Home Buyers Only Care About ONE THING NOW...

- A LOT has changed in the past 10 years when it comes to the priorities of today's homebuyer. In the past, the VAST majority cared about the location of the property. Not anymore. Today's home buyer has a much bigger priority, affordability!

The problem in Missoula will solve itself once winter arrives. Winter in Montana is not survivable in a tent. The authorities will be removing corpses from those tents. (I’ve lived in Missoula on and off since 1997)
Most likely, the homeless will accept bus tickets to California, Oregon or Arizona rather than freeze to death during a Montana winter.
I don't know I live in VT our homeless keep coming back every year despite our winters being brutal.
Been in Missoula my whole life. Your sort of right. When winter comes a few leave. But only to return in the spring time. I'm in my mid 50s. This last winter was in the top 5 of the worse that I have seen. If I was wealthy I wouldn't stay here in the winter time.
Send your homeless here to LA, we wont even notice
These ridiculous price increases are rampant. Check out your ceral boxes. They shrank. Less for more money.

I'm so glad I bought my last FL property up until two years ago - all cash. My first one was 10 years ago. It only costs $500 a month to run w/ everything (property taxes, home insurance, utilities, etc.) The second property, only $600 which is a rental that goes for $1,300 month. I positioned myself where I can just stay. I live close to Pensacola Beach, Orange Beach, Perdido Key. I wouldn't sell for anything. Where would I go? There is no way that I could give this all up and go anywhere else and pay less. Love your vids Michael. Wow, I remember when you only had 65,000 subscribers. You're now up to 103,000??! Awesome.
Hi Mike, My wife and I lived in the Sacramento area for a long time. We absolutely loved it. Really really loved it. The weather and outdoor activities are second to none. We are both originally from the deep south. Both our jobs are fully remote and we recently had our first kid. In Sacramento, home maintenance and cost of living and income taxes were taking everything we had even with close to 180K combined income. We owned a very small 40-year-old house. Crime and homelessness were disgusting and out of control. In 2021 we decided to move closer to family. We are now in the Florida panhandle where we have a bigger brand new house, no income tax, and no debt besides our small mortgage. It's great living here besides the heat of the summer. With that said, we miss our California lifestyle every single day even though in many ways we are so much better off now. We hope to save a ton of money and move back to northern California in the future. Since you are currently in Cali, are you still considering moving there? Do you think it is worth the extreme cost? Thanks Mike, I really enjoy your videos.
Do not know which area did you live while in Sac, is it south Sac? My R/E agent says the market is picking up this year. I think the housing prices prices are insane. A small house near midtown sold for 500k is considered cheap and there are multiple offers. Of course it depends on the area too.
Lately I heard that medical professionals love to work in CA because of higher pays. The save up money then return to their home state to buy a house of their own. Smart!
The Med Center is expanding big time. The nearby Oak Park will feel the pinch even more so. Some will be priced out of the area they call home for a long time. Good and bad.

Yay ANOTHER Californian in Florida... Just great. So excited🤮
@@mrs.f8611He clearly stated he was from the South originally.
My husband and I left Sacramento in 2016 because we started to see the area deteriorate. We couldn’t move out of state because of my husband’s job so we moved up to Shasta County. Some of the same issues with druggies but not quite as bad. We sold our small home in Sac for a good profit and built a much bigger home on a little bit of land backing up to a nature preserve. It gets hot up here but so does Sac. We don’t plan on retiring here though God willing.

Homeless are camping out all over Austin. Been going on for awhile after the city council became very "progressive." Plus, house prices there in Austin jumped more then 50% in 2 years. Some serious inflation + rich people moving in from California.

There use to be the old hotels in cities that were flop houses where a guy with a drinking habit and pension could live . Those old hotels and twenty unit old brick buildings have been remodeled or just torn down and replaced by a 150 unit building .Downtown Missoula is a chic city now and high end restaurants line the streets . No more flop houses to be found . Thanks Michael , you are the gold standard .

I HATE to do two comments but I have to add this about FPL and their special offer putting in a level 2 charger in your home for your electric vehicle. Make SURE you check w/ your homeowner's insurance before you do anything like this. With much in the news about electric vehicles starting on fire, that actually could be a fire hazard and if your property burns down as a result of anything like this, I don't know. Just like solar panels. Homeowner insurance companies are starting to cancel policies on homes that have these panels because they jeopardize the integrity of the roof. Homeowners aren't checking in with their insurance in order to get approval. Just because FPL is making this incentive offer doesn't mean that it's ok with your homeowner's insurance. Just a heads up.
Fact!!
Very good point!!!!🙌
Also maybe check with your homeowner's insurance about your gas vehicle catching on fire and burning down your house - since that happens more often per car than electric vehicles (Hybrids are 3.4k fires per 100k vehicles, gas are 1.5k per 100k, and electric just 25 per 100k). GM just recalled 40k gas vehicles due to fire risk and told owners NOT to park the car in or around structures.
I feel safer having an EV in my garage than a gas car
@@damp_squidWhy is there always that ONE person who will shoot down something that is given in order to help? I don't get that. I said what I said because it is the truth of what insurance companies are doing now. I've not heard of one insurance company canceling home insurance due to a gas car in a garage. The reality is that EV's are new. There are dangers being exposed regarding them. All I'm saying is to check w/ your home insurance before you take advantage of the FPL offer. That's it. And by the way, here in Florida, there is potential salt water when flooding. Did you see the recent video of an EV starting on fire after being caught in the flood waters from Hurricane Idalia a few weeks ago? Who's to say that can't happen if your EV is sitting in the garage and it gets flooded from a storm? The insurance companies will factor this in. Just a heads up. You do you.

A good amount of the homeless people living in California actually came from other states. California has perfect weather and it doesn’t get cold. Just makes California look bad. Who wants to be homeless in the Philadelphia winter?
I don't. Rather be homeless in Calif or Florida or Oregon. Plus Calif, and Oregon you get free drugs, shoplift for your income, tents on street, all not a crime anymore

Start looking up videos about Philadelphia's homeless. Homelessness is a nationwide problem. Senior citizens were forced to move into their cars 20 years ago. They couldn't afford the rents. They were told they could go to low-income housing. But they had to give up their beloved pets. They chose to live in their cars. Senior citizens are cute cuddly kids. No one's heart is breaking for them.
I follow a lot of that. Things are much worse than the MSM talks about. The homeless, addicts, seniors, and the mentally unstable are all outdoors. The nation is failing.
Philly has turned dirty, dangerous, and deadly.

Location doesn't matter because of the very low inventory, and good well known locations, good weather and good schools will be an eye catcher for plenty of buyers and those with lots of money to bid will win the war.
Location always matters. #1
I honestly don't care how valuable the property is. Owning a home isn't about the resale it is about stability, safety and physical/financial security for you and your family. All fixating on resale value had done of way over inflate prices. I hippie the market crashes so hard that no home will sell for more than 60k. This correction had to happen for society and the economy to become healthy.
As for the 9th circuit should be shrunk. California should be on its own. We can create new circuit for the rest of those states.
Missoula is a liberal city in a red state, dem free gibs attracts the homeless druggies and alcoholics. At least we have harsh winters and many will go home or south.
The more land a region has available the cheaper the houses, these housing crises only exist in coastal Florida, New York City, and Southern California, I own a house 25 miles from the average city and I’m living pretty good.

Just get some solar panels and water collection system to live out in the desert. Kern County had land at 2k an acre near a water supply. And if you look hard, you could do better. All you need is a power line and internet. Just don't get stuck with large acreage. Desert land may be worthless but a small lot is fine. Starter home.......not planning to stay till the Son Rides. Look for green trees on goog earth. Green trees means they get water. Poco agua aqui?
Will Missoula still have a homeless problem come winter? I cannot imagine riding out a Montana winter in a tent!! 🥶
Invalidate the 9th circuit as they creating a seriously bad health issue due to the trash and sewage.
Where is the 9th circuit jurisdiction ? Yep! It covers Ca. OR. Wa. Az. Ha. Etc. most are democratic run states.
On Homelessness it's a real catch 22... many like to blame the issues on someone's 'personal choice' to be a drug user, or a drinker, but it's more complicated than that. All of us have been at a crippling decision point.. do we ask for help so we can make it another day, or do we refuse and keep trying desperately to solve it ourselves? After speaking with several homeless and struggling people, I have a better understanding. It can all fall so fast.
Inflation is not an issue for Visa MasterCard, because they take a percentage of each sale, and that dollar take increases as the prices increase with inflation so their pricing is self correcting
Location is still 95%+ the value of a property. Don't believe me? Take one of those Bay Area $10 million houses and relocate it to Kabul, Afghanistan. New price $500k, if that.
Drugs and homelessness go hand in hand.
They make charging systems for large parting lots that cost significantly less per spot if you install them in every spot. The HOA would need to collect $600-$1000 dollars per spot. Most drivers would save that money in fuel in a year, but the cost of the cars is an issue too obviously. The EV transition will pick up once cheaper EVs show up, right now everyone has their cars priced as luxury vehicles (except the Chevy Bolt, which is a sub compact and how many Americans buy those?)
18:18 That's not a long time to charge your car--assuming you sleep, it'd be full every single morning. As an EV driver, level 1 (just plugging the included mobile adapter into a standard wall outlet) will work for most people who live in a city without even needing to bother with level 2.
Courts do not make laws they enforce them or find them unconstitutional witch seems to be the most used phrase.

People expect way too much nowadays. I bought my home 25 years ago in a lower income class area. I had to fix things and add to the home. A few houses smoked pot everyday to the point it wafted down the street. I stuck it out, stayed, mowed my own yard, kept my home up, worked, took care of my son and now it’s worth 4 times what I bought it for. People really do not know how to sacrifice anymore.
Pot is one thing, fentanyl and cocaine and meth quite another.
@@nancysmith2389 true! But I’m not sure why you went that direction … to Hard drugs
My household income is around 150k and we can only afford a $280k home at today's market stance. So I'm not sure how others are affording 400k on the same income we have. We would have to have our cars paid off, our credit card paid off, my student loan paid off, and hope to God we don't incur any more medical bills in order to afford $400k. I know for a fact these folks do not have their cars and credit cards paid off, and I know they definitely wear designer clothing and go out to expensive restaurants. So my guess is: these people either have $200k+ household incomes, or they are so far in debt they will never make it and will default at some point, or they have both the $200k+ income and they are up to their eyes in debt.
Same, make around 135k and was looking at 300k houses max..
@@TioMogi Im in the same neighborhood, but you can't get anything here for $300k unless it's a 1BR condo. Fix uppers start at $400k and go up significantly from there. Anything actually nice is $600k and up.
I can say it’s even out of touch for people who are not in debt. I have zero, excellent credit, 20% down and if I purchased a home it would be $500-1000 over what I pay in rent. Right now I’m saving that in a high yield actually making money. Most don’t have the money, they are house poor all for the sake of saying they own a home.
It’s just math and is based on your debt to income
@cookingwithadamkahnandlixu2718 so with zero other debt, you can afford $400k, at least on paper. That's quite a stretch and what percentage of people have zero debt?
People moved west living in covered wagons, and the Apache hotel chain was overcharging so sheriffs let it slide. What's the difference in poor folks living in a van down by the river? A van is a covered wagon.
