients when including those facilities has increased drastically and access to them has gotten much better as they are spread all throughout the area now rather than being only at those few select locations.
My team and I cover all of Southwest Florida. I do spend quite a bit of time in Babcock Ranch because I have many friends and clients that live there already and that are interested in the community but I do not live there myself but very close. Why do you ask?
