In the photos of your home construction, I noticed there were no king studs, jack studs or headers at the door and window openings. Is that typical in Bz home construction?
There are headers on all the doors and windows. The king and jack studs are a different story. This is how most all Mennonite homes are built. There are braces put inside under the windows before the insulation and sheet rock is done. Belize doesn't have the building codes that the US does. You can have your house built to any code you desire here.Thanks for watching 😁
@kevinstewart8705 not sure about the R value but for the walls it was the 4 inch insulation you would use in the US. The roof insulation is made for metal roof and diverts the heat outward from the house, it's about 1/4 th inch thick with a silver coating.
These companies that do these movable houses typically build crappy houses and there are building codes that these companies don't follow ,give 2-4 years and your house definitely will have warped roof walls and flooring , I have General construction company here in belize , and have fixed between last year and this year about 8 different homes. Floor releveling and roof repairs ,

The wood built are excellent until someone put a flame to it; that's why where ya live and what you doing has got to be put into your decision. Wood is more forgiving; much more breathable. It has a bigger maintenance of keeping the bugs out. Concrete has other problems; less maintenance of bugs but if it shifts, ain't no fixing it cheaply. We live on a two story porch which is a hybrid between concrete and Covintec. Much blessings your way.
We and the neighbors are considering building ADU's and thanks very much for the information. If we go with who you have recommended, we say where we heard about dem.Let me clarify: ADU's for family when dey here ahn when dey not, rent it locally.

New rules change everything. 15 years ago, I used to stand on the pier in Consejo and know that there were more vecinos right in front of my face dan all the marketing to the US and Canada.

If you have a car or truck to trade in Clayton will coordinate it with a dealer and get you a home delivered set and skirted in no time at all .

Was it more expensive to have the house built on site versus having them build it at their factory?
