Price OK. But it is not looks 400yrds, if 400yrds area open space, garden will be get more. if park 2 cars walking moment is tightly.
Incase 400 yrds plot area only 2 parking and gendrel path area given, it is uselss. in the 400 yrds max 200 yrds building construction is enough. In the 200 yrds easily get 4 bhk, theater room with additional facility.

Why is land 85k there. For no reason… if anybody invests even it the land price becomes 150000 rupees in the next 10 years then there is negative returns on the investments especially comparing with 8-10 percent Home loan interest rates. And for this property rent yield will not even be 1% of the EMI or interest we have to pay each month.
