I can never understand why tree town never seems to get crowds , its a nice area and always has a good vibe and reasonable priced beers ? One thing that is a bit of a turn off im guessing is that each bar doesn't have a toilet and you have to leave if you need it and im guessing for a bar owner it must be harder to keep staff there as they have no rooms above the bars to provide accommodation for them 😢
@@J.mac35 I have a great business idea. I'd open a really nice toilet complex near every popular soi and drinking area. No more than a one minute walk when you needed a dump or a pee. I'd charge 100 baht per dump and provide really nice clean facilities.
I had a few beers in the Buzzin Lounge in September , nice atmosphere , I shook the great man’s hand and told him how much I enjoyed his videos , he seemed quite shy , but he was very polite , keep up the good work Trev , very informative videos .
I don't know you personally but I have seen a lot of your videos over the last couple of years people trolling you even made a Facebook page just to ruin your reputation and still you just keep getting on with it and living your life in my book that takes a lot balls and resilience fair play to you

Tree Town could be great, however the problem with it is Noise! and when I say noise I mean music! the bars play their own music so loud it can be heard in neighbouring bars so all you end up with is a massive Din. If bars got together and played the same music at a sensible level I think it would vastly improve the place.
I visited your bar in tree town it was like an empty nightclub with the lights on. Remember discos at the local workingman’s club and they call time, the lights go on and the atmosphere goes dead, say no more.
I've owned any businesses including restaurants. I tell people get two full time jobs (70-80hrs a week) and work them both for 2 months. Thats how owning a bar is. Decide if you can do that for a few years

Some of those rents are absolutely ridiculously high , no wonder so many places went under during Covid. Can't imagine the prices in Bangkok, could you one day talk a bit more about what as an owner you have to pay your girls as a basic salary or do they work purely on commission and tips ?
In Thailand there is a minimum wage law which is about 10000 baht per month. It varies slightly from province to province.So you have to pay at least that much to be legal. I know some bars that do not pay their girls the legal wage but the girls are ignorant of the law and do nothing about it.On the other hand many bars pay well above the minimum for example soi 6 and many gogo bars.
I admire everything you have achieved. I definitely plan to visit and Buzzin Lounge is top of my visit list. I don't feel the urge to try and open a bar myself

I would love to find a way to make money here but I definitely wouldn't do the bar thing. I think location is most important, then you also have to provide something different to separate yourself from the rest. You seem to have something good going on, and downsizing was probably the best thing for you, as bigger is not always better. You forgot the most important thing, Tree Town wants stupid key money, the dome bar you showed used to be Angeles and monsters she was paying 200,000 key money every year that takes the rent to 97,000 a month.

In my opinion there are 2 ways of spending money in Pattaya (don't take it literally). 1. behind the bar as an owner. 2. in front of the bar as a guest. I prefer the 2nd. choice. Of course there a many profitable bars, but for a new one, you need a new concept, lot of good girls, a huge amount of money and tons of luck.
Its pattaya the competition you would face opening a new bar there would be enormous! How do you get customers? How do you advertise ? Where do you get the staff? It all sounds like a big gamble to me!
I totally agree. If I was to open a bar there, I would certainly have a few tricks up my sleeve. The problem is that whatever I would come up with would already been tested... twice. It takes a VERY unique person to make it work.
Hi Trev, great stuff on Discord, I really like the pics of your ladies. The interviews with them on TH-cam are great, too. You did not tell anything about the cost of staff and ladies, how many people you have on your salary list, or all the other monthly costs. Opening a bar is like opening any other business, it is a risk and a lot of work, not something I would do when I will retire.
I knew the owner of a bar on soi 13/2 , Wankie Tankies ,sadly Carlton passed away in Jan .He had been running that bar for over 15 years he advised me never to open a bar in Pattaya .His bar made money from hosting daily / weekly darts matches held there and all the loyal customers and friends .
Trevor, you are spot on about being your own brand. Your success is linked to you in no uncertain terms. If you have great day to day management like Beer then that is a load off and part of that success. When i'm next in town it would be impossible not to think to come and see you ! :)

You're showing some very large premises here Trev that would need a LOT of customers to fill. Far better to start with a small bar in a popular soi. Something like Bunker bar on New Plaza.

You will find a croud of people from all over the world and it will be an alternative game to Dart and pool. What do you think?
Who the hell wants to open a bar there after you been working for 30 years already in your own country? Why take all that risk and stress? Each to their own but I will be living off my investments if I go there or wherever and perhaps work a little either part time or online, stress free. Operating a business where you do not have 100% control is a HUGE risk, but I am sure there are those who are determined to lose their life savings, please enjoy.

That Rotunda Bar in the middle of Tree Town has never done well, the Bar itself is too big and takes up half the floor space. It would make a good food Venue if it was opened up and filled with tables, and surrounded by Food Carts or stalls. The same goes for the next one down, would be better as a Thai Food Venue. Its the Terminal 21 Strategy, good cheap food brings in the foot traffic who then shop around after eating, but at those rent prices forget it, they will stay empty. BTW your Video's "Bring the Boys to the yard" so to speak lol, very clever.
Known a few bar owners always hussling for customers ,bagging other owners lot of jealousy involved , seems a hard way to make a buck to me only good for the crims to wash some dirty cash .😂

That VW camper cocktail van on the very corner of Tree town been the busiest bar for ages , nothing special, no staff no girls just sit there plastic chairs and tables with a drink but customers seem to love it
Is that the one outside candy club, I sit there for hours drinking and watching the world go by, get there about 2am when the girls start finishing at the bars and go for a drink there it gets a great atmosphere.
There is still a gap in the market for a proper sports bar. Most of them refuse to put on the sport that you are interested in and only show generic sport. There is no excuse for this in 2024, as you can get live coverage of nearly any sporting event in the world. All you need is an internet connection.

Im guessing the very low metal roof that makes it very hot is a big factor. Similar type bars on beach rd are much cooler.
I think you bring up the valid points. Also it gets so so noisy too and each bar is open air so all the noise comes in which makes it hard to talk

I pay my girls a salary as well as commission on drinks, they work on a 10 Day agreement

From what I’ve seen you need regulars. Some of the more established bars like boss bar have a hard core of regulars. New bars struggle

Who the hell wants to open a bar there after you been working for 30 years already in your own country? Why take all that risk and stress? Each to their own but I will be living off my investments if I go there or wherever and perhaps work a little either part time or online, stress free. Operating a business where you do not have 100% control is a HUGE risk, but I am sure there are those who are determined to lose their life savings, please enjoy.

That Rotunda Bar in the middle of Tree Town has never done well, the Bar itself is too big and takes up half the floor space. It would make a good food Venue if it was opened up and filled with tables, and surrounded by Food Carts or stalls. The same goes for the next one down, would be better as a Thai Food Venue. Its the Terminal 21 Strategy, good cheap food brings in the foot traffic who then shop around after eating, but at those rent prices forget it, they will stay empty. BTW your Video's "Bring the Boys to the yard" so to speak lol, very clever.

Known a few bar owners always hussling for customers ,bagging other owners lot of jealousy involved , seems a hard way to make a buck to me only good for the crims to wash some dirty cash .😂

Could just open in the daytime for people staying in places that don't have pools. 100b for the whole day. Similar to the old pool on top of Mike's shopping centre. Could also have a bar ( no glass though) and freelancers..

Your 100thb is not gonna cover expenses like DJ, pool, staff, furniture etc, even if beers were at gogo price levels.

That VW camper cocktail van on the very corner of Tree town been the busiest bar for ages , nothing special, no staff no girls just sit there plastic chairs and tables with a drink but customers seem to love it

Simple but effective
Is that the one outside candy club, I sit there for hours drinking and watching the world go by, get there about 2am when the girls start finishing at the bars and go for a drink there it gets a great atmosphere.
There is still a gap in the market for a proper sports bar. Most of them refuse to put on the sport that you are interested in and only show generic sport. There is no excuse for this in 2024, as you can get live coverage of nearly any sporting event in the world. All you need is an internet connection.
I-Rovers, Witherspoon's, Dynamite are three venues who I know will put your sport in if available

Worst ever business to invest in Thailand is a beer bar nothing but stress, problems & all together will drive you outside of Thailand! To those who have done it & still running it fair play to you, but i wouldn't recommend it to anyone ive known & heard sone awful stories from ppl i know who have suffered or still suffering....best to go their as a customer pay the bill or of you score a gal & bounce
