Based on what you said, Mr Holt didn’t sell the property yet, he just transferred it into his business entity; which is definitely a sound business move, especially if a person has multiple properties.
If it’s an investment property, that means he did it to pay off investors if he had any. He obviously wasn’t able to sell it and he didn’t lower the price price so there’s obviously an issue.

The housing market isn’t friendly statewide, but mortgage rates are slowly coming down which means there will be more buyers in the marketplace. Basically, he had the property financed with either hard money or private money to purchase & renovate. These type loans have much higher interest rates (18-30%) than a conventional loan but is easier to get based on the property spread. The fact that the house didn’t sell fast means he was still paying those high rates & the term of his loan is up (28-36 months). So he did a quick claim deed to his LLC, which I'm sure he worked with Maurice to build business credit for. Then, he refinanced using his business credit. Thus paying back his investors and getting a much cheaper payment for holding cost due to a lower interest rate. Now he should probably airbnb it or corporate lease if the area is conducive to that.

Based on what you said, Mr Holt didn’t sell the property yet, he just transferred it into his business entity; which is definitely a sound business move, especially if a person has multiple properties.
If it’s an investment property, that means he did it to pay off investors if he had any. He obviously wasn’t able to sell it and he didn’t lower the price price so there’s obviously an issue.

Hey there, I don’t pretend to know about Mr Holt’s financial picture, but I do know there are many who choose to place properties under LLC/Inc’s. The housing market isn’t friendly statewide, but mortgage rates are slowly coming down which means there will be more buyers in the marketplace. If I recall he did build that house, but the comps in the area will definitely have an effect on what he gets for it whenever he sales it. He has options no matter where he legally houses the property. I’m all for all of them soaring and pouring back into their community. Peace.

I think he needs money and couldn’t get the loan in his own name. It was sitting…he couldn’t sell/rent it…only got 50-60% of value…once he fails to make timely payments they’ll foreclose.

Martell is going to go to jailI. Isn't this the same house that he lied to some people from California and said he was a builder. They give 62,000 or more build a house. Only to find out that Martrll put the house in his name. They were going to court over the money and Martell files for bankrupt. I hope he knows they can still sue his LLC company. That's a dumb move you already got interested on the loan and turned around and borrowed money on money 💰 you're asking for trouble because you got to pay off both loans because if don't you still can lose the house
Basically, he had the property financed with either hard money or private money to purchase & renovate. These type loans have much higher interest rates (18-30%) than a conventional loan but is easier to get based on the property spread. The fact that the house didn’t sell fast means he was still paying those high rates & the term of his loan is up (28-36 months). So he did a quick claim deed to his LLC, which I'm sure he worked with Maurice to build business credit for. Then, he refinanced using his business credit. Thus paying back his investors and getting a much cheaper payment for holding cost due to a lower interest rate. Now he should probably airbnb it or corporate lease if the area is conducive to that.
