He never tells any negative points about dew though I am sure he is knowledgeable enough to know these negative points and positive points of other areas thus acting a bull for gurgaon dew & bear for other rival areas.

Residential project comparison is a must as you buy 1 or 2 properties only; giving movies' comparison with residential property is totally a wrong example as one can see 12 movies in one month. As an expert, one must be in a position to predict future residential projects and thereby giving proper advice whether to buy property in present launch or it is worthwhile to take some risk and wait for future residential projects, 10% wrong calls should be acceptable (read risk management). Whole game is of predicting the future and real estate experts should be able to do just that.

From a rate of 14000/sq yd, that is, 250 sq yd plot of 35 lacs is now not available in 1.7 crore and should touch 2 cr within Diwali, another 8 months or so in a rising cycle, i.e. around 80000/sq yd, half of new Gurgaon sector 95 rates and same as reliance MET plots which are in Jhajjar district and which are no match to Hsvp plots, specially when pataudi Rewari Expressway is underway full swing cutting through kmp and Dwarka Expressway. I predict crash within 12-18 months time. So it will be difficult to exit at such high levels and one wud sell cheap in desperations. Market is surely heading towards correction. There is lot of negative views on MF / equity Vs Real estate but people forget that in MF / equity , exit is easy and one can roll as many times getting equivalent returns what RE wud earn in 2-3yrs period. Yes I agree pichle 2 saal me sab gadhe ghode bhaage hain but that doesn't mean that juice is gone. I wholeheartedly believe in his vision that Gurgaon will do wonders in the next 3-4 years when delivery timelines will start across projects. The micro markets be it DXW, be it Golf Course Extn, be it SPR, all will give very good returns in the timeline of 2-4 years from now. I believe if you've jumped in Shapoorji holding it will give you amazing returns in the years to come. I have invested in SPR and I'm just holding it too.

24k/sqft is a very big amount and very few people can afford such rates. But those who can they will better buy Shobha even at 26-28k/sqft. So it will be difficult to exit at such high levels and one wud sell cheap in desperations. Market is surely heading towards correction. There is lot of negative views on MF / equity Vs Real estate but people forget that in MF / equity , exit is easy and one can roll as many times getting equivalent returns what RE wud earn in 2-3yrs period. The bull run what RE saw in last one year in Gurgaon Is one of kinds it won't continue like this for ever

@@kapillakhwara it takes time in real estate not everything's gonna give humongous returns instantly within 4-6 months. Yes I agree pichle 2 saal me sab gadhe ghode bhaage hain but that doesn't mean that juice is gone. I wholeheartedly believe in his vision that Gurgaon will do wonders in the next 3-4 years when delivery timelines will start across projects. The micro markets be it DXW, be it Golf Course Extn, be it SPR, all will give very good returns in the timeline of 2-4 years from now. I believe if you've jumped in Shapoorji holding it will give you amazing returns in the years to come. I have invested in SPR and I'm just holding it too.
