There is a way for a foreigner to "buy" land in the Philippines. Shell oil company is proof of that. What you should have said instead, is never buy land in the name of a Filipina. That's a can of worms even if she loves you dearly. Her family doesn't. Leasing land is a terrible Idea unless you lease from a corporation. If you build a house on leased land from an individual, you are signing your death warrant. The absolute best way to "buy" land in the Philippines is to start a corporation with several churches and a great real estate attorney. That way you can own 40 -49% of the corp depending on its structure. You can then lease the land from the corporation. You will get your share and the churches their share. The advantage of that is the churches don't want to kill you to gain control of the property and you can bless the churches which are mostly very poor. You can also stipulate that the attorney will hold shares in trust for either your wife or your kids at a time in the future. And lastly, don't get legally married to a Filipina unless you already bought land in her name. Instead enter into a legal partnership agreement with her. The courts their absolutely uphold them if both partners had legal representation. Divorce is coming one day and expats will experience the same kind of courts as in the West but with far worse outcomes. If you bought land in her name without being married and she tires of you, you will be booted from the property. Just don't buy land through a a Filipina.
